The large infinity pool located on the south side of the property is the ideal place to swim, sunbathe and relax taking in the wonderful views. The property is surrounded by a well maintained formal garden and terraces with Cyprus and olive trees, fruit orchard and vegetable/herb garden. This flows seamlessly into the Italian countryside all around.

The owners have recently restored the building using only local Umbrian craftsmen who have retained much of the original fabric of the house, and have only used traditional local building materials to reinstate the villa. Inside, the property is spread over three floors and unfolds over three separate areas, two of which connect internally if required. As a brief summary the overall property includes 8 bedrooms (most ensuite), 3 kitchens, and 5 ‘living’ areas.

Finished to a very high standard with top quality fixtures and fittings, the interior has been furnished with antiques and collectables from the owners travels with some stunning modern features and up to the minute design ideas. The ground floor houses a grand double height entrance hall. A separate TV/music entertainment room with plasma TV and top of the range surround sound system (as well as Sky and Nintendo Wii), including a selection of DVD’s and CD’s for you to use, is a great place for the children/teenagers to gather while the adults have their own time.

There are two double bedrooms on this floor with an interconnecting bathroom. One of the bedrooms has a freestanding roll top bath in which to soak up the views.

As part of the owner’s “suite”, the Case Privata on the first floor also includes another kitchen, living room and outside covered dining portico furnished with outside fire place. This Casa Privata must be hired only as part of the entire house if required. Both the ground floor and the first floor have stone or terracotta floors with under-floor heating throughout.

The second floor of the main house has a further four bedrooms (3 doubles and 1 twin) with oak flooring, each with its own ensuite bathroom (or adjoining bathroom in the case of the twin). The twin room also doubles up as a children’s dorm and can take a further two beds if required.

The bathroom adjoining this room includes a double shower and an animal’s trough where up to 4 people can line up to brush their teeth! The master bedroom is located on this floor and has a large four poster double bed, ensuite walk-in shower room and freestanding roll top bath from which you again have fantastic views across the Italian countryside.

The Casa Private has a bedroom “suite” on the top floor also including a private terrace. Caidominici is also very well equipped outside. Well maintained grounds provide a wonderful area to relax in, and for those who are more energetic, as well as the fantastic swimming pool there is also a full size tennis court and ‘competition size’ bocce court.

Directly from the property there are miles of hiking and mountain biking (4 bikes at the property) trails providing a perfect way to enjoy the rolling hills and unspoiled views.
