Villa Sturchi is set in a very peaceful location on the side of a hill with fantastic views over the surrounding Tuscan countryside, and both the Etruscan Town of Cacciano and the Medieval town of Civitella in Val di Chiana. This lovely spacious villa has two floors with four bedrooms and is very comfortably furnished.

A short walk through a large olive grove which provides complete privacy takes you to the large swimming pool. Relaxing by the pool you are surrounded by olive and cypress trees and have fantastic views of the forested hillside and the valley below which is dotted with Tuscan villages.

Outside the villa is set in beautiful grounds planted with Mediterranean trees and shrubs and surrounded by olive groves.  The large outside covered terrace with its flourishing grape vine has a stone table which is perfect for outdoor entertaining.  Located behind the pool is a full size tennis court which also has a basketball net.

The main entrance to the villa leads directly into the dining room, which has the traditional wooden dining table and chairs with a matching dresser. From this room internal stairs lead down to the lower floor bedrooms. A door to the left of the dining room takes you into the kitchen, which has a high beamed ceiling and terracotta tiled floors.


This is a very airy room with large glass doors that open onto the outside terrace. There are fitted units along two walls with built in eye level oven, dishwasher, separate gas hobs, microwave oven and large fridge/freezer.



To the right of the dining room is the family room which has two sofa beds. From here there is a door into a bedroom with double bed and an ensuite shower room.

A further door takes you into the spacious lounge, which has been comfortably furnished with two seating areas, one arranged in front of the brick built open fireplace, the other arranged for viewing the TV/DVD. There are bookshelves arranged along one wall with plenty of books to read and there are tables and chairs which can be used for playing games or cards.

The lower floor can be accessed either from a separate external entrance or internally from the dining room. Downstairs there is an impressive master bedroom suite which has its own bathroom with shower a small sitting room with a large wardrobe and sofa, an archway takes you through to the bedroom which has a king size bed.


There are a further two bedrooms on the lower floor one with a double bed which is accessed through another bedroom with bunk beds.These two bedrooms are separated by a shared bathroom with shower, and would be perfect for a family to share.




Set in a wonderful location this villa would be perfect for large families or groups wishing to holiday together but still have their own privacy.

At the property there is a basket ball hoop, ping pong table and tennis court.
A basketball, ping pong balls and rackets are provided. You must bring your own tennis balls and rackets.
Please note these facilities are shared with the owners.


The owners may make occasional use of the swimming pool, but try to ensure their guests have as much privacy as possible.


Pool Info



The large swimming pool has a paved surround furnished with sun loungers tables and parasols. You can also relax in one of the several hammocks hung in the olive trees next to the pool. At one end of the pool is a covered gazebo which provides shade for a table tennis table.


The swimming pool measures 14 metres by 7 metres and has internal steps leading down into the refreshing water at one end and ladder access at the other.  The maximum depth is 1.5 metres.  The pool is open from mid May until mid October. Pool towels are provided.

Pros We were made to feel at home by the owners as soon as we arrived and this continued throughout our stay with the friendly attention of the grounds keeper Balthazar. The large villa has been restored and decorated to a high standard and is located in a beautiful part of Tuscany, relatively close to Arezzo, Florence and Siena. We made full use of the swimming pool and tennis court which are a 100m stroll from the villa through the olive trees. There are many books, written in a number of languages, throughout the house for those that run out of reading material.
Cons Nothing really, previous occupants have spoken of the road that climbs to the villa, It's not easy but nothing that a competent driver would find too difficult. We also found the mattresses to be comfortable provided you used two pillows to rest your head on, We were troubled by large flies at the pool during the first week but they disappeared after a small drop in temperature.
Local attractions The countryside is the main attraction, our favourite visits were to the smaller hill towns namely, Cortona, Montepulciano and San Gimignano where we easily found good restaurants. Siena, Pisa and Florence had to be done but ,even in October, were full of organised tourist parties and much more expensive, especially Florence.

Pros The villa is beautifully decorated throughout. It is very spacious and cool. The kitchen amazingly well equipped. The views are stunning. Balthazar the caretaker is an absolute gem, looked after us wonderfully well. Paola, the owner is lovely, very helpful and was great when we had a bit of a crisis following an accident my Mother had. The pool is really big and looked after really well, it afforded a number of excellent games of three a side volleyball, once we had cunningly constructed a net out of string and cut up plastic coke bottles!
Cons The pool is quite a long way from the house, which wasn't implicit in the online description. We were sadly there in high wasp season (second half of August), which was a bit of a drag as it was difficult to eat outside during the day. Having said that they were very docile wasps and we only had one minor sting. The private road which is 1.5km was quite difficult to get up, an adventure we decided! We had a lot of problems with the Wi-Fi which we gathered is a bit patchy at best but was actually not working at all for a large portion of our two week stay.
Local attractions We found that we really had to travel some distance every time we went out. Arezzo is beautiful once you get to the centre. Siena of course stunning! Montalcino a real gem. We had a fairly hilarious day at Crocodile Park, a rather run down water park not too far away.

Pros - ruhig gelegen, man braucht keine Rücksicht auf andere Gäste nehmen bzw. wird durch keine anderen Gäste in irgendeiner Form beeinträchtigt
- Vermieter + Hausmeister auf dem Gelände und somit für Fragen/Anliegen leicht zu erreichen
Cons - Die 1,5km Auffahrt zum Haus ist wirklich "challenging"! Vorsicht: Sportwagen bzw. tiefergelegte Fahrzeuge haben hier ernsthafte Schwierigkeiten, ohne Schäden den Berg hochzukommen!
Local attractions Florenz ist nur eine 1h entfernt. Vorsicht: Je nach Reisezeit ist diese bekanntermaßen sehr schöne Stadt aufgrund von chinesichen Reisegruppen vollkommen überlaufen! Für einen kleinen Ausflug bzw. einen Spaziergang vor einem abendlichen Restaurantbesuch sind Arezzo und Civitella an Val di Chiana sehr zu empfehlen!

Pros Het is een prachtig ruim huis. De villa is omringd door een olijfboomgaard, de voorzieningen zijn goed en de terrassen bij het huis liggen heerlijk in de schaduw. Onze groep bestond uit 3 volwassen en 3 kinderen in de leeftijd van 12 tot 16. We hebben ons uitstekend vermaakt bij het royale zwembad en op de tennisbaan!
De care taker is een bijzonder vriendelijke man die altijd voor je klaarstaat en prima Engels spreekt. Hij zorgt daarbij dat hij de privacy van de gasten in acht neemt.
Het huis ligt op een heuvel, de 'dirtroad' er naar toe is een challenge!
Ons verblijf van een week is ons zeer goed bevallen, uitstapjes naar Arezzo en Siena hebben wij in de zeer vroege ochtend gemaakt ivm de hoge temperaturen.
Cons geen tegenvallers, ofschoon de weg naar de villa wel even slikken was.....
Local attractions In het nabijgelen Civitella - dat op zichzelf al de moeite van een bezoekje waard is - vindt u bij binnenkomst een heerlijk terras van een uitstekend restaurant! Verder vonden wij het authentieke Arezzo zeer de moeite waard. Siena was naar ons idee te toeristisch....

Pros The villa was beautiful and full of authentic character. Paola, the owner and host was highly accommodating and friendly. She spoke perfect English and was helpful with tips about the surrounding area. Baldesar, her groundskeeper, was quick with the firewood and any other special request. He was especially kind with our children and helped to make their visit extra fun. We visited in October and were very fortunate to have the pool guaranteed open for us. This was great as the weather was in the 20s during the day and our children spent much time in the water. The villa is set in a secluded olive grove, high upon the hill. Views all around were marvelous! To sit on our veranda eating breakfast under sunny blue skies was the favorite part of our day. We purchased the home-grown olive oil produced at Casa Sturchi and have been enjoying it ever since. The fireplace was a cozy retreat in the evenings where we sat with the children playing games and relaxing after a long day. The house really had every convenience, we had more space than we ever would need. We were a family of 4 for most of the week but for 2 days, invited another family to join us. The house is perfect for 8 guests.
Cons I understand that the beds are quite nice by Italian standards, since firm is the most frequent request. However, I found most of the beds too hard for a comfortable rest. I am American and fond of pillow-top or memory foam mattresses. These were beds that were almost as hard as the floor. We did find one upstairs bed which suited our needs well enough. And found it nice that Paola offered us extra bed linens in order to soften the mattress further. We didn't expect the road to be in such poor condition. We found it an adventure to climb the hill in our sport sedan each day. My understanding is that it is in much better condition than most private roads, still quite a surprise. It requires an adventurous and fearless driver but can be fun! The rewards of achieving it are well worth it.
Local attractions Within 1 hour we drove to the Chianti region to view its rolling hills and wineries. A trip to Montepluciano was a highlight as well as the hilltop village of Cortona.

Pros Le cadre avec les plantations d'oliviers. L'attention et la gentillesse du gardien et de sa famille.
Villa Sturchi est une très belle maison bien équipée et meublée.
La taille de la piscine et la présence d'un court de tennis.
Cons Pour les jeunes, un wifi trop intermittent. Une amélioration à apporter côté barbecue : de l'éclairage et un peu plus d'ustensiles pour nettoyer la grille et une pelle pour enlever le charbon. Si possible avoir une paire de clés par famille.
Local attractions Nous n'avons pas fait de restaurant à proximité. Nous avons profité pleinement de la villa Sturchi. Le coucher de soleil depuis Civitella.

Pros L'accueil, le service et la gentillesse tout au long du séjour du gardien et de son épouse.
La dimension de la Villa qui laisse beaucoup d'espace.
Le fait que la villa soit à l'écart de la piscine (150 mètres) permet la tranquilité.
Cons Le chemin d'accès à la Villa est très difficile et on ne peut pas y venir avec n'importe quel vehicule. Changer les transats de la piscine qui sont cassés (3).
Local attractions Visite de SIENNE, AREZZO et MONTEPULCIANO. Aller diner sur la place du village de CIVINTELLA, qui est à 10 mns en voiture et que nous apercevons de la VILLA.

Local attractions Loved Civitella.....the cafe and restuarant seating area and especially Arezzo - a hidden gem with few tourists. Florence and Siena are always beautiful, but very hectic and tiring because of all the people!

What were the highlights of your holiday? Spending time at the villa - although unfortunately we were not able to spend as much time as we wanted since we were out daily exploring the area.
Enjoying the wonderful scenery and dining outside or inside and spending time with our friends, cooking and talking.
What was your overall impression of the accommodation?    Excellent. The villa and the grounds were well kept. Everything was clean. The place was bigger than what we thought it would be. It also had a lot of things we needed already.

Paola and especially the villa caretaker Balthazar were so helpful in helping us find local grocers to shop at and to be available all the time if we needed anything. Nearest town

The closest village for shopping is Pieve a Presciano where there is a shop and restaurant. This village is approximately 7km away. Closer to the villa there is a good restaurant which is 3km away, the restaurant is called Dei Laghi. At Badia Agnano, 4km away, there is a grocery shop. Larger towns in the area are Montevarchi and Arezzo.

- Can we book a weekly stay not arriving on Saturday?
From June to end September, it is not possible to change the arrival/departure days. In other seasons it can be considered only for last minute bookings and at the owners discretion. Please contact us for more information or if you have a specific request.

- Are pets allowed?
Villas which allow pets have an icon with a dog. Please check the description page of your villa for the icon. If pets are accepted this is normally limited to ONE dog per booking, please contact your agent for any questions.
