Villa Felceto is in a very rustic area, at the bottom of the Val D’Orcia, a UNESCO world heritage site, with long distance views to Monte Amiata and a handful of far away villages whose lights twinkle at night. It is high up at 580mts, and hence stays cooler in summer. It has been designed to sleep thirteen people comfortably.
The swimming pool is placed down the hill from the house; just out of sight and in a situation of complete privacy. It has been positioned to share the same magnificent views as the main house, and to have a shallow infants pool incorporated within it.
The North terrace has a shady vine covered pergola, over a long table designed for up to twelve. It also has comfortable cane chairs and chaises longues for relaxation. The house has recently been restored to the highest standards; for instance every floor and bathroom tile has been hand-made. Yet the bathrooms are light and modern, and the water positively gushes. All the windows have double glazing and mosquito nets.
On entering the house from the north facing terrace, you come straight into a very luxurious kitchen, with a large gas and electric cooker, a dish washer, a large fridge freezer, and plenty of equipment for all types of cooking. Just beyond the kitchen there is a dining room, arranged to seat twelve, with stone walls and contemporary art. There is a CD player in the room.
Next you come to the small downstairs sitting room, arranged for some TV viewing or a pre-dinner drink. It has Sky TV, a DVD/Video player, and a stock of children’s entertainment. The sofa and chairs provide a very relaxing atmosphere. The downstairs toilet and coat cupboard lead off this room.
In the center of the downstairs of the house is a very wide and long hall. This serves as a corridor between the north terrace and the main front door on the south. It is furnished with paintings from the owner’s collection. Leading off it are the three downstairs bedrooms, and the elegant wide staircase leading up to the first floor.
The two east bedrooms each have an en-suite bathroom, one with a shower and one with a bath. One has a double bed and the other two singles that are normally joined together.
The third ground floor bedroom is principally designed for children although it can be used by adults. It has two Victorian metal beds, each a large single, as well as one wooden and two travel cots. It is full of toys and has a small bathroom with just a sink and toilet.
At the top of the main stairs you enter a very large dining hall and sitting room area on the first floor. The dining hall has a round table that seats eight people comfortably. It has very high ceilings, and a small kitchen off it.
The small upstairs kitchen is manly designed as a breakfast room and for catering for parties. However it also contains a washing machine, and a traditional Italian hand washing sink.
The sitting room is the most elegant room in the house with fine paintings and a fireplace that burns strongly and does not smoke. A huge sofa in front of it makes it a delightful spot for relaxing in the winter, but there are other arm chairs and tables arranged around the room for a large house party.
Off the dining hall there is a long passage with a beautiful view, and off the passage there are three bedrooms and one large bathroom. The large bathroom, with a giant circular bath, as well as a shower, is designed to serve two of the upstairs bedrooms.
The largest of the upstairs bedrooms has a king size bed and is directly opposite the bathroom. It is decorated with black and white prints, and has a computer ADSL terminal as well as a phone.
One other bedroom leads directly into the large bathroom. This bedroom has perhaps the best views in the house, a double bed, and Japanese paintings.The other upstairs bedroom has an en-suite bathroom with a bath. It has a metal Tuscan double bed and an additional single bed. It is decorated with paintings of Chinese silk weavers.
To the east of the house there is a lawned area, with a fountain, designed as a place to sit and be cool at sunset.
Beyond the lawned area there is plentiful car parking space.

Pool Info
The swimming is placed down the hill from the house; just out of sight and in a situation of complete privacy. It has comfortable internal steps going down into the water, and a solarium at one end with four sun loungers. It is lit at night.
The main pool size is 15m x 7m, with a depth of 1.6m. It is not heated, and can be used from the start of June to the end of September.
Nearest town
The nearest village is Trevinano (3Kms away) to the South which is simple and quiet, but which has a shop and two good restaurants; to the North we have the medieval town of San Casciano dei Bagni, 7 Kms away. The latter has an original Etruscan thermal baths which are open to the sky and free to all comers, as well as the famous Fonte Verde spa.

Are there local grocery stores?
The nearest grocer is in Trevinano 3Kms away, in Via Dietro Le Mura; it sells bread and
meat as well but does not provide fresh milk. There is another very good one,
Emilios, which does milk and is almost next to the Bar Central in San Casciano. There is also an excellent greengrocer in San Casciano on the far side of the square. San Casciano is 7Kms away.
Where are the nearest riding stables?

How far are the airports?

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
