Ragnaia is located about 500 metres walk from San Gimignano. It's the ideal villa to enjoy the medieval Tuscan town and has great access to the Chianti and other sights in Tuscany. The old stone villa has the most spectacular views.
At the of the property there is a lovely pool surrounded by olive groves. It's in a perfect position to enjoy the Tuscan sun while admiring the stunning views across to San Gimignano and off across the hills into the Chianti.
Ragnaia is a typical old Tuscan farm building. It is set up as two independent apartments over two floors, so is great for family groups. Also on the property is stone barn, however this is not rented out.
The top floor apartment is entered up a typical flight of external stairs, with a small loggia at the top. From here the is a single step into the large, spacious and wonderfully luminous living area. This large room with wooden floors and a lovely ceiling with terracotta tiles and wooden beams, is comfortably furnished with a double sofa and a couple of armchairs. Against one wall is a large wooden table seating up to 10 people, to one side is a fireplace and a TV with satellite.
To the left of the room you pass into a large kitchen, also with a wooden floor and tastefully furnished. The kitchen has a large fridge with freezer, gas hobs, an oven and dishwasher. It is well equipped and also has a TV in one corner. There is a table with chairs for 6 people. From the room there are great views.
On the other side of the lounge is the sleeping area, which is composed of two bedrooms and bathrooms. One of the bathrooms is accessed from the lounge, through a laundry room with washing machine and ironing facilities. This bathroom has a Victorian bathtub with clawed feet and a handheld shower. It's bedroom is a spacious twin room, also with direct access to the lounge. The room is furnished with a large wardrobe, chest of drawers and has a beautiful view through the arched window.
The second bedroom is down some terracotta steps. It has a large en-suite bathroom has a sloped roof, it has a shower, sink with Victorian style fittings. The room is a double bedroom. The lovely warm room is furnished with a comfortable bed, big wardrobe, dresser and bedside tables. From the window there are breathtaking views.
The downstairs part of the villa Ragnaia is entered through a large arched door from a small terrace. The door leads into the main living area which was originally the stables. The room has a high ceiling and has a beautiful traditional stone column with terracotta arches. The spacious room is simply furnished with a three seat sofa, a couple of antique sideboards and a lovely fireplace.
Access to the kitchen is through a terracotta arch. The kitchen has a warm wooden floor, with a wooden table and chairs for 6 people. Along the back wall is the cooking area which has gas hobs, oven and dishwasher. There is also a large fridge with freezer, and an open fireplace perfect to barbeque indoors. There is access to the garden from the kitchen.
The sleeping area is to the other side of the living area. From here there is a small hall, off which to the left some steps lead down to the biggest double bedroom in the villa. On one wall it has large picture window decorated by traditional protective terracotta, while a second wall has two big arched windows. These provide the room with lots of light and amazing views, however there are no shutters or heavy curtains on the windows so there is light in the room from early morning. The room has a large wardrobe and a fireplace. The bathroom is next to the bedroom. It has garden access and wooden floors. Inside there is a freestanding travertine bath with Victorian taps and handheld shower.
Returning to the little hall there is a bathroom with a shower. This was once the bread oven of the farmhouse, and has an unusual feature of the toilet and bidet under a little private arch. Two bedrooms use this bathroom. The first is a double bedroom up 7 steep steps. It is a room with a sloping ceiling, which is approximately 1.6 metres at the lowest point. There is a low window providing the room with enough light. In the room is a wardrobe and through a low door, about 1.5metres high, there is a walk-in wardrobe, an average height person can stand in this room.
The second bedroom is down some stairs from the little hall. This is a spacious double bedroom with a high wooden bed and access to the garden. There is a large window providing lots of light. The room is furnished with a wardrobe, chest of drawers and TV.
The garden is simply outfitted with pretty lawns and trees. It has some children’s swings and is completely fenced. The property does continue after the fence down to a little stream. In the garden, behind the villa steps lead to a terrace with a table and chairs to seat 10 people for dining al fresco. This area is dotted with citrus trees and has excellent views all the way across the Chianti and down to the south of Siena and Montalcino.
Most of the villa is paved with wood, all the windows of the bedrooms have mosquito screens and safety bars.
There are other villas not far from Ragnaia however they do not overlook, so the property is private.

Pool Info
The pool is located above the villa, to the right as you enter the property. It is a pretty area surrounded by a pretty lawn and olive trees and with excellent views of San Gimignano to one side and off into the Chianti to the other side.
The pool has a small stone paving around it with sun-beds and umbrellas on the surrounding lawn.
The pool is 9x5 metres and about 1.2 metres deep. It is open from May to September.
Nearest town
San Gimignano centre is about 1km walk away. The town limits are within about 500m, so it is possible to walk into the town for dinner or just for the day. San Gimignano is a lovely town with all amenities, and a fantastic ice-cream shop in the main square.

Nothing really - would prefer more of a modern interior - but understand that what is provided, is authentic Tuscan style
Had day trips out to Florence and Siena - both excellent

The proximity to San Gimignano, ten minute walk to town centre, was great. There is a Co-op supermarket a five minute walk from the villa with parking nearby if using a vehicle. The views from the villa were amazing and the grounds around the villa were neatly kept. There is a pool but we never used it but it would have been nice in hotter weather. It was also centrally located for day trips to Florence, Siena and other Tuscany villages such as Volterra. Ornella, property owner, lived next door and was extremely helpful but never in the way. Fantastic lady!
It has two kitchens but neither one is completely outfitted we only used one so we were able to use pots and pans etc. from both. There are not screens on all the windows and there are biting insects, so just be aware. One of the five bedrooms has two single beds that are better suited for children, they weren't very comfortable for two adults. You are only given one towel each but you have access to a washer or Ornella said she would do laundry for us. Also the driveway and the road into San Gimignano is quite steep which would be a problem for people with mobility issues, not a problem for our group. But you can always drive into town. These are very very minor issues but I thought people should be aware none the less.
San Gimignano is filled with tourists during the day but early morning or in the evening the bus tours are not around and the town is delightful. There is plenty of shopping and restaurants to choose from. Our favorite meal was at Le Vecchie Mura. If you want to sit outside, wonderful views, you should make a reservation. Ornella, property owner, recommended a restaurant next to the Co-op supermarket, sorry can't remember the name, that was also very good. I can't say we had a bad meal anywhere in San Gimignano. There are plenty of wineries to choose from within an easy drive of the villa. The nearby hill town of Volterra is a nice day trip and is less touristy. We had a wonderful 4 hr. cooking class at Il Vicario a five minute drive on the other side of San Gimignano from the villa. Katia and Fulvio were fantastic. I also enjoyed "San Gimignano 1300" a scale model of San Gimignano in the 14th century with the 72 original towers. It was very interesting.

Hébergement de qualité, confortable, très calme, conforme à la description. La maison est idéalement située, juste à la sortie de San Gimminiano. Elle est parfaitement restaurée. La vue est magnifique : d'un coté sur le village, de l'autre sur la campagne toscane. Le jardin est très agréable. Il y a plusieurs terrasses, orientées différemment avec ombre ou soleil.
La propriétaire est discrète, sympathique, et très efficace.

I like To Tuscany, partly because it has a tremendous range of villas, and partly because (unlike many companies) it has an excellent website that provides what you really want when choosing a villa.

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
