Comitissa is found in the hills above Lucca in a peaceful location with beautiful views across the valley and Abetone mountains beyond. The house is an old restored hay barn extended to make a large family home and is completely private.

Built on a slope Comitissa has two floors both accessed from ground level, all of the rooms of the house face the direction of the valley views and with the open aspect of the house there is a vista wherever you turn. In the grounds there is a large pool with good views.


The upper level consists of two double bedrooms, one twin and a single that converts comfortably into a twin and three bathrooms. The simple and comfortable furnishings allow for ample wardrobe space.


The large main bedroom was once the hayloft and has an en-suite bathroom with tub. There are large windows with typical thin terracotta bricks across protecting the room from the sun; this rustic finishing on the window makes the room shady while still allowing you to enjoy the magnificent views.


The lower floor consists of a kitchen and an open plan lounge area with large fireplace and dining area and a WC. The old stone walled room has four sets of double patio doors that open onto a huge terrace and views beyond giving the room a bright and open feeling.


The terrace is part covered and part open and decorated with seasonal flowers allowing you to enjoy the open views and peace and quiet of the valley. The terrace leads down into a mature garden with sloped lawns, the property has a boarder fence.

To prepare your Tuscan meal you will need a Tuscan kitchen and La Comitissa has a typical country style Tuscan kitchen. The centre piece is a large fire place for grilling meat on the glowing embers of the oak wood fire, there is ample dining space here in addition to the main dining area.


The riverside town of Aquilea, is about a 4km drive through dense woodlands, down a steep but quiet country road decorated with elegant villas of a bygone age. Here you will find a grocery and a café.

There are wonderful walks in the immediate vicinity of Comitissa and within a 20-minute drive you can access three National Parks and the craggy hills and mountains of the Abetone Alps while, for a complete contrast, you can get to the coast in just over an hour. For cultural interest, the town of Lucca is only about half an hour away, while Pisa and Florence are within easy reach for a day’s outing.

We are a family of 7 persons and spent a wonderful week at Villa in mid-October. The Villa is located at amazing area at the heart of the hilly forest of Tuscany, about 20 minutes from Lucca. It is well equipped and has everything you need for a perfect vacation. Indeed, for the first time the road is a bit challenging but if you follow the instructions of the owner - Raphealla - you can find the Villa for the first time and then it's much easier for the rest of the stay. In summary – great place, very friendly and helpful owner, just fabulous.

What can we say that hasn't already been said!? We had a lovely two weeks in this amazing villa, with everything we could possibly want. The pool was cleaned and the garden watered on a daily basis and Raphaella was helpful, friendly and very quick to reply to any questions we had. Even the challenging approach didn't seem too bad after the first few days.
Local attractions We would recommend going up the leaning tower of Pisa at sunset, as we did, to see it in both daylight and darkness, but make sure to book well in advance. An overnight trip to San Marino was a big hit for us!

Prachtige 14-daagse vakantie doorgebracht op het mooie en verzorgde domein van La Comitissa. De weg ernaar toe is even off-road doorheen het bos, maar de eindbestemming beloont de moeite, het traject raak je vlug gewoon.
Het huis is heel ruim en biedt alle comfort. Iedere slaapkamer heeft een eigen badkamer, een ruime en gerieflijke keuken. De tuin en het zwembad zijn super goed onderhouden.
Heel plezant is de buitenluifel aan het huis die zorgt voor schaduw en tevens een gezellige plaats is om te eten. Het geheel, huis en tuin, is een prachtig domein om een rustige en leuke vakantie door te brengen.

We had a wonderful time at the Commitissa. Getting to the place for the first time is certainly a bit of a challenge, but therefore you will be rewarded with a well maintained house which overlooks a remote valley north of Lucca.
For us (2 families with 2 teenage kids each) the house was ideal. Enough space for everyone, clean and all the amenities we required. The place looks pretty much like shown in the pictures. For us it was nice that the proprietor added not just the usual but also kept the house in a state that made it a bit of a home. (i.e. band aids in the bathroom, all sorts of kitchen equipment and more).
If you don’t mind the drive we can highly recommend the La Commitissa.

Fabulous secluded location, beautiful views plenty of space both internally and externally. The kitchen was clean and with good appliances. Outdoor eating / seating space and outdoor pool space was very generous. A beautiful nightly Tuscan firefly show was an added bonus!
All upstairs rooms were incredibly hot (regardless of arrangement of shutters / windows during the day). This was a major negative in our opinion and meant every night (for all of us) ended-up being a very poor night's sleep. Two of my children and myself ended up sleeping on mattresses downstairs for several nights, as it was marginally less hot downstairs. Raffaella kindly asked Gabriella to try to buy a fan locally but was unable. The villa needs to have fans in every bedroom. I simply wouldn't book again without that guarantee.

Additionally, I think the two en-suite bathrooms should really have stand-alone showers, rather than bath tap / shower arrangements. We all had to share the smallest bathroom in order to have a proper shower.
Local attractions We mainly cooked & ate at the villa, so unable to comment on this.

Owner Comment: Thank you for your comments. We will definitely provide fans for all rooms starting from next summer. I must admit we weren't expecting this heat wave and by the time our guests were rightly complaining about the heat the fans in the area were completely out of stock. We won't be able to provide new showers and completely renovate two of the three upstairs bathrooms but we will fix new plexiglass doors to the two existing bathtubs to ensure everybody can have a shower in the bathroom adjoined to each room without water spilling on the bathroom floor.

The villa was quite difficult to find an arrival as it is in a remote area. However, we were guided in on the phone without any problems. I was pleased that we had hired 2 cars for our party of 6 adults and 1 baby as it gave us plenty of freedom to visit the many areas of interest.

The villa is in a beautiful position with wonderful views across a valley with mountains in the background. All aspects of the villa are exactly as described on their web site with a lovely well maintained clean pool. I would definitely recommend La Comitissa to my friends.
We were all bitten by mosquitos, which is more of a regional problem and not restricted to the villa. However, we were fortunate to bring our own net for the baby's cot and noticed that previous occupants had erected their own nets across the bedroom windows. Nets would be helpful.
Local attractions Lucca is the obvious main attraction. It is a wonderful place to visit with plenty of good restaurants and bars. The main circular piazza was a lovely place to sit and watch the world go by. Walking around the city on top of the walls was also a great way of seeing all of the city.

Owner Comment: I'm very sorry about these dreadful mosquitos called 'pappataci' biting our guests. This year they are particularly annoying. The gardener has given a specific disinfestation treatment to the garden and pool area on Sautrday before the arrival of guests to curb this problem and keep the mosquitos at bay but the Lucca area unfortunately this year has this sort of mosquito problem. The treatment will be repeated every 15 days.

Super location - close enough to shops and town etc. but far enough away for perfect calm! The swimming pool is FANTASTIC and really well maintained (cleaned every day), the garden is absolutely stunning (as is the view from the terrasse) and the house is equipped with absolutely everything you could possibly imagine: kitchen equipment, household items. We didn't find anything in the kitchen (or anywhere else) we were missing! The owner speaks super English.
The kitchen could do with a bit of freshening up - it looks a bit tatty and old (oven seems to be falling out and cupboards are pretty musty smelling).
The two main bedrooms have baths with a shower head but no shower curtain/screen so water always went everywhere!

very spacious. lovely views. good and clean pool facilities (not heated). owner was extremely helpful when we had a difficult personal problem, way beyond any expectation.
Very little really but may not suit some. electricity cut out sometimes, but I think this is not unusual in Italy! The access drive is very rough, narrow and has steep side drops. The location is tricky to find - as this website says, do not rely on sat-nav.

We have just returned after two fantastic weeks at La Comitissa. The owner Raphaella before arrival had texted me various travel information and was on the other end of a phone to translate when we arrived if necessary. We were greeted by Gabrielle who is so warm and welcoming and although she speaks no English we managed to have a basic conversation.

The villa is large and airy and has this rustic charm about it. The views from the master bedroom are stunning to wake up to, especially when you open up the windows and look across the hills and valleys beyond. The kitchen is a cook's dream and has everything you could ever need to enjoy the fantastic food and wine available locally (nearly forgot but there's also fresh herbs growing just outside the kitchen door). The villa remains at a nice temperature even on the hottest of days.

The garden and pool are well maintained. The water was warm and crystal clear and this was where we spent most of our time basking in the Tuscan sunshine. Again the views from poolside are excellent and if you hear the crickets early in the day you know it's going to be hot.

We would definitely go again and would like to thank Raphaella for the local information he gave us.

If i were to nit-pick the only down side would be the road up the villa can be challenging as it has some tight hair pin bends and narrow stretches.
Local attractions Lucca is a lovely walled town which we visited on market day which was quite lively. If you are going to eat there I would recommend eating just outside the centre. We had lunch for 23 Euros for the four of us. Ponte A Moriano has the best pizza place ever! From the front it looks like a tiny shop but as you walk in there's a restaurant to the rear which was cheap and the food to die for. The butcher's over the road was great meats and cheeses. If you have children the Geletaria on the corner is really yummy. If you going to Pisa there is a petrol garage 100m away from the tower and costs three Euros for the day. I would say pre book your tickets as we had to wait five hours to climb the tower but well worth it. Our favourite day trip was to Florence which was about one hour twenty minutes drive. If you use sat nav to get you to the city centre there are plenty of garages to park but around 30 Euros for the day. There is so much to take in from the architecture, the shops, museums and works of art it takes your breath away. We took a horse and carriage tour to get the most of our short time there but you would need several days to really explore. For food shopping the biggest supermarket is Esselunga in Lucca and has everything you need. But we still like to go to the small bakers, butchers etc to get the best produce that the locals buy.

A beautiful villa in a lovely setting. The rooms were very comfortable and the living space gave our group of 8 plenty of room to spread out. We enjoyed dining on the terrace and down by the pool. The pool was also lovely at the end of a warm day of sightseeing.

- How much does heating cost in Italy?
Heating is very expensive in Italy. Most properties charge heating by consumption. Please make sure on arrival you are shown the meter so that you can check your spending. Here you can see how heating is charged at your villa.

After paying the balance you will receive the directions. They will also be accessible in your account.
You will also be supplied with a contact number for To Tuscany in case you should have any queries about the property on arrival

- Where do I find the directions?
Once your balance payment has been received you can access the directions from your account.

- Can we book a weekly stay not arriving on Saturday?
From June to end September, it is not possible to change the arrival/departure days. In other seasons it can be considered only for last minute bookings and at the owners discretion. Please contact us for more information or if you have a specific request.

- Are pets allowed?
Villas which allow pets have an icon with a dog. Please check the description page of your villa for the icon. If pets are accepted this is normally limited to ONE dog per booking, please contact your agent for any questions. Some properties have extra charges for pets, make sure you check the extra charges here for pet charges.
