Bellaluce is a traditional stone built house, which was completely renovated in 2003. The makeover has been done in a very sympathetic manner, keeping many of the original features, yet bringing the property up to date and providing all the expected modern comforts. The original farmhouse was built on this plot around 1000 AD, although the current house is much later. It was also at one time a Benedictine Monastry which is why there is the church attached to one side of the building. The area itself has been inhabited for far longer than that, it was during the renovation work that a Roman cistern was found.


The large inviting swimming pool is positioned in one corner of the garden; it is completely surrounded by fencing with a gate for safety. The paved pool surround is furnished with sun loungers, chairs and umbrellas.


The pool is mainly rectangular in shape with an extra section in the top left hand corner where the internal steps lead down into the refreshing water. From the pool and garden you have far reaching views across farmland to the rolling Umbrian hills in the distance.




This is the ideal holiday home for large groups of friends or families with a range of ages wishing to holiday together, yet still have some privacy whilst being part of a larger group.
The property has three separate apartments and a detached cottage. The three apartments are located in the main building and the cottage is located opposite the main house. The main building is divided into two floors, with the largest apartment sleeping up to 9 persons occupying the first floor. The ground floor is split into two separate apartments each sleeping 4 persons. Each of the three apartments has its own private garden area with table, chairs, sun loungers and umbrellas. The separate cottage has a private terrace with dining table and chairs.


The largest apartment on the first floor is reached via an internal staircase. Next to the staircase on the ground floor is a communal room with dining table and chairs, sofa, fireplace, and a computer with internet access.

The stairs lead up to the front door, which opens into a stunning lounge with high beamed ceiling and terracotta tiled floors. Furnished with comfortable sofas, armchairs and a small circular dining table with four chairs, the main feature of the room is the ancient oversize stone fireplace. This is the hub of the apartment and from this room doors lead off to all the other rooms.


To the right is the first of the double bedrooms, this is a corner room and has two windows both of which have great views. The room also has a large triple wardrobe with matching chest of drawers and side tables.


Next door is the fully equipped kitchen which has fitted units with oven, gas hobs, dishwasher, fridge freezer and washing machine.  There is a traditional wooden dining table with six chairs and a brick wood burning oven.
To the left of the lounge is a corridor off, of which are the remaining three bedrooms and the bathrooms. The first room on the left is a bathroom with shower, WC and basin. Next door is an attractive family bathroom which has a full size bath with hand held shower, WC and basin. Next to this is a lovely twin bedded room with beamed and tiled roof, wardrobe and chest of drawers.


Opposite this room is the triple bedded room which has a high vaulted beamed ceiling with matching twin beds and a wardrobe. A wooden open staircase leads up to the mezzanine level where the third single bed is located.



The final bedroom next to the triple is the master bedroom which has a wooden ceiling and matching wooden furniture. The ensuite bathroom has a WC and basin.

The two ground floor apartments are either side of the entrance to the first floor. The apartment on the right opens directly into an open plan lounge/kitchen/diner with terracotta tiled floors and walls with some exposed brickwork. The lounge area is comfortably furnished with sofa, armchair, TV with DVD player arranged around a lovely old stone open fireplace.


A circular dining table with four chairs separates the lounge from the kitchen area. The fully furnished kitchen has modern wooden fitted units, with fridge freezer, gas hobs and dishwasher. A separate unit houses a built in cooker.




A door on the right gives access to the outside area which has a rose covered gazebo with dining table and chairs, from here you have views across the gardens to the swimming pool.

Next to the kitchen is the family bathroom with full size bath with hand held shower, basin and WC. Both the bedrooms are on the left off of the main living space. The twin bedded room is adjacent to the bathroom and has matching twin beds, a large built in wardrobe and matching chest of drawers.



The main bedroom has an ornately carved wooden bed with matching chest of drawers and side tables, and wardrobe.
The second apartment is on the left hand side of the building. Again the entrance opens into an open plan lounge kitchen diner. The apartment has terracotta tiled floors and wooden ceilings with beams throughout. The lounge area has sofa with matching armchairs and TV with DVD player. A dining table and five chairs divide the living space with the kitchen located at the far end of the room.


The fully furnished kitchen has units along one wall with built in oven with gas hobs above and a dishwasher. A further set of units to the left house a fridge freezer. In the far right corner is an old fashioned stove. A door to the left leads to the outside, which has a rose covered gazebo with dining table and chairs.



Both of the bedrooms are located to the right off of the living area. The first bedroom is a twin bedded room with ensuite bathroom with WC and basin.



The master bedroom is next door and has a double bed, chest of drawers and wardrobe.  The ensuite bathroom has shower, basin and WC.
The separate individual stone built cottage is located opposite the main building. There is space for parking in front of the cottage which is all on one level and has been adapted for disabled use if required. The front door opens directly into an open plan lounge/kitchen/diner and has tiled floors throughout. The lounge area is simply but comfortably furnished with sofa and coffee table arranged next to the open fireplace. The kitchen area has fitted units along one wall with an oven, gas hob and fridge, and there is also a wooden dining table with four chairs.


To the right of the kitchen area is a small corridor which leads to the bathroom which has a shower, WC and basin. Further along the corridor are double doors opening out onto the private terrace which is covered in climbing roses and has a dining table and two chairs. The door to the bedroom is off the lounge area, and has a double bed and a wardrobe.

Outside, the large communal gardens are mainly laid to lawn with a variety of mature trees and shrubs. The owners have placed large terracotta pots throughout the grounds which are planted with brightly coloured Mediterranean flowers. The Roman cistern that was discovered during the building works can also be seen in the garden.




There is a 13th century chapel attached to the left side of the house which has lovely 16th century frescoes inside. 




The chapel is still consecrated and at the end of July each year there is a service held to celebrate a local religious festival.

The property is surrounded by farmland and has spectacular seemingly endless uninterrupted views across the countryside.
The owner of the property has installed environmentally friendly solar panels on top of the car parking shelter. These create enough power for the house, the generators for the swimming pool and garden and all of his farm.




The house is ideally located for day trips to Florence, Rome and Orvieto as well as discovering the smaller local towns and villages.





There is a restaurant within walking distance of the villa - 350mtrs.


The separate individual stone built cottage is located opposite the main building.
The air-con is only available in the cottage and it is charged as extra by consumption.

The pool may occasionally be used by members of the owner's family

Pool Info



The large inviting pool is set in the right hand corner of the grounds. It has a paved surround furnished with plenty of sun loungers, tables and chairs. Internal steps lead down into the cooling water which has a maximum depth of 1.45 metres. The shallow end is 1 metre increasing to 1.45 metres at its deepest. The pool is open from mid May to September.

The swimming pool measures 12 metres by 6 metres with an extra 2 metre section in the top left corner where the internal steps are located. There is a wire fence surrounded the pool area with a gate for access, so that the garden area is safe for children to play in.

Nearest town

The nearest town to the house is Lubriano which is only 1 mile away. Here you will find all the basic essentials at the mini market, butchers, greengrocer and bakers. There is also a post office, bank and a selection of bars and restaurants. For a greater choice of shops and restaurants the larger town of Bagnoregio is approximately 3.5 miles away.

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
