The pool is set in the grounds with lovely views across the gardens and countryside.  It has a paved surround furnished with sun loungers and umbrellas.

The two ground floor apartments have open plan lounge/dining areas and are furnished with comfortable sofas, a dining table and chairs also an open fireplace and TV with some satellite channels.

The fully equipped kitchens are to one side and have oven, gas hobs, dishwasher and fridge with freezer section.Outside there is a small terrace area with dining table and chairs, perfect for eating ‘al fresco’.

The bedrooms and bathrooms are located off a short corridor from the lounge.  There is a double bedded room and a twin bedded room both with a bathroom either opposite or adjacent to the bedrooms.  The bathrooms both have basin and WC one has a shower and the other has a bath with hand held shower.

The main apartment has an open plan living area on the first floor in order to maximise the views over the surrounding countryside.  There is a large lounge area with two comfortable sofas arranged around an open plan fireplace, this is a very bright room with windows on two sides and doors with a Juliet balcony on the third side, there are also views from this room over the swimming pool.

The modern kitchen is located in the middle between the lounge and dining area and is fully equipped with oven, gas hobs, dishwasher, microwave oven and large fridge/freezer.  The dining area has a traditional large wooden dining table which would comfortably seat 10 -12 people, again this is a very light room with windows on three sides.  There is also a small bathroom with basin and WC located in between the lounge and dining room on the opposite side from the kitchen.

Stairs lead to the lower floor to where the bedrooms are located. The master bedroom has a double bed with ensuite with WC basin and shower and doors opening on to the garden. The second double bedroom also has an ensuite again with WC basin and shower.

The third bedroom has two small single beds which would be suitable for children; there is also an ensuite bathroom with WC basin and shower. In addition to the three bedrooms and bathrooms on this floor there is also a TV room with sofas, which is an ideal place for the children to relax in away from the adults. This is also the potential 4th bedroom where there is a double sofa bed, but this is not a proper bedroom.

Outside the garden is well maintained and is mainly lawn with some mature trees and attractively planted pots. The villa is in an elevated position with commanding views over the surrounding landscape. There is another villa next door, but this is separated from Vitignanello by a wall and the owners will not disturb you.

Approximately 1.5km away is the local village which has a bar, pizzeria restaurant, bank with ATM a petrol station, tobacconist and two small greengrocers which are open most days except Sundays.
