How do I book a villa?
You can book a villa online via our website or feel free to contact us. Our villa specialists are here to help you find and book the perfect villa for you and your travel party.

One of my travel party requires special assistance, can you help?

Do I have to arrive and depart from the villa on a Saturday?
No, please contact us to request availability for any day arrival/departure and we’ll help you find and book the perfect villa for you and your travel party.

Do you offer long-term rentals?
Yes, if you are looking for a long-term rental, please contact us to discuss your requirements.

What is the minimum duration for a villa booking?
Most of our villas have a minimum duration of 5 nights per booking. Bookings made online via our website are a minimum of one week so, if you are looking for a shorter booking duration, please contact us to discuss your requirements.

Where can I find prices and availability?
Prices and availability are displayed on our website for Saturday arrival/departure. If you are looking for prices and availability for a different day’s arrival/departure, please contact us.

What age qualifies as an infant on your website?
An infant is under 2 years old.

What age qualifies as a child on your website?
A child is aged between 2 and 15 years.

Can you arrange Cots and Highchairs if required?
Yes, you can add cots and highchairs to your booking for no additional cost.

Can you arrange extra beds if required?
Yes, we can arrange extra beds on request, as long as the total number of guests staying in the villa does not exceed the villa’s maximum occupancy. In general, extra beds are arranged for children but please contact us to see how we can best accommodate you.

Can we bring our dog?
Yes, we are very proud to offer over 300 pet-friendly villas as part of our collection. Our pet-friendly villas are clearly identified by a dog symbol. Please refer to our Pet Policy and our tips for taking your dog on holiday. If you are unsure of any details or require clarification then do not hesitate to contact us.

Do your villas have air conditioning?
Yes, many of our villas do. You can browse all of our villas with air conditioning on our website.
Villas with air conditioning are identified by a cool frost symbol. If you are unsure of any details or require clarification then do not hesitate to contact us.

Do your villas have heatable pools?
A handful of our villas include heatable pools. If you are looking for a villa with a heatable pool do not hesitate to contact us with your requirements so we can help to find your perfect villa.

During which months will the swimming pool be open?
Our swimming pools are typically open from late spring to early autumn, ensuring optimal water temperatures for enjoyable daytime swimming. Check the villa's webpage for the specific months in which you will find the pool open. If you would like the pool open outside of these months, kindly contact your Villa Specialist, who will try to accommodate your request. Please note that additional charges may apply.

If I’m interested in a villa but not ready to book, can I hold the villa as an option?
Yes, please contact us to put a no obligation booking option on a villa for 3 days for you. After this time the villa’s availability will be released should you decide not to proceed with the booking.

What deposit do I need to pay to book a villa?
Up until 70 days before your chosen arrival dates, you can reserve your villa with 25% of the total booking price.
Within 70 days of your arrival date, you will be required to pay the entire booking price.

When do I need to pay my deposit?
Your deposit is due at the time of booking.

When do I need to pay my balance?
Your remaining balance payment is due 65 days before your chosen arrival date.

Will you take the balance payment automatically?
No, we will not take the balance payment automatically. However, we will send you reminders via email as your balance due date approaches.

How do I pay my balance?
You can pay your balance via your secure online account on our website. It is safe and easy to sign in using your email address (used for making the booking) and your Booking Pin or password, which you used to create the account.
If you have any problems signing in or making the payment through your account, please contact us for assistance.

I have made a booking, what documents can I expect to receive?
Shortly after you have booked with us, you will receive your booking confirmation and payment confirmation via email.
When you have paid your balance in full, you will then receive your travel documents which include the villa address details, contact details for the villa owner and directions to your villa. If you think you are missing any booking documents or required information, do not hesitate to contact us.

Where can I review my booking documents?
You can review your booking details, payments and edit your contact details in your secure online account. It is safe and easy to sign in using your email address (used for making the booking) and your Booking Pin or password, which you used to create the account.
If you have any problems signing in or making the payment through your secure online account, please contact us for assistance.

Can other people make payments towards the holiday?
Yes, contact us so we can help with this and ensure that all associated payments are correctly assigned to your booking.

What types of payment do you accept?
You can make a payment with any card that has a Visa or Mastercard logo, PayPal (in Pounds Sterling) or by Bank Transfer.

What currencies can I use to make the booking?
You can use Pounds Sterling, Euro, US Dollars or AUS Dollars. You can change the currency you see on the website’s header by clicking on the currency icon.

Is there a minimum age for making a booking?
Yes, the lead person of the booking should be aged 21 years and over.

Do you offer a discounted accommodation price for single travellers?
No, our villa booking prices are per villa as opposed to per guest.

We wish to stay for 2 weeks but some of our party will only be staying for 1 week, is this possible?
Yes, as long as the total number of guests does not exceed the maximum number for your specific villa! Our villa booking prices are per villa as opposed to per guest.

Can I stay at 2 different villas during my stay?
Yes, please contact us so we can help find the best villa options for your dual location holiday.

Do you offer flight-inclusive package holidays?
No, we do not offer flight-inclusive packages but we can recommend some airlines or assist with airport information within Tuscany if you require it.

Do you offer travel insurance?
No, unfortunately, we are not able to offer travel insurance.

Do you offer Car Hire?
No, we do not offer car hire. However, we can help to recommend a supplier based on your needs.

Are additional services, such as maids, chefs, breakfast, shopping, available at the villa?
Yes, our experience specialists are on hand to arrange additional services for you, based on your requirements.

Can I book Tuscany Experiences with my booking?
Yes, our experience specialists will be in touch with you when you book to offer suggestions and help you book your dream experiences. We have in-depth knowledge of Tuscany and delight in sharing it with our guests to make their Tuscany holidays unforgettable.
You can choose to book experiences when you book your villa or closer to your arrival date.

WHAT IS INCLUDED?

What facilities are included in the villa price?
For a list of services and facilities included in the villa booking price, please refer to the specific villa’s page on our website.
If you are unsure or would like to arrange additional services, please contact us with your requirements.

Are bed linen and towels included?
Yes, bed linen and bath towels will be made available for you in your villa and your beds will be prepared for your arrival. Pool towels are also included. For bookings of more than one week at our villas, bed linen and towels will be changed at least once per week. In some villas, bed linen and towels are changed midweek also as part of the villa price. Additional bed linen and towel changes can be arranged for any villa on request for an extra fee.

Is cleaning included?
Yes, your villa will be cleaned prior to your arrival. For bookings of more than one week, a clean will also be carried out at least once per week as part of the villa price. In some villas, midweek cleaning is also included. Additional cleaning services can be arranged for any villa on request for an extra fee.

Are there laundry facilities at the villa?
Yes, our villas have laundry facilities including a washing machine, iron and ironing board. Most of our villas make the laundry facilities available to guests. In addition, some of our villas provide maid services where laundry can be done on the guests’ behalf.

Is there a dryer in my villa?
If your villa has a dryer, it will be shown in the facilities list of the villa web page however, dryers were less commonly used in Italy compared to some other countries, particularly the United States. There are several reasons for this cultural difference. Italians often prioritise energy efficiency. Dryers consume a significant amount of electricity, and Italians prefer to save on energy by air-drying their clothes. Line-drying clothes is a common tradition in Italy and many other European countries. It's seen as environmentally friendly and can provide a pleasant scent to clothes when dried outdoors. The Mediterranean climate in Italy can be relatively mild and sunny, making it suitable for air-drying clothes outdoors for much of the year.

How much will I pay for heating at my villa?
Heating costs are generally not included in the rental price as most villas are rented during the summer months when heating is not required. During the spring and autumn months when the rental rates are significantly lower, heating usage could apply as an extra cost. Actual heating usage charges vary according to the difference between indoor and outdoor climatic temperature and the villa insulation. As a guide, the average heating use for a 90 square meter two-bedroom, two-bathroom villa in May and September costs from 5 euro to 15 euro per day. Stone structures tend to have less insulation so in early spring could be more difficult to raise the indoor temperature.

How much will I pay for air conditioning at my villa?
Air conditioning costs are generally not included in the rental price as usage varies between people who prefer not to use air conditioning and people who do. During all rental seasons, for air cooling or air heating, usage could apply as an extra cost. Actual air conditioning usage charges vary according to the difference between the indoor temperature setting and outdoor climatic temperature and the villa insulation. As a guide, the average air conditioning use for a 90 square meter two-bedroom, two-bathroom villa in July and August costs from 1 euro to 4 euro per day. Stone structures tend to be cooler so in mid-summer could be easier to lower the indoor temperature.

How much will I pay for heating a pool at my villa?
Pool heating costs are generally not included in the rental price as pool heating usage varies between people who prefer not to heat the pool and people who do. Actual pool heating usage charges vary according to the difference between the water temperature setting in the pool and outdoor climatic temperature and the application of a pool insulation cover. As a guide, the average heating use for a 100 cubic meters of pool water costs between 50 to 100 euros per day. The application of pool insulation covers provided will make raising the temperature easier and therefore lower the cost.

How much will I pay for a hot tub at my villa?
Hot tub costs are generally not included in the rental price as usage varies between people who prefer not to use the hot tub and people who do. During all rental seasons, hot tub usage could apply as an extra cost. Actual hot tub usage charges vary according to the difference between the water temperature setting in the hot tub and outdoor climatic temperature and the application of the hot tub insulation cover. As a guide, the average heating use for a 4 person hot tub costs from 2 to 6 euros per day. The application of hot tub insulation covers provided will make raising the temperature easier and therefore lower the cost.

Can I charge an Electric Vehicle EV at my villa?
Yes, you can typically charge an Electric Vehicle (EV) at your villa, as long as the villa provides the necessary EV charge point. Check the villa facilities list when searching for villa, look for villas that explicitly offer an EV charge point as one of their facilities. EV charging costs are generally not included in the villa rental price as EV charging varies depending on usage. You may be asked to pay per kWh at the price that the property owner pays their electric supplier, which is approximately 0.50 Euro per kWh. Typically, it is not possible to charge an EV from villas not equipped so it's a good idea to plan your charging needs in advance. If the villa doesn't offer charging facilities or if they're not suitable for your needs, you can also look for public charging stations nearby. Various mobile apps and websites provide information about the location and availability of charging stations or, for advice contact us.

Is there Internet access at the villas?
Yes, all of our villas have Internet access. Please note that as many of our villas are in remote locations, internet speeds may be slower than you are used to. Standard Internet speeds run at 6 to 15 Mbps downloads and 1 to 2 Mbps upload. Some villas have superfast connections that run at 20 to 100 Mbps download and 5 to 10 Mbps upload. Please refer to your specific villa’s page on our website for details of superfast connections or contact us for more information.

Is there Mobile phone access at the villa?
Typically our villas have mobile phone access however, at some villas you may find you cannot access your mobile network or experience patchy coverage. If your mobile phone contract is outside the EU check whether EU roaming is included or if you need an add on. If mobile phone access is essential to your trip please contact us for details.

AMENDING YOUR BOOKING


Can I add additional people to my booking?
Yes, as long as the total number of guests does not exceed the maximum occupancy of your chosen villa.

One of my travel party has a baby on the way! Can I add the baby to the booking?
Congratulations! Yes, as long as the total number of infants does not exceed the maximum occupancy of infants permitted at your chosen villa.

Can I add additional a pet to my booking?
Yes, as long as the total number of pets does not exceed the maximum pets occupancy of your chosen villa.

Can I add extras to the villa after booking?
Yes, our experience specialists can help to arrange extra services and authentic Tuscan experiences for you.

Can I change the dates of my villa booking?
Yes, you can move your booking at the same villa up to 65 days before your original arrival date. An administration fee of £50 will apply. If the new date falls in a higher season, additional rental costs may also be charged.
If you wish to change the dates of your booking within 65 days of your original arrival date, it may not be possible to amend this booking or additional charges may apply.
In any case where you wish to amend your booking, please contact our Villa Specialists so they can assist you.

Can I change the duration of my villa booking?
Yes, you can extend your booking, as long as the villa is available.
If you wish to shorten the duration of your stay, this is only possible up to 65 days before your original arrival date. After this date, it may not be possible to amend the booking or additional charges may apply.
In any case where you wish to amend your booking, please contact our Villa Specialists so we can assist you.

Can I arrange pre-arrival shopping?
Yes, at most of our villas we can arrange groceries to be delivered to your villa before you arrive. Please contact us to discuss your requirements.

What is your cancellation policy?
We will cancel your booking as soon as we receive your confirmation of cancellation in writing from the lead person of your booking. Please note that charges may apply.

ARRIVING AT YOUR VILLA 

How do I find my villa?
Before you leave, we will send you detailed directions and GPS coordinates of how to get to your villa. On your arrival day, if you have any difficulties finding the villa, you can call the local villa owner/manager who will be waiting for you at the villa.

Do I need to drive on gravel roads to access my villa?
Some of our villas are accessed via private unpaved roads with loose and uneven surfaces, which may be unsuitable for vehicles with low chassis, such as a sports car. Check the arrival guide on the villa web pages for details, if you have any doubts please contact us for details.

What are the arrival and departure times for your villas?
For all our villas, check-in is from 16:00 - 19:00 local time and check-out is before 10:00 local time the day of your departure. This allows our villa owners time to ensure the property is prepared to the highest standards for your arrival.

Do your villas have private car parking?
Typically our villas have private parking spaces adequate for the size of the villa some of which have covered parking. Check the arrival guide on the villa web pages for details, if you have any doubts please contact us for details.

Can I arrange an early check-in or late check-out?
Usually this is not possible, however, sometimes we are able to arrange an early check-in, late check-in or late check-out on request, depending on the circumstances of the day. Please contact us to discuss your requirements.

If I arrive before check-in is possible, can I drop off my bags at the villa?
Usually, yes. It is often possible to arrange an early bag drop off request depending on the circumstances of the day. Please contact us to discuss your requirements.

What is required at check-in?
At check-in the keyholder will require the national ID card or passport of all people staying at the villa so the details can be registered with the provincial authorities. You will be required to make your Tourist Tax and security deposit payments (where applicable) to the keyholder. For details of these two payments, please refer to the specific villa page on our website.

Will there be food and provisions provided in the villa?
Our villas are stocked with kitchen and bathroom essentials. If you would like to arrange a pre-arrival shopping or meal service for your arrival, please contact us with your requirements.

Who can I contact during my stay?
In the first instance, please contact the villa owner or manager.
Of course, you can also contact us. We are here for you from the moment you book to after you have arrived back home following your holiday.

Will the garden and pool be looked after during my stay?
Yes, we love that so many of our villas have beautiful private gardens for our guests to enjoy. To keep these gardens maintained they need regular care and attention. At check-in you will be informed of when maintenance staff make their regular visits to ensure minimal disturbance to you and your party.

What should I do if any damage occurs to the property during my stay?
If you notice something is missing or damaged in your accommodation, please let the villa owner or manager know immediately so that they can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, and if possible prior to check-out. The accommodation will be inspected at the end of the holiday and you may be charged for any loss or damage.

Yes, we love to receive your feedback! You will receive a link via email so you can leave a review after you have returned home.
