Villa Caiano is a fantastic, luxury and modern Tuscan villa built in tradition Florentine style. It is on three floors with manicured gardens and incredible views of the Tuscan countryside.
The pool lays on a higher level than the villa. It's a lovely, luxury pool with plenty of areas to enjoy the Tuscan sun. This is one of the best places to enjoy the excellent views while relaxing in the cool water.
The ground floor level of the Tuscan villa is protected on three sides by a large ventilation corridor as due to the terraced land of the property it is partly underground. The fourth side has a pretty, paved and partly covered terrace which leads out to the front garden and parking area. It is furnished with table and chairs for meals, and looks onto the fantastic views.
Two large glass doors provide plenty of light and access into the ground floor lounge. The bright room is furnished with two comfortable double, wood based sofas around a fireplace. There is an armchair in one corner.
To the back is the main kitchen and dining area. Glass doors provide light to this area of the room. The kitchen unit is along the back wall and it is fully equipped, including 4 electric hobs, an oven, a freezer and a fridge with separate freezer compartment.
A extendible wooden dining table in the centre of the room can seat up to 8 people. To one side of the lounge is little hall off which is a bathroom with double sinks and a shower.
Spiral travertine stairs lead to the first floor which is on the level of the upper garden and from where stairs lead up to the pool area. Here there is an open plan living area which has a pretty dining room to one side. It seats six people. Next to it is a tiny kitchen unit, which is perfect to make hot drinks or snacks.
To the front of the room is a lounge with leather angle sofa and a couple of wooden side boards. The entire room has plenty of light due to the two glass and wooden doors and the two floor length windows.
Outside is a wonderful sunny, paved terrace which is furnished with a table and comfortable chairs. From here there area incredible views of the valley below and the Apennine mountains in the distance.
Off the lounge is a small hall from which there is access to the bathroom with shower and two bedrooms. Both bedrooms have pretty wooden floors and floor length windows making them bright and welcoming. The first is a double bedroom with large wardrobe. This cannot be made into a twin.
The second bedroom not only has floor length windows but also a set of double doors onto the terrace from where the views can be enjoyed. This is a double bedroom but can be set up as a twin as there are two single mattresses, however they cannot be separated. In one corner is a writing desk and along a wall is a large wardrobe.
On the top floor is a final bedroom which also has a wonderful wooden floor and in-built wardrobe. It also access to two balconies, one on each side. One is a small terrace facing the back of the property while the other is a little bigger. It is a roof terrace and faces towards the views, which can be seen over the top of the villa roof. The attic room accommodates only one person.
The second floor bedroom is not indicated in the floor plans.
The owner's villa is to the other side of the swimming pool. They do not use the pool.

Pool Info

The pool is located on a terraced area above the villa. It's surrounded by a wonderfully manicured lawn dotted with pretty pots filled with flowers. Around the pool is a wide paved sun deck with several comfortable sun loungers. To one side of the pool is a shallower area with steps to enter the sparkling water.
From this high area of the garden there are incredible views of the surrounding Tuscan hill covered in forests, olive groves and fields. The owner's villa is to one side of the pool area. Next to the pool are a couple of outdoor showers.
The pool is 12x6 metres and 1.1-2.5 metres deep. It's open from May to September, weather permitting. Pool towels are supplied.

Thank you for a wonderfull stay in Londa. You made us very welcome.

We enjoyed the beautiful view from the villa, the facilities, the food, the local Chianti wine and the lovely pool. Everything was designed to perfection.

We loved the local restaurant il Colonnello in Rincine, great local produce and delicious wine.

Our two sons couldn't get enough of the pool and the stunning view from the pool overlooking the mountains.

Opposite the church in Londa there is a lovely cafe were you can enjoy a nice Italian coffee.

Londa is surrounded by lovely small villages which are worth visiting.

We would rate a 10!!

The villa is situated on a hillside above the small village of Londa. You look down into the valley, with breathtaking views on a sunny day. The owners are very friendly. The house is modern and clean. There are two large sitting areas, nice bathrooms.
Local attractions There are a lot of small villages to explore in the area. We did some longer day trips to the Chianti wine region and Siena. Closer, there is the very quaint medieval town of Poppi. It's off the typical tourist path, so it is not very busy, but very lovely.

The local walking is also very good but stick to the way marked routes if you are not good with a map and compass. Florence is a must but pre-book to avoid queuing at museums (unless you like standing in line in the sun and 38+ C) and go early. We parked at the station. It seems that in Florence bikes, mopeds and motorbike don't obey traffic signals making driving an experience!

EVERYTHING! - This is a fantastic villa, it is absolutely perfect and the pool is simply amazing - out of this world. We have stayed in villas all over the world and this is the best.

The views are spectacular and the owners are brilliant. You're left alone but they are if you need them.

The villa is extremely spacious, with great bedrooms, beautiful bathrooms and living spaces although we spent most of out time outside by the pool or eating on the terraces!

Free wifi throughout the villa is also a big plus if you want to stay connected.

We have 3 children (age 11, 9 and 5) and they loved it. The villa is great for couples and families alike.

We played, swam, ate, read, stargazed, drank, relaxed and had the most perfect family holiday.

If you are considering booking this, don't hesitate, do it now - you will not regret it!
Local attractions Londa has a few, small but well stocked shops (2 small supermarkets, bakers, deli, pharmacy, café, tobacconist/papers). There is a big supermarket in Pontassieve (coop) and bigger shops in Rufina if you need them. We ate at Da Fishio in Londa a couple of times. It's a great local restaurant with typical Tuscan cuisine (and wine) over looking the lake from a basic roof terrace. Day trips to Florence are easy - we did it with 3 children with no complaints! You can get the train from Rufina or drive like we did. Driving in Florence can be daunting but just follow the signs for the "Stazione SMN" and park under the train station which is very central. Florence is always busy with tourists so prebook what you want to see online to skip the lines, trust me the 4€ booking fees are worth it. The main sites are the Duomo, Campanille and the Baptistry complex, The Academy to see Michaleangleos "David", The Ufuzzi museum along with the Palazzo Vecchio (you can go in the bottom floor of the Vecchio without paying to see the frescos and the sculptures outside). We did 3 days in Rome before the Villa which was about 3 hours away by car but to be honest we preferred Florence. We also stopped at Montepulciano for lunch on our way to the villa from Rome - beautiful! Local wines are also a treat - Chianti from Rufina is extremely good.

Whilst the owners were on-site in their own villa, we enjoyed a high level of privacy and security.
The owners Leonardo and Idetta were extremely attentive, if needed, and we enjoyed an evening in their company. Idetta's homemade Limoncello using lemons from their own lemon tree was a delight!!!!!
There was nothing to dislike.
Local attractions We were extremely pleased with the train access to Florence, Siena and Pisa from Rufina. All three centres delivered above our expectations, of the three we found Siena the most delightful. Arezzo & Poppi were also very nice and we enjoyed an exciting road journey through the Tuscany National Park. Views to die for !!!

The initial impression when the tall classical electric gates are opened by Leonardo Spagnoli the owner is breathtaking as the drive sweeps down to the villa accompanied by a spectacular view across the valley.
Once in the villa, the photos are 100% accurate, with not only the facilities being spot on, but the fact that the interior is arranged over three floors is fantastic. Tasteful and stylish are words which immediately come to mind regarding the interior fittings and a private sun terrace together with a comfortable seating area on a different level AND a wonderful swimming pool with those views......fabulous!!
Take into consideration the very friendly, helpful owners Leonardo and Edite who are available if you need advice, but are extremely discreet if you don't and we believe it is the perfect combination - no hesitation in recommending Villa Caiano with no caveats.
We would not change anything.
Local attractions This villa is such a great place to relax and be yourselves, that we stayed here almost all the week! We were fortunate in having just two of us in the villa, so why rent a perfect place and not benefit from it to the full :-))

The location was absolutely idyllic with a beautiful sense of tranquillity, peace and calm. The infinity pool is an outstanding feature, swimming amidst a breathtaking panoramic vista to cool down from the heat of the day - heaven!
The Spagnoli family were wonderful - with the perfect balance of friendly support without being intrusive. Nothing was ever too much trouble and our requests were answered quickly and efficiently.
The villa was spotlessly clean and extremely comfortable. We all loved the authenticity of the Tuscan style. We utilised the villa to the full, with long lunches and lively evening meals around the table in the outdoor space - such a relaxing holiday- loved it!
Local attractions We tried all of the restaurants in and around Londa where both the service and the food were excellent. The small square in Londa is so quaint and the parade of shops provides everything required for self catering. People are helpful and friendly despite the language barrier. We visited Fiesoli - a place of historic interest - an amphi-theatre, museum, viewing point from which to enjoy a birds eye view over Florence (see brochures provided at the Villa). Some great places for lunch an an extremely good ice cream parlour! It is about 40 - 45 mins drive from the villa.

the outside space was very good. when the weather was good we ate our meals on the covered terrace.we had a couple of sunny evenings and used the roof top terrace to sun bathe and look out over the Tuscan hills.
the pool was beautiful but it was on the same level as the owners property and was overlooked by their house.the pool is the owners but is not used when they have a let. there is enough land on the side of the villa caiano to build a second pool for the use of the holidaymaker. if I had a fantastic villa and pool like izita and Leonardo I would not want to give it up for the summer.
the villa was close to Florence but the road network means that travelling times can sometimes be lengthy. we went to san marino which was only 44 miles as the crow flies but it took us 3 hours to get there and 3 hours back .we went to sienna and hit road works and we were limited to 40kms per hour on the motorway!!

Nearest town

The nearest village is Londa. It's about 4km from the villa. There is a small supermarket and a grocery shop in the village. Also available is a bar/café and a couple of restaurants. For a larger town with all amenities there is Pontassieve 22km away, or Rufina which has some shops and restaurants and is 13km away.

No, for fire and safety regulations, and insurance purposes, the maximum number of people indicated on the description cannot be exceeded.

From June to end September, it is not possible to change the arrival/departure days. In other seasons it can be considered only for last minute bookings and at the owners discretion. Please contact us for more information or if you have a specific request.
