Comitissa is found in the hills above Lucca in a peaceful location with beautiful views across the valley and Abetone mountains beyond. The house is an old restored hay barn extended to make a large family home and is completely private.

Built on a slope Comitissa has two floors both accessed from ground level, all of the rooms of the house face the direction of the valley views and with the open aspect of the house there is a vista wherever you turn. In the grounds there is a large pool with good views.


The upper level consists of two double bedrooms, one twin and a single that converts comfortably into a twin and three bathrooms. The simple and comfortable furnishings allow for ample wardrobe space.


The large main bedroom was once the hayloft and has an en-suite bathroom with tub. There are large windows with typical thin terracotta bricks across protecting the room from the sun; this rustic finishing on the window makes the room shady while still allowing you to enjoy the magnificent views.


The lower floor consists of a kitchen and an open plan lounge area with large fireplace and dining area and a WC. The old stone walled room has four sets of double patio doors that open onto a huge terrace and views beyond giving the room a bright and open feeling.


The terrace is part covered and part open and decorated with seasonal flowers allowing you to enjoy the open views and peace and quiet of the valley. The terrace leads down into a mature garden with sloped lawns, the property has a boarder fence.

To prepare your Tuscan meal you will need a Tuscan kitchen and La Comitissa has a typical country style Tuscan kitchen. The centre piece is a large fire place for grilling meat on the glowing embers of the oak wood fire, there is ample dining space here in addition to the main dining area.


The riverside town of Aquilea, is about a 4km drive through dense woodlands, down a steep but quiet country road decorated with elegant villas of a bygone age. Here you will find a grocery and a café.

There are wonderful walks in the immediate vicinity of Comitissa and within a 20-minute drive you can access three National Parks and the craggy hills and mountains of the Abetone Alps while, for a complete contrast, you can get to the coast in just over an hour. For cultural interest, the town of Lucca is only about half an hour away, while Pisa and Florence are within easy reach for a day’s outing.

Just below the villa, the crystal clear swimming pool of La Comitissa sparkles in the sun. It is ideal for passing a relaxing day under the Tuscan sun while admiring the wonderful views of the forested hills.




The pool is surounded by sunbeds and umbrellas, to one side there is a covered pergola with a table and chairs for outdoor dining.
It is 10 x 5 meters and 1.20 to 1.70 meters deep, open from June to September.

Pros very spacious. lovely views. good and clean pool facilities (not heated). owner was extremely helpful when we had a difficult personal problem, way beyond any expectation.
Cons Very little really but may not suit some. electricity cut out sometimes, but I think this is not unusual in Italy! The access drive is very rough, narrow and has steep side drops. The location is tricky to find - as this website says, do not rely on sat-nav.

Pros We have just returned after two fantastic weeks at La Comitissa. The owner Raphaella before arrival had texted me various travel information and was on the other end of a phone to translate when we arrived if necessary. We were greeted by Gabrielle who is so warm and welcoming and although she speaks no English we managed to have a basic conversation.

The villa is large and airy and has this rustic charm about it. The views from the master bedroom are stunning to wake up to, especially when you open up the windows and look across the hills and valleys beyond. The kitchen is a cook's dream and has everything you could ever need to enjoy the fantastic food and wine available locally (nearly forgot but there's also fresh herbs growing just outside the kitchen door). The villa remains at a nice temperature even on the hottest of days.

The garden and pool are well maintained. The water was warm and crystal clear and this was where we spent most of our time basking in the Tuscan sunshine. Again the views from poolside are excellent and if you hear the crickets early in the day you know it's going to be hot.

We would definitely go again and would like to thank Raphaella for the local information he gave us.
Cons If i were to nit-pick the only down side would be the road up the villa can be challenging as it has some tight hair pin bends and narrow stretches.
Local attractions Lucca is a lovely walled town which we visited on market day which was quite lively. If you are going to eat there I would recommend eating just outside the centre. We had lunch for 23 Euros for the four of us. Ponte A Moriano has the best pizza place ever! From the front it looks like a tiny shop but as you walk in there's a restaurant to the rear which was cheap and the food to die for. The butcher's over the road was great meats and cheeses. If you have children the Geletaria on the corner is really yummy. If you going to Pisa there is a petrol garage 100m away from the tower and costs three Euros for the day. I would say pre book your tickets as we had to wait five hours to climb the tower but well worth it. Our favourite day trip was to Florence which was about one hour twenty minutes drive. If you use sat nav to get you to the city centre there are plenty of garages to park but around 30 Euros for the day. There is so much to take in from the architecture, the shops, museums and works of art it takes your breath away. We took a horse and carriage tour to get the most of our short time there but you would need several days to really explore. For food shopping the biggest supermarket is Esselunga in Lucca and has everything you need. But we still like to go to the small bakers, butchers etc to get the best produce that the locals buy.

Pros Loved the well equipped kitchen, the manicured garden and the gorgeous pool. La Comitissa is spacious and inviting and has everything you need. We also loved the German shepherd who was a regular visitor!
Cons The access road is a challenge but all part of the fun.
Local attractions Riding bikes around the walls of Lucca.

Pros A beautiful villa in a lovely setting. The rooms were very comfortable and the living space gave our group of 8 plenty of room to spread out. We enjoyed dining on the terrace and down by the pool. The pool was also lovely at the end of a warm day of sightseeing.
Cons We could have used more wine glasses.
Local attractions We loved Lucca and ate at several good restaurants there. We also visited Cinque Terre and Frattoria Sardi Giustiniani, a vineyard in Lucca.

Pros We waren met een extended family - drie echtparen en 4 (kleine) kinderen in diverse leeftijden. Het huis is hier heel geschikt voor; ruime kamers en overal sanitair. Daardoor een goede balans tussen samenzijn en privacy. Ook het mooie terras en het ruime zwembad lenen zich hier goed voor. Het is een mooi gelegen huis dat prachtig is ingepast in het landschap. We waren het er allemaal over eens: it is even better than the pictures.
Cons Extra (voordeur) sleutels zouden gewenst zijn.
Local attractions restaurant La Volpa ligt op een paar kilometer verderop in de heuvels in een middeleuws landhuis met een mooi uitzicht richting Lucca. Eerste klas kaart en mooi terras, met alleszins redelijke prijzen.

Pros La vue sur les montagnes au loin, les collines auprès, les arbres.
Le calme : on se sent isolés sans l'être vraiment.
Les soirées sur la terrasse, au soleil couchant, puis sous les étoiles filantes.
Le jardin joliment fleuri mais sans excès : le parfum des gardénias sur la terrasse.
La maison très agréable, parfaitement équipée.
Cons Il ne faut pas avoir à travailler : la connexion Internet est très aléatoire, et ne marche jamais aux heures où on en a besoin. Le chemin d'accès est plutôt chaotique mais on s'y habitue.
Local attractions La visite des "villas" lucquoises, et celle de Lucques. Et puis Florence n'est pas si loin.

Pros het uitzicht, het zwembad, de heerlijke keuken. gewoon een heerlijk huis om vakantie te vieren.
Cons Het is ca 6 km van de bewoonde wereld af, niet makkelijk als je s`avonds uiteten wilt, de weg terug is het laatste deel zandpad en heel donker.

Pros Beautiful and peaceful location. Gabrielle and Luciano (who is a modern day alchemist with his attention to the water quality of the pool) were delightful. Neither speak English and our Italian very basic, but we got on very well - and they are warm-hearted people who came in each day to water the plants and attend the pool.

Rafaella, the owner was always on hand by phone should we have any problems - which we didn't really.

VGood and secure WiFi for those who need it. Which is a plus. Forget tv. Only BBCWorld News available other than Italian tv. Take our own dvds.
Cons Not much to dislike. Nearest shop is a supermarket 15 mins or so away - so stock up before you arrive. Unless you want to take on the hairpin bends again - we got pushed to one side by other cars and had a scrape. A welcome pack is on offer. We had a power failure just as it was about to get dark. Couldn't find a torch, matches or candles. Eventually found a few stubs of candles tucked away in larder and a lighter in the pot in the kitchen. Luckily Rafaella was on the end of the phone and then the power returned. after less than an hour it was a local power failure and no fault of La Comitissa. Have suggested a torch and possibly a couple of wind-up lanterns. It's a mountain house so should have some back up in place. Doubt it happens very often though. Some might find the lack of information/instructions for the tv/dvd/receiver confusing - (we managed) but more specific info for the house would be helpful. We did not realise that every bathroom has a special switch to kick in the hot water. Or when the linen was going to be changed. Definitely did not like the hairpin bends. But dealt with them.
Local attractions Stayed in the house - was on a recuperative and research holiday - so an ideal place to do some work and relax. Ventured out to Romanesque churches across the valley and Casteleccio (?) the ruin on the hilltop. Both long hot walks but very enjoyable. No near restaurants.

Pros For the 2013 rentals the owners have bought a new espresso coffee machine, cups, mugs, plates and pans. In the lounge, the fireplace is now functioning rather than decorative - perfect for cooler evenings. The outside walls have been painted and a new table, chairs and sunchairs have also been bought for guests comfort.

Pros The location, lot of space, nearby Lucca, possibilty to sit on the terrace, under the veranda, near the pool, to play tennis at the grass, etc.
Availibility of dishes and cups etc (enough) and towels.
The keyholders cleaned the pool every morning.
Cons The old caffee machine The shower possibilty in two bathrooms is not good. Better to make the shower at the wall in stead of showering sitting in the bath. We missed a walking map of the region, should be handy.
Local attractions Lucca city Car trip in the region, then you pass some villa's and an old bridge. Make a walk near the house, we did it in May, lots of herbs and flowers and visited an old ruin-church.

Pros Excellent position, scenery, views, rustic charm and space. Pool was a good size, very well maintained daily by Luciano and equiped with chairs and beds for all 8 of us. From what we saw it was the best Villa in the immediate area. Remote position as we wanted but knew there were other properties around which was reassuring and made us feel not totally isolated. Comments about the road, journey and finding the property are unfounded. We looked at Google Earth before travelling which takes you at ground level almost to the property and found it straight away with no problem. The roads are narrow and there are many bends, but only 9 hair pins not 14. Only one of these had to be reversed around and we were in a 9 seat minibus, and this was only when there was a gathering aroung the village bar. We found this all part of the remote experience.
Cons The rustic feel was exactly what we wanted, however the property could do with a bit of modernisation. There was nothing that would put us off booking again, but air conditioning or even ceiling fans would be a welcome addition, plus some more comfortable furniture.
Local attractions Pisa and Florence are an hour and an hour and a half away on very good uncongested roads. Both kept us entertained for a day each with many interesting buildings to view. Lucca was great for eating out and not too expensive at all.

Pros The views from the villa were stunning and it was very spacious for a large family like ourselves. The key holders were very helpful and friendly.
Cons The road leading up to it was a hazardous 3 km of 14 hairpin bends, with parked cars. You really couldn't travel it at night. It's the one thing that would stop me going again.
Local attractions Lucca is less than 10 km away, and cycling on the city walls is a must! Large supermarket 5 km away.

Pros Quiet location, stunning views, large rooms and in particular the internal ground floor area and the large covered terrace. The pool was much used. The building itself is magnificent.
Cons Some of the things are beginning to look old, eg the floor rugs, the towels, the rusted towel rail in the master bedroom ensuite, the espresso makers, the chipped crockery, some of the WC/bathroom tiling. The freezer was not great.
Local attractions We travelled further afield most days and did not really explore the restaurants or other attractions nearby.

 Was waren die Highlights Ihres Urlaubs? Der schöne Pool. Der hat auch unserem 17 Monate altem Sohn, der eine absolute Wasserratte ist, total gefallen.
Außerdem die gemütlichen Abende auf der schönen Terasse mit dem tollen Ausblick.
 Wie war Ihr Gesamteindruck der Unterbrungung? Sauber, ordentlich und urig.
Gab es unangenehme Überraschungen? Ja, Ameisen in der Küche. Es waren jedoch bereits bei unserer Ankunft Fallen aufgestellt, sodass es sich in Grenzen hielt.
Haben Sie andere Anmerkungen? TOLL, TOLL, TOLL!!!
Die Toskana hat uns sicher nicht zum letzten Mal gesehen.

 Was waren die Highlights Ihres Urlaubs? Natürlich die benachbarten Städte, aber auch die kleinen Entdeckungen in den Dörfern der Umgebung. Hier könnte noch einiges für die Besucher getan werden. So war es uns z.B. nicht möglich, eine
genauere Karte für Wanderungen zu erwerben, so dass wir uns anfangs die Wege z.B. nach nach Giugliuano oder Domazzano selber suchen mussten. Zu den Menschen: Alle waren außerordentlich
hilfsbereit und höflich. Höhepunkt: Der albanische (!) Besitzer der Bar an der Brücke in Ponte a Moriano hat uns nach einer strapaziösen Wanderung, die unerwartet am Serchio endete, ganz selbst-
verständlich und ohne Bezahlung zu verlangen nach "La Comitissa" zurückgebracht - nachdem er uns mit einem Kaffee und einer Grappa wieder munter gemacht hatte.
 Wie war Ihr Gesamteindruck der Unterbrungung? Ein sehr guter! Das Anwesen ist gut angelegt, wirklich ruhig gelegen und hat einen schönen Panorama- Ausblick. Es ist gut gepflegt.
Gab es unangenehme Überraschungen? Man muss eine wichtige Erfahrung weitergeben: Die Besiedlung des Landes geschah offenbar von den Hügeln aus; jedem Herrn gehört ein Berg. Und so haben die Anwesen auf den Hügeln nur eine Zufahrt,
auf der man klugerweise den Rückweg antreten muss. Über den Hügel hinaus führen zwar viele Arbeitswege in die ehemaligen Äcker und Gärten, aber sie enden dort auch; man kommt auf ihnen nicht ins Tal!

What were the highlights of your holiday? No specific highlights, in general pleasant stay and enjoyed the area, accommodation, food and wine
What was your overall impression of the accommodation?    Fantastic, beautiful place as described, even down to the driveway being a bit rough. No problems though being from the country in New Zealand, and at the end of the driveway a spectacular place, recommended to others already. The hosts were also lovely and friendly, however I would encourage guests to engage with them a bit as the younger one said that many guests just keep to themselves and don't even talk to her when she is around. She is trying to learn English better, so enjoys the conversations with people and recommended the restaurant where she worked for a meal and the food there was brilliant.
Did you have any unpleasant surprises during your stay with us? A couple of days of average weather, but nothing we couldn't solve with a daytrip to Florence and Cinque Terra, between poolside sunbathing sessions

What were the highlights of your holiday? Being in that amazing location in the beautiful Tuscan hills.
What was your overall impression of the accommodation?    Wonderful - the location, the views, the house, the swimming pool (the only thing we disliked was the original amount of chlorine in the water - so we asked the gardener to put less in which he did, thankfully). A truly dream place, we found.
Did you have any unpleasant surprises during your stay with us? Only the chlorine which burned our eyes as we dived into the pool the first evening!
Do you have any other comments regarding the accommodation or service? A wonderful place - we hope we can afford to come back! Congratulations to the owners.
Dimmer lights on the veranda would be desirable, however.

What were the highlights of your holiday? We had magical evenings dining on the terrace , and evening walks illuminated by phosphorescent fireflies amonst the trees and myriads of stars above! We loved our visitis to Lucca and Florence. The journey to Florence by train was more relaxing than having to drive and park!
What was your overall impression of the accommodation?    The accommodation was wonderful, with rustic charm and fabuloues views. we loved the peace and seclusion. We heartliy recommend it!
Did you have any unpleasant surprises during your stay with us? Not so much of a suprise but an unsettling expereince that being the mountain roads and the difficulty in seeing the sign for the villa in the dark! We were supriosed to see a scorpion on the villa all!
Do you have any other comments regarding the accommodation or service? I recommend people arrive in daylight! The hairpin bends darkeness and poor signage best not expereinced in the dark. Not being used to a people carrier meant arrival was a hair raising expereince wich included having to reverse to get round the hairpin bends( We diid get used to it!)

Did you have any unpleasant surprises during your stay with us? unpleasant is a big word, but there were a lot of insects (flying ants) in the pool

What were the highlights of your holiday? Having the peaceful villa to come home to at the end of a day of sightseeing, walking and crowds. It was a lovely quiet spot and beautifully maintained.
what was your overall impression of the accommodation?    The view and grounds were amazing. The kitchen was well equipped. The only negative at all was pillows were not very comfortable for us.
But that was minor in comparison to how great everything else was.
Did you have any unpleasant surprises? No
Do you have any other comments? It was an extra special treat when Frederica brought us the fried acacia her Mama had made after we had asked about the tree.

Nearest town

Aquilea is a lovely and tiny village which is just 10 minutes from La Comitissa and is set on of the bends of the countryroad leading to the house where you will find a small but furnished grocery and a café. The riverside town of Ponte a Moriano is a 4 km drive through the countryside down a steep but quiet road decorated with elegant villas of a bygone era. Here you will find a choice of restaurants (Ristorante da Erasmo, Antica Locanda di Sesto), shops and bars. The closest supermarket is Esselunga in Marlia  (5 minutes from Ponte a Moriano and 20 minutes from the house) on one of the main roundabouts of the SS 12 (Strada Statale del Brennero).
