Anna Maria is located in the centre of the hamlet opposite the Grotta della Rana restaurant. Privacy is provided through the layout of this lovely villa furnished in a modern style complementing the typical Tuscan characteristics of terracotta floors and ceilings with wooden beams and terracotta tiles.
The main door is an arched wooden door that leads to a tiny porch area. From here glass doors lead into the main lounge area. This large, spacious and airy room with a vaulted terracotta ceiling is comfortably furnished with two identical red leather double sofas around a coffee table and large fireplace.


From here about 10 steps lead to a large bedroom with double bed, dresser and a couple of chairs. The room has access to a terrace. It is completed with an en-suite bathroom with shower.
To the other side of the lounge several steps lead up to the kitchen/dining area. In the centre of the room is the large glass table with comfortable chairs seating spaciously up to 8 people. The kitchen unit is on one side and has lots of work space, a large oven with gas hobs and is fully equipped. The fridge across the room has a wine cooling unit and freezer.
From this room there is access through arched, double wood and glass doors to a garden which is furnished with table and chairs. It is a small garden but excellent to dine al fresco. The pool is a short distance away although it's hidden by the plants around the garden. It overlooks a vineyard but is protected by the other houses in the hamlet.

Off the kitchen is a second bedroom with double bed, built-in wardrobe. The window has a view of the courtyard. There is a beautiful en-suite bathroom with Victorian bath with handheld shower.

From the kitchen stairs go to the first floor where there is a large reception room with a triple sofa and coffee table. Two large windows overlook the back of the property and the garden onto the pool area.

To the right of the room is access to the bedrooms. They are set up ideally for families. The first is a walk through bedroom with one and a half size bed, which can sleep two children comfortably. The room has an en-suite bathroom with shower.

Continuing through this bedroom there is the master bedroom which has a large double bed. The spacious room with a high ceiling also has a wardrobe and mobile air-conditioning unit. It has an en-suite bathroom with Victorian tub with handheld shower.


A perfect villa for families just across the road from a restaurant.


Beds cannot be made into twins. However the walk through bedroom can be made into a twin for children.

The village of San Sano is a step back into thousands of years of history. With less than 100 residents, San Sano is nestled among the vineyard-covered rolling hills of Tuscany. Within the small village, is the property once owned by a local winemaker, and now fully restored into individual villas with every detail carefully monitored to ensure the structures remain authentic and untainted.
San Sano has one restaurant, a small grocery store, and an intimate church with Sunday morning services at 10. This medieval village is surrounded by walking paths, which are ideal for early morning walks and bike rides. The large pool is on the edge of the villas, adjacent to the vineyards. The pool, accessed by ladders, is 14 meters by 7 meters and has comfortable sunbeds in which to relax while catching up on reading. The pool is open from Easter through November.
San Sano has a rich history – just ask any local! They’ll tell you about the “boozy frog” fountain in the small park where neighbors gather throughout the day. Many years ago, a resident of San Sano was a contestant on a game show and told an outrageous tale about how the frogs in his village got drunk from drinking Chianti wine from the bottle. It was such a wild story that he won the contest and with his prize money, he bought the fountain for the community to enjoy.

The villas in San Sano are ideal for traveling couples who want to split their holiday time between wine tastings, relaxing around the pool, walks in the surrounding areas and taking day trips to other villages, and dining in all the great Tuscan local restaurants. One couple may want to explore, while the other couple stays at the villa.

The large pool is situated on the edge of the hamlet, adjacent to the vineyards.  The pool is accessed by a ladder into the shallow end.  The paved surround is furnished with sun loungers and tables.


Surrounded by Mediterranean trees and shrubs the pool measures 14 metres by 7 metres and overlooks rows of vines in the surrounding vineyard, it has a depth of 1.50 metres. The pool is open from Easter until November.

Pros Duży, dobrze wyposażony dom, blisko mały sklepik i restauracja, cisza, spokój, każdy pokój z własną łazienką
Cons W domu jest tyle najróżniejszych rzeczy (potrzebnych lub nie), że ciężko dokładnie sprzątnąć, czasami ma się wrażenie przebywania w starym zakurzonym mieszkaniu :)

Pros On a beaucoup aimé la tranquillité et le paysages. On a aimé l'architecture du village San Sano. On a beaucoup l'emplacement de la villa en face du restaurant. On aussi aimé la grandeur de la villa.
Cons La terrasse arrière aurait besoin d'amélioration. Plus d'éclairage dans la cuisine. Il était aussi difficile de comprendre comment la laveuse fonctionne. Plus d'explication aurait été bon. La connection internet ne fonctionnait pas. Lit plus ou moins confortable.
Local attractions Restaurant Grotto de la Rana. Parc publique et la fontaine de la grenouille. Notre fille a également adoré courir après les chats

Pros Beautiful Setting, lot's of room, very comfortable. This is a Tiny village with convenience store and Restaurant overlooking grape vineyards. Beautiful.
Cons Soot from previous tenant fireplace use and the fact that damper was not operational caused some irritants. Bed in Master downstairs behind kitchen kept collapsing in the middle of night when slats moved! There appeared to be some mold in that room which caused sinus irritant to occupants.
Local attractions Malborghetto cooking class was fantastic!

Pros We genoten allen van een eigen kamer met eigen badkamer, en de ruime keuken en woonkamer was heerlijk voor een gezelschap van 7

Cons De douches waren allemaal eigenlijk slecht! Er kwam weinig water uit de douche kraan, en niet in elke kamer kon je staand douchen! er was ook geen enkele werkende fan in huis Verder waren er meerdere dingen gebroken ( kaatser, stoel, tafeltje boven)
Local attractions Radda in Chianti ( op 15-20 min rijden vanuit San Sano) is een gezellig dorpje met leuke winkeltjes, prachtig uitzicht over de streek, een leuk speeltuintje voor de kinderen en vooral een goede plek voor een ijsje of wijntje ( naast de bioscoop). hier is ook een Coop Supermarkt voor alle benodigdheden én een goed slagersafdeling. In Lecchi, (10 min rijden) hebben we in het enige restaurant heerlijk gegeten. De service was uitstekend, en ze maakte precies wat de kinderen wenste! Goedkoper én beter dan de restaurant tegenover het appartement, die wel goed was! Voor wijnproeven waren we erg tevreden met Casa Al Vento in Gaiole. Ze hebben ook een B&B in Livernano, waar we uitstekend hebben gegeten...wel prijzig!

Pros Everything was exactly as described on the website. The pictures reflected exactly the house, so there was no bad surprises.

The house was excellent, nice, big, comfortable and very well located. The Trattoria right in front of the house is very nice, convenient, and the staff very friendly. There's also a small grocery store.

The swimming pool is very nice; I though it would be like 3 minutes walking to reach the pool but it is in fact a few meters from the back entrance of the house.

The house is very well equiped; the refirgerator is conveniently big.

San Sano is a lovely quite place, with wonderful starry nights!

The keyholder Liz was very helpful and nice.
Cons Not really a complaint but you can hear the people on the Trattoria from one of the bedrooms. Although after 11 pm everything is quiet. You can also hear the people from one of the appartments next to the house; again is not a complaint. I heard them just arriving, opening the door and that's it. Not a annoyance whatsoever.
Local attractions In Gaiole in Chiantti there was several nice restaurants. In Pianella there is a nice family-run pizza place.

Cons A very minor thing, but the courtyard lawn was uneven - some paving or decking under the outdoor table would be helpful.
Local attractions Grotto restaurant across the road for friendly family service, and great food. The kids loved having a run around at Brolio Castle, and the adults enjoyed the wines.

Pros Gute Ausstattung, schöne gepflegte Anlage. Sehr ansprechende Umgebung.
Cons Einkaufsmöglichkeiten sind beschränkt. Ist bei guter Planung aber kein Problem, da für Kleinigkeiten ein winziger Laden gegenüber des Hauses ist. Es wäre schöner, wenn für die Gartenmöbel eine befestigte Terrasse vorhanden wäre. In einem Schlafzimmer war das Lattenrost des Bettes etwas wackelig.
Local attractions Das Restaurant gegenüber des Hauses ist sehr gut. Weiter zu fahren ist nicht nötig.

Pros Appartment ist sehr großräumig und komfortabel eingerichtet.
Alle Utensilien, die man für familienurlaub benörigt - auch für ausgiebiges Kochen - waren vorhanden.
Lage in der Mitte des Dorfes sehr angenehm (andere Gäste könnten sich ggf am am Restaurant ggü stören - Autolärm. Für uns aber kein problem). Landschaft sehr eindrucksvoll.
Ansprechpartner vor Ort hat sich prompt, um all unsere Bitten (z.B. allergiefreundliche bettwäsche) gekümmert.
Cons Schlüsselübergabe schlecht organisiert - es war vor Ort niemand anzutreffen. Erst auf Anruf haben wir erfahren, dass verantwortliche Person gleichzeitig mehrere Häuser im ort übergeben muss. Zunächst mussten wir 30min und mehrere Anrufe in glühender Hitze warten. dann haben wir per telefon schliesslich einen Zimmercode erhalten. Wohnung war bei Übergabe in teilen nur ovberflächlich gereinigt. Z.B. noch Gras und Staub auf dem Teppich im Essbereich. Fussbörden zT nur oberflächlich gereinigt Anzahl der Liegen am Pool unzureichend für die Anzahl der vermitetetn Einheiten

Pros Huis ligt in leuk dorpje. De omgeving is heel mooi. Het huis is ruim en mooi ingericht. Tuin is wat klein maar je kunt er gezellig eten, prima bbq en het zwembad is groot en dichtbij. Fijne ligstoelen.

Cons Terasse bzw. Garten für die große Gruppe etwas klein, Überdachung bei Regen fehlt, wenn man gerne draußen sitzt und draußen essen möchte; Kinderstuhl sollte bei einem so großen Haus und gerade in Italien inklusiv sein; im Zimmer neben der Küche fehlt ein Schrank; Teekanne war nicht vorhanden bzw. ein Besen für die Terasse.

After paying the balance you will receive the directions. They will also be accessible in your account.

- Can we book a weekly stay not arriving on Saturday?
From June to end September, it is not possible to change the arrival/departure days. In other seasons it can be considered only for last minute bookings and at the owners discretion. Please contact us for more information or if you have a specific request.
