Villa Ludovica is a beautiful, recently restored Tuscan villa, a short distance from Montecatini Terme. From the perfectly manicured garden there are fantastic views of the valley down to Montecatini and beyond. The villa has a  luxury touch and is perfectly maintained with attention to even the small details. Art and antiques in the villa create a warm atmosphere.
To one side of the house is a beautiful chlorine cleansed pool. Near it there are several sunbeds and deck chairs, creating the perfect corner to relax and soak up the Tuscan sun.
Immediately outside the villa is a wonderful terracotta paved terrace which looks out to the views. It is furnished with an oval, iron table which comfortably seats eight people, and is shaded by a large umbrella.
Inside the villa is a bright hall which opens up via a large arch into a second hall from where there is access to the terrace and the stairs to the first floor. Off to one uncluttered halls there is access to a guest toilet and a study furnished with a heavy, modern desk and a wonderful wooden floor.
Continuing past the study there is access to a luminous lounge with a warm wooden floor and Persian rugs. The spacious room is comfortably and elegantly furnished with two matching double sofas and second Victorian style double sofa.
Double glass doors lead into a second lounge which has huge windows along two walls providing abundant light. On one side is a glass door out to the terrace. Below the windows is a four seater wicker sofa with plenty of cushions and two matching armchairs, while against a wall is a large TV.
On the opposite side of the house and entrance hall there is the kitchen and dining area. The large dining room has a warm, wooden floor and double doors out to the terrace. In the centre, placed on a beautiful Persian carpet there is a modern table surrounded by comfortable wooden chairs. Against a wall is a long, antique, wooden side board, while a fireplace graces another wall.
The kitchen is to the back of the dining room. It has lots of work and storage space, with an open fireplace in a corner to barbeque indoors. Glass doors lead out to the gardens. The kitchen is well equipped and has all amenities including an oven, gas hobs and a double door fridge/freezer with an ice cube maker and ice water too function.
The four bedrooms are on the first floor. Immediately at the top of the stairs, to the right, off the landing, is a pretty, double bedroom decorated in pink. This is the smallest room of the villa, although it is very spacious. It has a lovely wooden floor and a window that looks out towards the views. The bed is set up as a double and can be converted into twins on request. Either side of the bed are two built-in wardrobes. En-suite is a blue bathroom with tub and overhead shower.
The neighbouring bedroom is a wonderful double room with a light coloured wood floor and a window looking out to the views. The decorated beautifully in pink and pastel yellow this romantic room has a built-in four door wardrobe and a TV. En-suite is a large pink bathroom with tub and hand held shower.
At the end of a short corridor from the landing leads to a green bathroom with shower, next to which is a spacious double room decorate in beige and with access to a pretty, covered veranda. The room has a dark wooden floor and is furnished with a chest of drawers, TV and walk-in closet.
The final bedroom is at the opposite end of the house, to the back of the stairs. It's a huge double bedroom decorated in cream and blue with a large Persian rug on the wooden floor. The room has a walk-in closet and TV. Next to it is an enormous blue and white bathroom which has a tub with hand held shower and a separate shower. Next to the bathroom is a small exercise room with an exercise bike.


Only one of the double bedrooms can be converted into a twin if requested when booking.
All bedrooms have private bathrooms.


The villa is right next to a narrow, quiet road. The property is protected from the road by a tall, thick hedge which provides it with good privacy from the road. There are neighbours who can see into the pool and garden area.

Pool Info

The pool is located in a sunny area immediately next to the villa. It is a beautiful pool ideal for a cooling dip after a day of sight seeing. To one side is a pretty terracotta sun deck which has shade part of the day, while the other three sides are surrounded by a lovely lawn. In one corner of the pool is a hydromassage area for three people. There is also a ligting system for night time swimming.
At the far end the lawn extends a short distance to the edge of the property where there are several sun beds which overlook onto the wonderful views of the valley down to Montecatini Terme and the large valley beyond. In a corner of the pool there are some roman steps to enter the water. The pool is 9.1 x 4.65 metres and 1-1.5 metres deep. It's open from May to October, weather permitting.

This was a surprise 70th birthday trip for Marian, which included good friends and family. What a wonderful surprise and celebration at an incredible villa. We couldn't have asked for a more beautiful setting. Everyone loved the villa and its appointments, as well as the view and the location. We would love to return!
Local attractions The villa was close to Pisa and Florence, and we were able to take day trips into the wine country and Siena. We loved Montecatini Terme and its spa. And the most memorable meal at Ristorante Torre in Montecatini Alto.

Local attractions We tried a number of the local restaurants recommended by the guide that is in the Villa and would endorse them all. Lucca is well worth a visit so as to compare it with the more frenetic experience of Florence

Such a beautiful Tuscan villa with all amenities. Wonderful location with stunning views. Everything we needed was in the villa and Fabrizio (key holder) was so helpful and friendly. Our group consisted of six adults and one child and every one of us had a wonderful time.
Local attractions Close to Lucca which is a great place to visit. We also went to Pisa, Viareggio and the wonderful Chianti region.

This was our second visit to Villa Ludovica and it was even better than the first. Andrea is the perfect host and made us feel like part of the family. Fabrizio is always on hand if needed and we had such a wonderful day of wine tasting and lunch with Giuseppe. In saying that, they are there only when you need them, so there is plenty of privacy. The villa is remote enough to be quiet but close enough to town for shopping and nightlife. We have stayed in villas all over Italy and in this price range, it is by far the best!
Our only reservation in recommending Villa Ludovica is that we don't want anyone else to know about it so we can have it all to ourselves!!
Local attractions Montecolle is a great restaurant with good food wonderful views La Foresteria in Monsummano Alto is worth a visit for the views too!

Beautifully spacious and totally immaculate in all respects I cannot recommend it highly enough.
Local attractions My little grandson, aged 4, loved going up and down on the funicular to Monticatini Alto where we also had a great meal.

A traditional Tuscan villa with wonderful views and outdoor seating area. Rustic style kitchen. Fabrizio, our host at check-in, handled a few minor teething problems exceptionally well.
Local attractions Restaurant at Olive Oil factory is 5 minutes walk away and great fun. Car essential otherwise. Montecatini Alto via the funicular a must see!

Andrea and his wife were amazing hosts. It was as if we were part of their family when they came to welcome us and when they came to wave us off when we left.

Andrea went above and beyond with the level of service he showed us. We were a bit cold on the first night (with a 1 year old who needed to be kept warm through the night) and Andrea visited the villa first thing the next day with a technician to get the heating warmer. The remaining nights were the perfect temperature.

We also caused a bit of an freak issue and we couldn't gain access to the villa and no key would work to allow access. Andrea came right away and sorted the problem out with a bit of ingenuity!

There are many many positives to this villa and I would highly recommend staying here. The only negative is that the appliances are a little bit dated (but still very high and quality) and the dishwasher doesn't fit a lot of the larger plates, but these are very minor negatives and definitely would not put us off staying there again.

Nearest town

The nearest town is Montecatini Terme. It's about 2km away, the town is a famous Tuscan spa and hot springs town with several establishments. It also has a large range of shops and supermarkets, with a wide choice of restaurants, cafés and bars. There are several other amenities, such as banks, doctor, pharmacy, petrol station and post office.
