Casale Cipressi is an exclusive Tuscan country house 2.7km from Castellina in Chianti furnished to a high standard and consists of two floors. It is totally built in stone, has terracotta floors throughout and chestnut wooden beams gracing the old style ceilings.
The villa has a dominant position on a hilltop which provides wonderful views of the Tuscany countryside dotted with hamlets, vineyards, olive groves and woodlands. In the landscaped gardens there is a large infinity swimming pool and a sauna outhouse. Pool towels are provided. There are two covered parking places and ample parking is available for a number of other cars in the uncovered areas.

Because of the particular design all the rooms of the house have direct access to the courtyard, garden or terrace. The main part of the house is entered from the large furnished terrace that wraps around half of the house, on this terrace there is a large fireplace with BBQ. From this terrace you can enter the large fully equipped kitchen which includes gas and electric hobs, electric grill, oven, one fridge/freezer and a second american fridge/freezer, microwave and dishwasher.



The large terrace also provides access to a lounge and dining room. On one side of this room there is a large wooden dining table that seats 10 people. To the other side of the room there is an open fireplace surrounded by a leather sofa and armchairs. The villa is furnished with various antiques.





To the left of the lounge there is a double bedroom which also has access to the terrace on which there is an outside open fireplace/BBQ.




Off the lounge there is a corridor which provides access to the master double bedroom and a bedroom with a three quarter bed (120cm x 190cm). Along this corridor there are two bathrooms, one with shower cubicle and one with open shower.



The ground floor is accessed externally from the first floor. The central room is a large living area which includes a smaller fully equipped kitchen with gas hobs, fridge and dishwasher.



There is a double bedroom and a twin bedroom on this floor. On the left of the living area is the large double bedroom. This double bedroom can be made into a twin on request. If you do not request this when booking the room will be as described.




On the other side of the room is the living area that has a sofa and armchairs and a dining table. From here there is access to the garden and a furnished terrace.




The other bedroom is to the right of the living area, it is entered through a bathroom with jacuzzi and separate WC. Both bedrooms have access to the garden.



The twin beds can be made into a double on request, if you need this please make sure that you request it when booking otherwise the house will be as described.


The owner requests no pets
Three times a week there are 2 hours of maid service included in the price.
There is a private helipad on the property exclusively for guests of Casale Cipressi.

The swimming pool is immediately next to the house and lies in a well maintained Tuscan garden. It is surrounded by sun beds and umbrellas. From this relaxing position you have a fantastic view of the countryside of Tuscany.




Near the pool there is a sauna.
The pool is 12x6 meters and 1.7-1.9 meters deep and open from May to mid-October.

Castellina in Chianti is the nearest town, it is 2.7km away. In this market town there is a wide selection of shops, restaurants and other amenities. We recommend you try the restaurant La Torre.

Cons TV and Internet didn't work for the first three days. After that the TV only worked intermittently.
Local attractions Town and the beautiful center. Beautiful walking town. Little shops and a coop for grocery shopping. Don't remember the name but it was the first restaurant after the coop. Wonderful!

Cons Dirt track to reach the villa, could have been maintained better and not good for normal cars. We had no electric or water from 9am till 4pm one of the days. The owner told us ,after we complained, that there was an A4 paper sign on the entrance to the dirt track, in Italian, so we were very disappointed.
Local attractions All the local towns, Sienna, Poggobonssi, Florence and Pisa were great. We ate at the villa.

Pros Vorweg möchten wir erwähnen, dass wir bereits diverse Ferienhäuser in der Toskana angemietet hatten und wir im Casale Cipressi die perfekte Unterkunft gefunden haben, die allen unseren Ansprüchen gerecht wird. Die Location ist ideal, um Erholung und Ruhe zu finden. Das Haus und der Garten bieten eine Menge Platz. Man hat einen wunderbaren Ausblick und die große, hintere Terrasse mit dem Kamin lädt zum gemütlichen Verweilen am Abend ein. Das Haus ist in einem gepflegten und sauberen Zustand. Die Möbel (teils Antiquitäten) passen hervorragend zum Stil eines toskanischen Landhauses. Eine moderne Einrichtung wäre hier fehl am Platz. Bezugnehmend auf eine vorherige Bewertung möchten wir anmerken, dass die Zufahrtstrasse wie beschrieben unbefestigt ist. Als Fahrer eines Dodge Ram hatten wir damit keine Probleme. Aber angesichts der Tatsache, dass die Haushälterin mit Ihrem Fiat 600 das Haus erreicht (und das wohl auch bei schlechtem Wetter) gibt Grund zur Annahme, dass die Straße auch mit nicht-Allrad angetriebenen Fahrzeugen zu bewältigen ist. Lediglich tiefergelegte Sportwägen haben vermutlich ein Problem. Auch die Brat-Pfannen sind in der Küchenausstattung vorhanden. Die Haushälterinnen und der Hausmeister sind sehr freundlich und diskret bei der Ausführung Ihrer Tätigkeiten. Man fühlt sich nicht gestört. Nicht zuletzt sei erwähnt, dass uns der freundliche Eigentümer, welcher nicht vor Ort wohnt, persönlich empfangen und uns durchs Haus geführt hat. Fazit: wir kommen gerne wieder !
Cons Da eine nur durchweg positive Bewertung unrealistisch wäre, hier noch zwei Negativ-Punkte die uns aufgefallen sind: Zum einen war die Kaffeemaschine stark verkalkt und kein Messbecher vorhanden. Beide „Probleme“ konnten aber ohne großen Aufwand von uns selbst beseitigt werden. Kaffeemaschine entkalkt und Messbecher zum Inventar hinzugefügt. Somit steht aus unserer Sicht einem Urlaub ohne Negativ-Punkten nichts mehr im Wege. ;)

Pros tolle Lage, diverse großzügige Sitzplätze - je nach Sonnenstand oder Wetterlage, gute Ausstattung (insb. bereits bestückte Windlichter, etc.) inkl. Grill, Putzfrau ist 3x pro Woche im Preis inbegriffen
Cons Die unteren beiden Schlafzimmer (4 Pers.) sind in einer separaten Einliegerwohnung - man kann die restlichen Räume nur über die Außentreppe (ohne Überdachung) erreichen. Dies ist kein Mangel, man muss es nur vor der Planung der Zimmeraufteilung wissen. Das zweite Bad im oberen Hauptteil ist sehr klein, hat zwar eine offene Dusche ist dafür aber eher ungeeignet (also nur zum Zähneputzen und für 3. WC einplanen).
Local attractions die Lage ist topp! Castelina ist zum Einkaufen ausreichend nah. Alle anderen Orte im Chianti, Siena, Montereggione und San Gimignano sind in akzeptabler Fahrentfernung (alles max. 30 Min.). Unschlagbar die Eisdiele (antica galeria) in Castelina.

Pros Great things: the pool, the pool furniture, the amount of space in common areas. The views are amazing! Absence of neighbours is great - a very calm place. Location is excellent. The town next door has a few good restaurants. The owner is available and helpful. The place is very clean and the cleaner is a lovely lady who does a great job.
Cons Semi-comfortable beds, dated furniture (some is vintage, some is just old), bathrooms and kitchen from the 80s (bring your own frying pans!), old TVs, sat-tv was not working. Road leading to the property is really for a 4x4, I cannot imagine how one can get there with a normal car when it rains. The automatic watering is set for midnight, so not much sleep if you go to bed earlier.

The beds have orthopedic mattresses, the furniture, kitchen and bathrooms are well built and good quality as represented in the image gallery above. There is a new TV and the Sat-TV was fixed in 2 working days. The approach road is unpaved as advertised, no problems for access even when it rains. To maintain the greens lawns irrigation is necessary at night, no further disturbance has been reported.

Pros We spend a wonderful family week in the villa Casale Cipressi. The surrounding of the villa and all the facilities are very good, we can recommend it to everybody. The house is well cleaned every other day by a little Italian lady. Castallina in Chianti is a very nice little village which is not so over commercialized as the other well know hotspot in Tuscany . As a sportive family we had enough possibilities to do our running, jogging, walking and so, there are more than enough routes around the villa to do this. It was a perfect week.

We had a positive experience, I would recommend To Tuscany to friends.
I really appreciated the in depth notes, from recommendations to new driving laws in Italy.
Also, the opportunity to have some staples available at the villa, however, I feel some of those things should be provided, particularly toilet paper and soap.  It's such a small expence yet a huge inconvenence not to have available.
We loved the villa and the view was incredible, although a bit of a drive everyday back up the mountain.  The dirt road of a mile and a half took a good 10 min.  This road should be graded
(a minimal cost) if the villa is going to be rented to guests.
I would also sugest putting some kind of shower curtain or enclosure in the second bathroom as it is not usable as it is.
The owner needs to put some kind of marker at the dirt road to distinguish it from other roads with a garbage dumpster and a mirror.   There were about three.
Overall, it was a good experience.

We were very happy indeed with the villa and its facilities. It very much had the feel of a home, and we appreciated that it had an excellent range of kitchen/china/glass ware etc. The location of the villa was stunning, with wonderful views from the garden and terraces and the
swimming pool was very good. The owner was also helpful and friendly.
The only slight drawback for 7/8 adults was that the bedrooms varied quite a lot in size (which can make it a bit difficult if everyone is making the same financial contribution). There are 2 excellent double bedrooms, one small double, and one room which is really only suitable for one person, so it would not be possible to sleep 8 adults.
Castillina was a good centre for shops and there are also some excellent restaurants in the area.
Overall we had a very good holiday and thanks for your assistance in making the arrangements

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
