Perched on the side of a hill covered in dense green trees, Villa Luca is a private haven, overlooking extraordinary views of the valley and boasting a great balance of sun and shade. The interior design is simple, but striking, and with an unmistakable homely atmosphere. This villa is made up of three large multi-storey apartments joined together, each with their own entrance and kitchen.
The pool is perfectly positioned for soaking up the sun and taking in the view. A metal fence separates this area from the car parking area positioned below, but still allows for plenty of visibility. Surrounding the water is a variety of fragrant plants, herbs and trees, which serve to make the area all the more private. The pool is well-furnished with sunloungers, and a poolside shower with warm water.
The terrace is found through a pair of French windows leading out from first kitchen. It is sheltered by a wooden gazebo, providing plenty of shade for al fresco dining. On the opposite side of the house is another terrace underneath a pergola, which also features a nearby barbeque. This particular terrace is positioned next to another kitchen, the largest in the villa.
First Apartment
Ground Floor


The living room is furnished with wine-red furniture, a red brick decorative fireplace, and a stately wooden cabinet with a flat-screen TV. Exposed wood-ceiling beams hang above, the floor is laid with terracotta floor tiles, and in front of the door is a magnificent staircase modelled in wood and iron. This area is open-plan and leads into the kitchen via a stone archway. Here we have an elegant wooden dining table, a set of French windows, and a corridor, containing a fridge-freezer and access to the first bathroom (with shower). The French windows are equipped with shutters and lead onto the outdoor terrace, furnished with tables, chairs and a wooden gazebo.
First Floor

Upon ascending the staircase, you’ll find the first bedroom – a stately double room with a wrought-iron bedframe, a broad wooden wardrobe and an en-suite bathroom with a shower. Opposite the staircase is another bedroom, this time with iron twin bunk-beds, and a broad wooden chest of drawers. A window, complete with fly screens and wooden shutters, opens out onto a second patio area at the rear of the split-level garden. This room also has an en-suite bathroom with a shower.
Second Floor

At the top of the house is the second double bedroom, with a dark wooden floor rather than the terracotta which lines the rest of the house. There is an en-suite bathroom towards the rear of the room, and a window which reveals breath-taking views of the surrounding hills and valleys. A door joins the top floor of the first apartment to the top floor of the second apartment.

The door to the second apartment leads into an open plan lounge area, much like the one next door. A fully-equipped kitchen is just beyond a stone archway, and a decorative fireplace is on the border between the two rooms. This entire area - which includes a lounge, a kitchen-diner and a bathroom – is paved with terracotta floor tiles and features tall stone ceilings, painted white.

A stone staircase stands to the right of the front entrance. At the top you’ll find a double bedroom with a wrought iron bedframe, an en-suite bathroom with shower, and magnificent views of the area from the window.
Second Floor

If we go up another flight of stairs, you will come to the master bedroom, the most luxurious throughout the property. This has a wrought-iron four-poster double bed with translucent white curtains. To the right of the bed is a sturdy chest of drawers and an en-suite bathroom. There is also a door connecting this room to the attic bedroom of the first apartment.
Third Apartment

Ground Floor


Here, the open plan lounge, kitchen and dining room are combined into one all-purpose room, with rustic and clean stone walls and exposed wooden ceiling beams. The kitchen is well-equipped and includes a dual sink basin, while the living room is offset by a handsome decorative fireplace with a broad wooden mantelpiece. Through a door to the left is a double bedroom, with a wrought-iron bedframe and tasteful farmhouse style décor. A large bathroom is situated through the kitchen next to the iron spiral staircase.
First Floor

At the top of the staircase is an elegant double bedroom with garden access and stately wooden furniture. Next door is a bathroom with shower unit.
Kitchen Suite

This villa has the unusual advantage of having a separate communal kitchen, far larger than any of the kitchens within the other villas, and with more facilities, including a dishwasher and a microwave. This one is situated in its own separate building between the pool and the second terrace.
Our Thoughts

Before you even catch a glimpse of the pool and the inside of the house, the location of Villa Luca is breath-taking. Surrounded by fragrant and beautiful foliage, and perched on the side of a hill, the views from this position are really special, and yet there’s still plenty of privacy – a rare combination. The villa itself is an ideal summer hideout. The rooms are brightly lit thanks to their broad wooden windows, and the fact that you can access the garden on the first floor is very convenient. All of the interior is lovely, but the villa’s best feature is its garden and pool areas, which are a real sight to behold. To enjoy the Tuscan sun and atmosphere from a place like this really is a rare opportunity.

6 double beds and 1 pair of bunk beds – only one double can be converted into twins. Bunk bed cannot be converted into a double.

In the case of the double bedroom on the second floor of the first apartment, there is no door separating this room from the rest of the house. There is also a low ceiling in this room. The double bedroom on the first floor of the third apartment also has no door separating the room from the rest of the house.

The owner stays on-site on Saturday nights and leaves on Sunday morning. They use a private section of the house  and do not use the pool.

Pool Info

The pool is surrounded by lush plants and trees, which add shade to the area and shield the pool from view.  However, despite the privacy that these features provide, the view is still magnificent from here. It is positioned at such a point that the landscape is visible and spectacular both uphill and downhill. The pool is cleaned with a chlorine system and measures 5 by 10 metres, with a varying depth ranging from 1.2 metres to 2.2 metres. Additional furnishings include parasols, sunloungers and a poolside shower with warm water. Available from May to September, weather permitting.

Nearest town

The medieval village of Castiglion Fiorentino is just 1.5km away. Castiglion Fiorentino is at the centre of a triangle formed by the cities of Florence, Siena and Perugia and is dominated by the ancient castle of Torre del Cassero. There are a selection of fine restaurants, bars and wineries, and the museums, the church and the castle never fail to impress. 14km away is the town of Cortona. Here you can visit the convent of Eremo Le Celle, where St Francis of Assisi was a regular. Once again, there are also museums, wineries and restaurants, as well as numerous charming cafes and boutiques.

- Are pets allowed?
