Vista Rocca is a high quality villa in a small hamlet perched on a Chianti hill with breathtaking wide-open views. Although part of a larger building this Tuscan villas provides a wonderfully peaceful location to relax and enjoy the surrounding countryside.
The car park leads up to the simple garden with an English lawn and a few plants. This simplicity provides the perfect retreat to enjoy the fantastic views that open out across the valley. San Gimignano and the Tuscan hills beyond can be seen on clear days. Going up to the villa there is a stone paved terrace, furnished with a large table and chairs for 6 and shaded by an umbrella.
Off the terrace are two entrances. The first is a set of four wood and glass doors which lead into a stone walled room. When opening these doors the room becomes one with the garden, providing the ideal location to relax on hot or windy days. Inside there is a wooden table dining with four white, comfortable chairs and against the back wall is a small sitting area with a double wooden, cushioned sofa and two armchairs in the same style.
From this room there is a door to the main house. The large open plan living room and kitchen can also be accessed from the terrace. The room runs the length of the terrace and has several big curtained windows that look out to the terrace, which let in plenty of light. Together with the white furnishing these make the room bright and welcoming. On one side is a triple sofa and a double sofa around a fireplace, ideal to warm the cooler evenings.
In the centre of the room is a large oak table with six comfortable dining chairs. While against the back wall is the pretty, modern kitchen units which have wood work surfaces. The functional kitchen has a lovely island unit with the induction hobs. There are also two ovens and a microwave, fridge with a small freezer and dishwasher.
Off the living room is a small curved corridor, which provides access to the two bedrooms and a toilet. The first of the two bedrooms is up a couple of steps, it's is paved with a light wood floor. This modern room has twin beds which can be made into a double on request. In one corner is a curtained wardrobe and dressing area. Next to the bedroom is a bathroom with shower.
The double bedroom is at the end of the corridor. It is also a modern room which has been created to provide a warm atmosphere filled with movement. Like the rest of the villa the room is a tasteful mix of modern furnishings and old Tuscan character. Here, like the main living areas, there is the traditional Tuscan terracotta tiled floor and ceiling of wooden beams and terracotta tiles. In the room is a low double bed, an armchair and a decorative piano. A door provides access to the garden. Some steps in the room lead up to a balcony which overlooks the bed. Below the balcony is a spacious walk-in wardrobe, and a large bathroom. The bathroom is beautifully tiled with travertine and has a large shower with mirror, a big window looks out to the front garden and views.
Near the car park and private to Vista Rocca there is a small laundry room and a barbeque with pizza oven. From the barbeque area there are the open views to enjoy while cooking.
The pool and lakes are about 100m from the villa.

Location: Cornia

Cornia is a small hamlet of 5 villas perched on the edge of a Chianti hill. From it's dominant position there are incredible, open views of the valley below and onto the rolling hills covered in vineyards, forests and olive groves, dotted with Tuscan stone estates and villas.
The property has a beautiful pool with full sun. It is located above the hamlet buildings and is surrounded by two small, pretty lakes. From the pool there are the same wonderful views over the hills, the towers of San Gimignano can even be seen on clear days.
There are other properties neighbouring this little collection of Tuscan villas, and it is well positioned near several wine estates, Castellina in Chianti and Monteriggioni. Siena is also within an easy drive, making Cornia an ideal base. The entire hamlet has been well restored and has simple, well maintained gardens with pretty lawns and roses.

Pool Info

The fenced pool is located at a higher level than the hamlet buildings, several steps lead up to it. To one side is a pretty English lawn perfect for sunbathing while the stone paved deck is dotted with sunbeds and umbrellas.
From here this an incredible, open view over the hamlet buildings onto the Chianti hills covered in vineyards, olive groves and forests. San Gimignano can be seen in the distance while enjoying a refreshing swim.
The pool is 6x12 metres, 1.3metres deep and open from May to September.
On either side of the pool, completely surrounded by a fence with gate, are two lakes. One larger than the other. The smaller lake is filled with fish and it's possible to do some fishing, bring your own equipment. The larger lake has a small sun bathing area with a little wooden jetty. It is possible to swim in this lake however it is deep, approximately 6 metres.

Pros La tranquillité des lieux, l'équipement parfait de la maison, la possibilité de courrir dans les environs. La visite quotidienne des chatons faisait des heureux dans la famille. La cheminée est un charme supplémentaire.
Cons Tout était parfait! Il était tard dans la saison mais la météo était encore très clémente. Une pompe à chaleur pour la piscine et elle serait utilisable jusqu'en novembre...

Pros Very well appointed villa and extremely comfortable double bed + nice cotton bedding.
Very clean newly laundered sofa covers and well equipped kitchen. Comfortable sun loungers + beautiful views. Good laundry room. Good log fire. Efficient heated towel radiator in en suite bathroom.
Cons Directions. We got lost for half an hour once we had reached it! Nowhere did it state the house was called Vista Rocca and no signs to it. Directions were misleading, at top of hill should have been told to bear left by car park and then right, NOT right at top of hill.
Local attractions Enjoyed visiting Castellina - good shoe shop. Lovely walks in vineyards. Good Trattoria in Square. Well placed to visit Sienna.

Pros We like albeit love everything about Vista Rocca at Cornia and will not hesitate booking again. Sabina and Paulo are extremely nice and welcoming people.
Cons Just a couple of points... Certain neighbours have dogs and every now and then we found the dog(s) in the garden and unfortunately had to clean up dog mess (not ideal when you have 3 children). The dogs access the garden via a hole in the hedge that separates the villa from the shared car park. in addition, the bed for my wife and I needs some (repair) attention as the slats come away from the frame - this happened at least 4-5 times (and we're not overweight people).
Local attractions I'm a keen amatuer cook so practiced my Tuscan cuisine. However, we have been coming to Chianti for several years and we enjoy Pizza Pie in Radda. It's very much a less is more place, but we love it.

Pros The incredible views from the front of the house over the valley were amazing - watching the birds dive and soar, watching the sunsets.
The accommodation was very spacious, with high quality fixtures and fittings and a well-equipped kitchen.
We had sun on the terrace and lawn most of the day and also enjoyed some time by the pool, which was beautifully clean and surrounded by lakes full of fish.
Cons The road up to the villa was a bit daunting in the dark on the first day! Luckily it was re-surfaced whilst we were there, and was then much better!
Local attractions The market at Panzano on Sunday morning was great - with our supplies from there, a trip to the wine shop and meat from the wonderful (if a bit scary) butcher we didn't have to shop again until Thursday. Castellina is very close and a lovely town to wander around. We very much enjoyed the ice cream shop and the adjoining wine shop. Siena - always a treat! Lunch at La Bottega de Lornano (very close if you take the direct route) was really nice, excellent local food and very local wine.

Pros Zeer comfortabel huis, prachtige ligging.
Cons Het laatste weggetje ernaartoe is vrij pittig (slecht wegdek).
Local attractions -Restaurant Sassolino in Panzano: het enige restaurant dat open was op tweede kerstdag; heel gezellig en knus! Lekker eten (en goede wijn: Chianti Classico van het wijnhuis Panzanello, iets buiten het dorp). -Restaurant Le Panzanelle in Lucarelli, op de weg naar Radda in Chianti: ook knus, gezellig, en goed eten. -Il Vescovino in Panzano (aanrader van Jamie Oliver!) helaas was dat gesloten toen wij er waren.....

Pros The main reason for booking the villa was the decor of the villa, it looked simply gorgeous from the website photos, and once arrived, we had the same impression. It is a beautiful house, cosy and comfortable too. We also liked the friendliness and availability of the host, Paolo.
Cons We liked everything.
Local attractions San Giminiano was by far our favourite place, it is a must see! Castellina in Chianti is also nice, so was Montalcino, Siena and Firenze. Restaurants: La Torre Restaurant [hubby had a 1.2 kg Bistecca Fiorentina and it was delicious!] Mostly enjoyed shopping at Coop in Castellina Scala and cooking lovely meals at home.. wining and dining by the fire place!

Pros The 270 degree views of the Chianti countryside are beautiful. The patio and pool make it a pleasure to enjoy the outdoor scenery.
Cons The isolated location limit the opportunities for walking and exploring; activities require use of a personal vehicle.

Pros Die Wohnung war sehr grosszügig und insgesamt sehr gut ausgestattet. Sehr schöne Bäder,gepflegte Aussenanlagen,traumhafter Blick über typisch toskanische Landschaft.
Cons Eines der Schlafzimmer liegt unglücklich zur Nachbarwohnung und ist deshalb Lärmbelästigungen ausgesetzt. Die Anfahrt auf den letzten Metern ist abenteuerlich(Schlaglöcher,sehr steile Auffahrt)

No, for fire and safety regulations, and insurance purposes, the maximum number of people indicated on the description cannot be exceeded.
NB: anyone aged 2 or above counts towards the occupancy of the house.

- Can we order a cot and / or high chair?

- How much does heating cost in Italy?
Heating is very expensive in Italy. Most properties charge heating by consumption. Please make sure on arrival you are shown the meter so that you can check your spending. Here you can see how heating is charged at your villa.

Once your balance payment has been received you can access the directions from your account.

- Can we book a weekly stay not arriving on Saturday?
From June to end September, it is not possible to change the arrival/departure days. In other seasons it can be considered only for last minute bookings and at the owners discretion. Please contact us for more information or if you have a specific request.

- Are pets allowed?
Villas which allow pets have an icon with a dog. Please check the description page of your villa for the icon. If pets are accepted this is normally limited to ONE dog per booking, please contact your agent for any questions. Some properties have extra charges for pets, make sure you check the extra charges here for pet charges.
