Villa Caiano is a fantastic, luxury and modern Tuscan villa built in tradition Florentine style. It is on three floors with manicured gardens and incredible views of the Tuscan countryside.
The pool lays on a higher level than the villa. It's a lovely, luxury pool with plenty of areas to enjoy the Tuscan sun. This is one of the best places to enjoy the excellent views while relaxing in the cool water.
The ground floor level of the Tuscan villa is protected on three sides by a large ventilation corridor as due to the terraced land of the property it is partly underground. The fourth side has a pretty, paved and partly covered terrace which leads out to the front garden and parking area. It is furnished with table and chairs for meals, and looks onto the fantastic views.
Two large glass doors provide plenty of light and access into the ground floor lounge. The bright room is furnished with two comfortable double, wood based sofas around a fireplace. There is an armchair in one corner.
To the back is the main kitchen and dining area. Glass doors provide light to this area of the room. The kitchen unit is along the back wall and it is fully equipped, including 4 electric hobs, an oven and a fridge with separate freezer compartment.
A extendible wooden dining table in the centre of the room can seat up to 8 people. To one side of the lounge is little hall off which is a bathroom with double sinks and a shower.
Spiral travertine stairs lead to the first floor which is on the level of the upper garden and from where stairs lead up to the pool area. Here there is an open plan living area which has a pretty dining room to one side. It seats six people. Next to it is a tiny kitchen unit, which is perfect to make hot drinks or snacks.
To the front of the room is a lounge with leather angle sofa and a couple of wooden side boards. The entire room has plenty of light due to the two glass and wooden doors and the two floor length windows.
Outside is a wonderful sunny, paved terrace which is furnished with a table and comfortable chairs. From here there area incredible views of the valley below and the Apennine mountains in the distance.
Off the lounge is a small hall from which there is access to the bathroom with shower and two bedrooms. Both bedrooms have pretty wooden floors and floor length windows making them bright and welcoming. The first is a double bedroom with large wardrobe. This cannot be made into a twin.
The second bedroom not only has floor length windows but also a set of double doors onto the terrace from where the views can be enjoyed. This is a double bedroom but can be set up as a twin as there are two single mattresses, however they cannot be separated. In one corner is a writing desk and along a wall is a large wardrobe.
On the top floor is a final bedroom which also has a wonderful wooden floor and in-built wardrobe. It also access to two balconies, one on each side. One is a small terrace facing the back of the property while the other is a little bigger. It is a roof terrace and faces towards the views, which can be seen over the top of the villa roof. The attic room accommodates only one person.
The second floor bedroom is not indicated in the floor plans.

Pool Info
The pool is located on a terraced area above the villa. It's surrounded by a wonderfully manicured lawn dotted with pretty pots filled with flowers. Around the pool is a wide paved sun deck with several comfortable sun loungers. To one side of the pool is a shallower area with steps to enter the sparkling water.
From this high area of the garden there are incredible views of the surrounding Tuscan hill covered in forests, olive groves and fields. The owner's villa is to one side of the pool area. Next to the pool are a couple of outdoor showers.
The pool is 12x6 metres and 1.1-2.5 metres deep. It's open from May to September, weather permitting. Pool towels are supplied.

Nearest town
The nearest village is Londa. It's about 4km from the villa. There is a small supermarket and a grocery shop in the village. Also available is a bar/café and a couple of restaurants. For a larger town with all amenities there is Pontassieve 22km away, or Rufina which has some shops and restaurants and is 13km away.

I like To Tuscany, partly because it has a tremendous range of villas, and partly because (unlike many companies) it has an excellent website that provides what you really want when choosing a villa.

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
