Poggio della Bruna is set at the base of a hill, further up the hill is the house that the painter Giotto was born in. As a result of this the whole area is under environmental protection, and this is the reason why there are very few houses in the area. The villa has three bedrooms each with its own private ensuite, all furnished to a high standard. This villa benefits from having air conditioning and is perfect for families or couples wishing to holiday together.

The pool is at the rear of the villa, and is screened by a hedge. The pool has a paved surround with the remainder of the area being laid to lawn. There are six loungers and a low table around the pool edge, to one side a large sun umbrella has been placed to shade a table and chairs.

Outside the villa sits in its own very attractively planted gardens, which are completely surrounded by hedging with a large metal gate for car access.

Doors from both the kitchen and the lounge open to the outside covered loggia. This has a table and chairs and a brick built barbeque, perfect for outside dining. This area overlooks the pool and has wonderful views over the surrounding countryside.

The main front door opens into the open plan lounge, which has terracotta tiled flooring and a double height ceiling with large glass doors and windows allowing light to flood in. The room is comfortably furnished with two sofas, TV with some satellite channels, DVD and CD player, the main feature of the room is the large open fireplace.

To the right there is a dividing wall separating the lounge from the dining area; here there is a dining table and chairs, a large wooden sideboard a bookshelf, and a stove in one corner.

A door on the left leads into the modern fitted kitchen. This has an attractively tiled floor, with a built in cooker, separate gas hobs, microwave, fridge/freezer, dishwasher and breakfast bar with stools. The window has a view of the garden and swimming pool.

To the left of the lounge is the ground floor bedroom which has built in cupboards and shelving along one wall, a TV and double sofa bed. A door takes you through to the lovely tiled modern ensuite bathroom with shower and the separate utility room which has a washing machine, iron and ironing board. There are doors from both the bedroom and the utility room out to the garden.

Metal and wooden stairs lead from the lounge to the first floor (please note that these are open tread stairs). Upstairs has wooden flooring throughout. At the top of the stairs there is a seating area, with large comfortable sofa and TV.

To the right of the stairs is the second bedroom, this has twin beds, and a modern ensuite shower room, this room also has great views over the villas' garden and farmland beyond.

To the left of the stairs is the master suite, this consists of a small dressing area, with armchair and fitted cupboards. The bedroom with double bed, wooden wardrobe and TV is through one door, a second door leads to another bathroom with shower. Both the dressing room and the bedroom have windows with far reaching views over the countryside.
