The pool is located in the grounds behind the house and is surrounded by mature hedging for privacy. There is a selection of tables, chairs, sun loungers and umbrellas poolside, also at one end is a covered gazebo providing welcome shade during the heat of the day. Access to the pool is via internal steps located at one corner of the shallow end.

A short flight of steps leads up to the entrance door, inside is a small lobby area with stairs leading to the first floor and also to the lower ground floor. To the left is the kitchen, and directly in front is the large L shaped lounge/dining room.

This bright airy room has large windows on three sides, allowing light to flood in, there are also two sets of double doors which open on to the covered balcony. The room is comfortably furnished with sofas and TV in one half and there is a large dining table and chairs for fourteen people in the other half.

The covered balcony also has table and chairs for outside dining.  There is also a small flight of stairs leading up to the first floor.

The attractive wooden fitted kitchen has an oven, built in gas hobs, dishwasher and free standing fridge freezer. There is also a door with steps leading out into the garden. 

The lower ground floor has a small utility area with washing machine, iron and ironing board. Two of the bedrooms are located on this level, the first has an antique style wooden bed with matching painted chest of drawers and a wardrobe.

The second larger bedroom has a double bed, wardrobe with matching side tables and a sofa. There are two bathrooms with showers, but neither are ensuite. These rooms would be ideal for part of a group who would like to have their own space, yet still be a part of the main party.

The first floor which can be accessed via either the main entrance hall or from the lounge has a further four bedrooms and three bathrooms, all of the rooms open off of a long hallway which also has a row of fitted cupboards for storage along one wall.  Starting with the rooms overlooking the garden side of the house, on the left is a very nice twin room with fitted wardrobes, wooden beds and matching furniture, this room has a large window with views over the garden and pool. 

Next door is a modern bathroom with shower which is shared with the double bedroom opposite. This room has a double bed, large wooden wardrobe, chest of drawers and comfy armchair. The large window has views over the gardens, pool area and the Tuscan countryside.

Adjacent is another bright airy room with double bed, large wooden wardrobe, with matching furniture and a comfy armchair. Instead of a window, this room has double part glazed doors which open to a ‘Juliet’ style balcony, with views to the side of the house over the surrounding landscape. The second bathroom separates this room from the final bedroom on this floor, this is a striking room with full size bath and hand held shower.

The fourth bedroom is again well furnished with double bed, wardrobe matching furniture and armchair, and also has a ‘Juliet’ balcony with views. Next door is the final of the three bathrooms on this floor and this has a shower with curtain, basin and WC.

A flight of stairs from the lounge, leads up to the top floor.  This again would be ideal for a family group wanting to have their own space, whilst still being a part of the main party. This self contained floor has a lounge area with three sofas arranged around the room, one of which is a double sofa bed.

There is a small table with four chairs and double doors leading out onto a terrace, which has spectacular views over the surrounding olive groves and vineyards. Doors open from the lounge to a bedroom with double bed, wooden wardrobe with matching furniture and a large window lets light flood into the room.  Also accessed via the lounge is a modern bathroom with shower, basin and WC.
