La Pusterlina Vallecchio is a modern villa on a completely fenced property located a short distance to the large town of Castelfiorentino. It lies on the road between Florence and Volterra, making this property perfect for visiting these towns as well as San Gimignano and the Chianti.
The villa and its gardens boast an incredible view of the hills and valleys of the Florence countryside. In the manicured lawn is a sparkling pool, an ideal place to soak up the Tuscan sun while admiring the wide open views.
The property is composed of two parts, the main house is rented out to guests while the smaller villa is closed when La Pusterlina is rented. This Tuscan villa has a lovely covered terrace below the main villa which is the perfect place to enjoy outdoor meals away from the hot sun or from humid evenings. The terrace is well equipped with a large wooden table with comfortable chairs and a gas barbeque to one side.
The house itself is entered from a smaller terrace which faces the road. On this terrace there is a table with chairs and an umbrella to dine al fresco. Plenty of shade is also provided by the tall trees that surround this part of the property.
Going inside the two sets of double doors there is a spacious and bright living area. To one side of the room are two comfortable double sofas around a coffee table. In the middle of the room is a fireplace for the cooler Tuscan evenings. While to the other side is a dining table which can be opened to seat 8 people.
Passing through a door there is the separate kitchen. This is also a bright and spacious room due to the double doors that lead out to the terrace. The kitchen is well equipped and includes gas hobs, oven, fridge with separate freezer and a dishwasher.
From here there is access to a corridor and the sleeping area. To the left side of the corridor are two bedrooms which have a bathroom between them. The first of the two bedrooms is a double room which can be made into a twin on request when booking. This is a bright room due to the two large windows which look out onto the side garden and to the front of the villa. The room is tastefully furnished with a large wardrobe and a cabinet with shelf space, all in wood and matching.
The second double bedroom is furnished also all in matching wooden pieces which are slightly more ornate than the first. This is also a bright room with two large windows, one looking out to the side of the villa while the other to the back over the pool and onto the views. The furnishings include a chest of drawers, large wardrobe and a mirror. This room cannot be made into a twin. Between the two bedrooms is a lovely bathroom with a bathtub and a separate shower.
Continuing down the corridor is a single bedroom which is simply furnished with a wooden unit that has cupboard space above the bed and a writing desk with chair to one side. This room is best for children. It has a narrow door which leads out to a small terrace. From here there are stone steps up to a roof terrace from where there are incredible views. This area is not safe for toddlers and young children.
Next to the single bedroom is a pretty bathroom with a shower. While at the end of this side of the villa is the third double bedroom. This can also be made into a twin if requested when booking. This room is also furnished with matching wooden furniture which includes a large wardrobe with mirror and a chest of drawers. The window looks out to the views.
All the bedrooms will be set up as doubles unless requested when booking. Two of the double rooms can be made into twins if requested when booking. Room layouts cannot be changed on arrival.

The road that passes in front of the villa is the main road between Florence and Volterra, it is rather busy so traffic can be heard at this property.

Pool Info

The pool is located in a sunny garden which has manicured lawns and a fantastic view of the rolling Tuscan hills and valleys. It's position to the back of the villa and slightly lower provides it with some limited privacy from the passing road.
It is surrounded by a pretty deck of terracotta tiles dotted with deck chairs and an umbrella. Further shade is provided by the large loggia next to the pool.
It is 10x5 metres and 1.2 metres deep with roman steps to enter. It is open from May to October, weather permitting.

Pros We liked the views, the swimming pool and bathing area. The accommodation was spacious and well laid out. The lounge was comfortable.
Cons The main road was very noisy. The steep driveway had pot holes and loose stones which made it difficult for our vehicles to exit onto the main road safely. It was difficult to communicate with the owner on arrival as she spoke no English. The 200 euros retained for the "mandatory" clean is excessive and appears to be a means of increasing the cost of the accommodation. We had to have an additional 200 euros that we simply had to exchange back into Sterling on arrival back home. The electricity supply was not reliable. The first time it failed we were not aware that it was the result of it tripping and called the owner to arrange for an electrician. It tripped several times subsequently - six times in the space of half an hour on one morning. We were provided with only one kitchen hand towel and one tea towel for our party of 4 adults, a toddler and an infant. These were not changed during our stay although a maid attended once in the fortnight, meaning we had to wash and re-use them. Whilst the views were as depicted in the marketing information, they were only visible from outside the property - the main accommodation looked out onto the main road. The half size dishwasher was inadequate for a party of our size. The bedding was inadequate - blankets were too small for the beds and in poor condition. The safety of our toddler was always a concern - not just that the pool was not fenced but also the potential for falling from the elevated poolside and grassed areas. The kitchen was just about adequately supplied but some of the items (e.g. chopping boards) need replacing. The wardrobes had an unpleasant musty smell.
Local attractions We enjoyed visiting San Casciano and Montespetarto where we enjoyed cafes and restaurants. Other attractions within easy reach were Florence. Lucca, Volterra, Certaldo Alto and Siena. All delightful to visit.

We have spoken to the owner regarding the comments on this villa. The owner has replied: The mattresses and frames (springs) were new for 2013 bookings. The beds are antique but are stable. The smell in the bathroom was due to heavy rainfall affecting the drains. The pergola has been deliberately restored as it was. But I assure it has been reinforced and is stable. The bedding is new. Customers can request duvets before they arrive. The refrigerator has been changed. The voltage is normal. Perhaps use of several appliances together caused it to trip. Please take into account that when it rains very violently it may cause the power to trip.

Pros La localisation hors du village : pas de voisins, pas de vis à vis et donc une vue magnifique sur la plaine toscane.
Villa conforme aux photos.
Chambres spacieuses, salles de bain agréables.
Jardin très bien entretenue.
Cons Literies trop mauvaises (matelas ressorts et sommier bruyant) Simple vitrage avec route à 10 mètres de la maison avec beaucoup de passage : mauvaises nuits ++ Manque de certains accessoires : pas de pinces à linge, pas de couteaux à viande, pas d'éponges, mais produits entretiens ok. Pas de jardinier de la semaine : entretien de la piscine fait par nous même
Local attractions Empoli et son glacier sur la place principale Florence à 50 min en train de Castelfiorentino (gare très accessible et pratique) Les marinas à 1h/1h30 du village (attention beaucoup de plages privées)

Pros Sehr nette Vermieter! Sehr schöne Lage des Pools mit tollen Blick über die Toscana! Gute Ausstattung mit u.g. Einschränkungen. Reichlich Platz und Auslauf für die Kinder und viel Platz für alle! Schnelle Erreichbarkeit der Hauptstraßen und Autobahn...da muß man nicht noch Stunden am Abend durch die Berge fahren, wenn man von einem Ausflug kommt...und die haben wir jeden Tag gemacht!
Cons Die Betten waren leider für alle 4 Schlafzimmer eine Zumutung. Dies hatten wir schon vor Anreise auf Grund der Bewertungen der Vormieter angefragt, ob dies wirklich so schlimm ist. Leider wurde dies nicht ernst genommen! Da sollte man unbedingt Abhilfe schaffen. Der Autolärm aufgrund der Schnellstrasse war manchmal störend...jedoch wurde das Haus wohl vorher gebaut...da kann der Vermieter nichts dafür...die Ausfahrt zur Straße war ein wenig schwierig einzusehen...aber lösbar mit Person, die die Straße einsieht und rauswinkt. Vielleicht hilft hier ein Spiegel um den Verkehr einsehen zu können...sonst sehr schöner Urlaub...alles war schnell zu erreichen. Nach unseren Dafürhalten ein wenig viel Chemie im Pool. € 200,00 Reinigungskosten halte ich ein wenig überhöht. Dennoch würde ich das Objekt weiterempfehlen. Viel Spass!
Local attractions Luca, Certaldo, Volterra, San Gimignano, Siena, Florenz, Vinci, Crosseto, Pisa, Livorno, Arezzo, Perugia, Forte dei Marmi etc.und ganz viele kleine Dörfer in der Toscana...man kann überall anhalten...tolle Toscana...kommen wieder!

Pros De grote goed onderhouden tuin met het uitzicht op de vallei.
Goede Kamers. Wifi. Goed zwembad.
Cons De drukke weg die bijna door de voortuin loopt, je kan de vangrail bijna aanraken. € 200,- voor de schoonmaak is behoorlijk veel. De deur van de koelkast sloot niet door slijtage aan het onderste schanier. (doorgeroest) We hebben het provisorisch hersteld, maar aan het eind van de week sloot de deur toch weer niet meer. Wel gemeld aan de nieuwe sleutel bewaarder zij sprak een beetje engels. De Wifi code bestaat uit heel veel cijfers en letters. De sterkte was de hele week matig en het bereik liet te wensen over. Veel keren de tablets en telefoons moeten laten zoeken naar de Wifi Steile gevaarlijke en moeilijke in uitrit. Ondanks deze kleine tegenvallers hebben we het alle 7 goed naar ons zin gehad.
Local attractions De toeristisch plaatsen zoals San Giamignano en Volterra zijn goed te bereiken vanaf La Pusterlina. Wij hebben in de bezochte steden zomaar een restaurant voor de lunch uitgezocht en deze bevielen ons allemaal.

Pros Duży, przestronny dom, wyposażony niemalże we wszystko co potrzebne, piękny ogród.
Cons Położenie przy ruchliwej drodze, hałas 24h!!!!! od przejeżdżających aut, wjazd do domu fatalny, stromy, dziurawy, niebezpieczny.
Local attractions 500m od domu jest pizzeria, pyszna pizza i makarony, ale tragedia ze zrozumieniem, nikt nie mówi po angielsku.

Pros The owner was very friendly and helpful, as was her friend Rosina who changed the beds and towels. The villa itself was spacious, clean and comfortable and the owner had tried to think of everything as it was was well stocked with cutlery, plates and kitchen equipment. The garden was well maintained with lovely views and there was plenty of outside tables, chairs and loungers as well as a barbeque. The bathrooms & showers were a good size.
Cons The biggest problem was the driveway which was short and very steep and exits onto a busy road close to a blind corner with poor views in both directions. We had hired a Ford Galaxy and couldn't get up the drive with everyone in it. To exit, everyone had to run across road to another driveway then look both ways whilst I shot out up the steep drive onto the road when told it was clear! The proximity to the road meant it was hard to sleep- busy traffic starts at 6.30am and lack of double glazing in some windows meant that sometimes lorries & emergency vehicle sirens rattled the windows. The small bathroom had a sewerage smell. The double bed was very uncomfortable; the mattress was placed on a board covered in bubble wrap on top of a metal frame propped on sagging wooden struts! The wardrobes had a very musty mothball type smell & couldn't be used. The pergola in the garden is starting to lean alarmingly. A bigger dishwasher is needed as a half size one for 7 people is too small. For people like ourselves with very little Italian, communication with the owner was a problem and she could help by having a few basic phrases written down in different languages about what she needs to tell visitors.
Local attractions The villa is well sited for visiting various towns in Tuscany and we particularly enjoyed visiting Siena, Volterra, Pisa, Lucca and of course Florence
