Situated in a great location, only five minutes from the nearest grocery shop and close to the centre of Gaiole with all the facilities a large town has to offer. This property is quite unique as it comprises two self-contained apartments, one on the ground floor and one on the first floor. Both apartments are included in the rental of this property.Because of this layout, it is the ideal property for families or friends who would like to holiday together, but would still like their own space. Each apartment has one double bedroom and a sofa bed in each lounge suitable for an extra person or child.

A few metres away from the villa is the wonderful swimming pool. The pool is slightly raised and offers lovely views of the surrounding gardens. There are plenty of sun loungers and parasols available. The pool is protected on one side by a mature hedgerow.

Both the apartments have an open plan living area with a small kitchen with fitted units and a fridge with freezer section. In each apartment there is a small dining table and chairs and the lounge area has a sofa bed and a flat screen TV with some satellite channels.Each apartment has a second bathroom with shower accessed from the living area.




The first floor apartment has a dishwasher and an oven, whilst the ground floor apartment has a microwave oven but no conventional oven.



The bedrooms have double beds with handmade quilts made by the owner, both have hand painted furniture, celing fans and some feature exposed brickwork. The ensuite bathrooms have full size baths with handheld showers, WC and basin.



There is a choice of areas to enjoy eating outdoors at the villa: on the first floor there is a covered terrace with dining table and chairs and on the ground floor there is a private garden area with dining table and chairs.




There is also a brick built barbeque for cooking those ‘al fresco’ meals. And a shared laundry room located under the first floor terrace with washing machine, dryer, iron and ironing board.


The owners live in the main house next door .  They speak both English and Italian and are available to provide you with information about the area or any other help should you require it.

There is a neighbouring rental villa on the estate, however they do not share the gardens or pool.



Mulino di Comporata is only five minutes from the nearest grocery shop and close to the centre of Gaiole.

Pool Info


Situated in the pretty mature gardens is the well maintained sparkling swimming pool. Access to the raised pool is via two stone steps up to the poolside. The pool measures 10m x 5m, with a depth of 1.6m and is open from mid May to mid October, weather permitting.

To one side of the pool is a raised garden which is protected by a hedgerow and furnished with sun loungers. From here guests can enjoy the wonderful gardens while relaxing in the warm Tuscan sunshine. Pool towels are provided at no extra cost.
The owner is an American lady who lives in the main house next door.

Pros 2 separate apartments perfect for two couples holidaying together. Delightful property, beautiful terrace, pool and garden. Well equipped and no shortage of towels etc. Separate laundry room was very handy. Owner very welcoming and gave local recommendations and even gave us food for our BBQ one evening!
Cons The lower apartment had a damp smell
Local attractions We used this as a base for cycling which was great. Enjoyed restaurant La Ponte, also Le Contrade for an elegant dinner (over the road but up a hill!). Great kebabs for BBQ bought from butcher's in town. The Wine bar in town is super. Must sees are Radda in Chianti and Siena, we also took train to Florence . We had been in the area previously so enjoyed discovering small villages on our cycle rides

Pros Die Eigentümerin Sue ist sehr freundlich und hilfsbereit und steht mit Rat und Tat zur Seite. Sehr schöner, sauberer Pool, und ein gepflegtes Gartengrundstück. Das Anwesen liegt schön ruhig und abgeschieden und man ist dennoch in wenigen Minuten im Zentrum von Gaiole. Die beiden Wohnungen sind zweckmäßig eingerichtet und mit allem Nötigen ausgestattet.
Cons Die Bäder sind sehr klein. Das Ausziehsofa als dritter Schlafplatz im Wohnzimmer ist nur bedingt für Erwachsene geeignet. Bei ausgeklappten Sofa ist der Durchgang zum Schlafzimmer sehr beengt. Idealbesetzung sind aus unserer Sicht pro Wohnung max. zwei Personen.
Local attractions Siena ist absolut sehenswert. Sehr schön ist auch Volpaia, ein altes, ehem. Weingut. Dort kann man auch sehr lecker essen und natürlich (wie überall) guten Wein kaufen. Sehr zu empfehlen ist das Ristorante Le Conrade! Diese ist auch zu Fuß vom Haus in wenigen Minuten zu erreichen. Absolut NICHT empfehlenswert ist die Pizzeria gleich rechts unten (noch vor der Fußgängerzone) im Ort Gaiole. Sieht nett aus, der Wirt ist aber maximal unfreundlich und das Essen nicht besonders.

Pros Das Haus, der Pool und der grosse Garten waren sehr schön. Wir hatten eine gute Zeit in der Mulino. Waschmaschine, Geschirrspüler, ja die gesamte Küche war sehr gut ausgestattet und man konnte sofort loslegen (kochen). Sue hat uns herzlich empfangen und wir fühlten uns jederzeit willkommen. Auch Ihr Personal war sehr freundlich und hilfsbereit.
Cons Beim Pool wäre ein zweiter Sonnenschirm wünschenswert gewesen. Auch eine Dusche haben wir vermisst - oder springen immer alle verschwitzt in den Pool? Aber dies ist jammern auf hohem Niveau :-). Ein kleines Manko hat die untere Wohnung. Es riecht ein wenig "moderig". Während des Tages gut lüften war nötig, dann war es einwandfrei.

Cons Proximity of neighbouring villa, did not know that another villa was on the site, only knew of the owners property. Mosquitoes - could do with netting etc on windows and doors. Owners dog allowed to poo any where.
Local attractions Whiskey a go go - excellent beer and very hospitable.

Pros Honestly everything. Sue the owner is so nice and welcoming and so friendly and helpful. the buildings / place / atmosphere is perfect. All four of us said we will go back.

Cons everything.....it was so relaxing....peaceful.
Local attractions loved Siena / Florence / Lucca and Pisa. Each place had something worth seeing and the shops were plentiful. Lots of walking and some nice hills, so make sure you take good walking shoes.please try out the private dining.......with chefs Andrea and or Michela from il_fiasco@hotmail.com will happily accommodate you. The food was amazing and Andrea the chef was so nice, he explained each meal to us and told us a few stories about the area. Also Dypman....i am so glad that we went through your website.....you made the experience less stressful, you have been very helpful and we will defiantly use you again (no question :) ). we tried out all restaurants...all i can say, it's down to personal preference and they all have good food and beer.

Pros Im allgemeinen eine sehr ansprechende Anlage.Der Pool ist in einem guten zustand. Die Schlafzimmer sind sehr schön ausgestattet und die Betten sind bequem.
Cons Die Mauer am Pool ist beschädigt. Der Untergrund, von der Sitzgelegenheit, am Grillplatz ist nicht ausreichend befestigt. ( Steinplatten sind locker ). Das Kücheninventar ist nicht ganz vollständig. ( zu wenig Gläser ). Und es war im Vorfeld nicht ersichtlich dass gleich nebenan noch ein Haus war, man fühlte sich dann doch etwas eingeengt. Und der Check Inn war etwas dürftig .( Keine Einweisung auf die Funktion vom Gasherd )
Local attractions Das Weingut Dievole in Vagliagli ist sehr zu empfehlen. Und die Stadt Greve ist einen Ausflug wert.

The brickwork of the wall at the pool has been repaired and renewed. The terrace has been re-done and pretty flower beds have been created. New glasses have also been added to the kitchen equipment.

Pros Die Umgebung war sehr schön und ruhig. Es war auch perfekt für die Kinder mit einem weitläufigen eigenen Garten und Pool. Die Austattung der Wohnungen war gut und hat für uns (zwei befreundete Familien mit Kleinkinder) vollkommen ausgereicht. Besonders angenehm waren die Deckenventilatoren in den Räumen bei heissem Sommerwetter. Unser Vermieterin Sue war sehr freundlich und zuvorkommend und stand für Fragen bzgl. Ausflüge/Einkäufe etc. auch gerne zur Verfügung.

Pros Optimale Ferienunterkunft für zwei befreundete Familien oder eine Gruppe von Freunden im Herzen der Toskana. Von der Buchung über die Betreuung vor Ort problemloser, professioneller Verlauf, jederzeit empfehlenswert! Das Haus ist komfortabel eingerichtet und bietet für Selbstversorger alles Notwendige an, zur Ortschaft sind es zu Fuß nur ca. 10 Minuten. Sue war immer sofort bei Fragestellungen für uns da und ist eine sehr hilfsbereite, ansonsten diskrete Person. Highlights sind der schöne Pool (wird regelmäßig gereinigt) und der schattige Essplatz vor der oberen Wohnung. Das Anwesen bietet den ganzen Tag intensive Sonneneinstrahlung, es gibt im Garten trotzdem genügend schattige Plätze. Auf Tripadvisor findet man gute, aktuelle Tipps zur Gastronomie in Gaiole. Wir waren sehr zufrieden!

Pros Alles hat uns gefallen. Es gab eine strenge Hausregel "Enjoy yourselves" und die haben wir befolgt. Es gab viel Platz für die Schwiegereltern im Untergeschoss und uns (2 Erw., 7 jährige Tochter, 1.5 jähriger Sohn) im Obergeschoss. Frühstück auf der Terasse mit Blick auf den Pool und den Wald, eine ruhige Gegend, wirklich allesamt wunderbar. Das Preis/Leistungsverhältnis war hier optimal. Für die anderen Gäste, die Küche ist voll ausgestattet und so muss man nichts selbst mitbringen! Wir können die Unterkunft nur empfehlen!

What were the highlights of your holiday? A cooking class.
what was your overall impression of the accommodation?    The accomodation was reasonable. We spent more time than we would have wanted to in the apartment due to the rainy weather. Some of the equipment was not working - ie The tumble drier which was a real problem and the TV which was less of a problem.
The accomodation was transport dependant. We had previously stayed right in a village (Moltalcino) and we preferred that type of accomodation.
Did you have any unpleasant surprises? Not really. We should have paid more attention to our arrival and departure times. We arrive a bit late from the Florence airport and the trip was a bit hairy in the rain. We also left too early and had to get to the airport at 06h30 (left the venue at 04h30.
Do you have any other comments? We would happily deal with To-Tuscany again.

What were the highlights of your holiday? Visiting Sienna, Florence and Volterra. Relaxing days spent by the pool.
what was your overall impression of the accommodation?    Accommodation was lovely. Lots of nice touches such as the complentary wine and toiletries. The place was set in a great area. The owner was very friendly and helpful in offering great local knowledge.
