The villa is perched on the side of a hill which rises above the extensive plains of the Casiglion Fiorentino area of Tuscany. From the gardens and the fenced pool there are great views over some urban area and the flat valley beyond.

On entering the house there is a comfortable living area with a working fireplace. This area leads onto the large dining room with wooden table that seats 8 for dining indoors.

From the dining room there is access to a large kitchen which is fully equipped and includes gas hobs, oven, dishwasher, fridge/freezer and microwave. It also has a second table for indoor meals. Off the kitchen is a small store room.

Also on the ground floor is a second sitting area which has SAT TV, CD player and a video machine. From this living area there is access to a double bedroom on the ground floor that has glass windows leading to the garden. Some stairs from one of the sitting areas lead up to a bathroom with a hydromassage tub. The stairs then continue onto the first floor.

At the top of the stairs there is a third sitting area which also has a working fireplace.

From here there is access to a small hall off which there is a small second kitchen which has a door to the upper gardens.

This little kitchen is fully equipped and includes a small fridge, oven and gas hobs. There is also a table for 4 people.

From the hall there is access to two bedrooms and a bathroom with shower. To the other side of the lounge there is another small hall which provides access to a bathroom with shower and two bedrooms.

One of the bedrooms has a small terrace which overlooks the neighbouring villa. The fifth bedroom is directly accessed from the lounge. Passing through this bedroom there is a bathroom and a second kitchen, which has door to the upper terrace and gardens. Off the kitchen is a sixth bedroom.

There are two double bedrooms, two twin bedrooms, a single bedroom and a bedroom with a three quarter bed (120cm x 190cm)which can be used as a small double.

The twins can not be made into a double. There is a single sofa bed in the villa and a baby cot in one of the double bedroom.

Within walking distance, 1km, from the villa there is a simple pizzeria. 3km away in Castiglion Fiorentino there is a train station from where there are direct trains every hour to Florence and Perugia both within about one hour train ride and to Arezzo only 10 minutes far away.

Within walking distance from the villa it is possible to visit the medieval castle of Montecchio Vesponi.

The villa is well positioned between Arezzo and Lake Trasimeno and it is ideally located to visit Tuscany and Umbria. Perugia airport is only 1 hour drive from the villa.
