Casale Cipressi is an exclusive Tuscan country house 2.7km from Castellina in Chianti furnished to a high standard and consists of two floors. It is totally built in stone, has terracotta floors throughout and chestnut wooden beams gracing the old style ceilings.
The villa has a dominant position on a hilltop which provides wonderful views of the Tuscany countryside dotted with hamlets, vineyards, olive groves and woodlands. In the landscaped gardens there is a large infinity swimming pool and a sauna outhouse. Pool towels are provided. There are two covered parking places and ample parking is available for a number of other cars in the uncovered areas.

Because of the particular design all the rooms of the house have direct access to the courtyard, garden or terrace. The main part of the house is entered from the large furnished terrace that wraps around half of the house, on this terrace there is a large fireplace with BBQ. Part of this terrace can be heated due to the presence of a gas heater. From this terrace you can enter the large fully equipped kitchen which includes gas and electric hobs, electric grill, oven, one fridge/freezer and a second american fridge/freezer, microwave and dishwasher.



The large terrace also provides access to a lounge and dining room. On one side of this room there is a large wooden dining table that seats 10 people. To the other side of the room there is an open fireplace surrounded by a leather sofa and armchairs. The villa is furnished with various antiques.





To the left of the lounge there is a double bedroom which also has access to the terrace on which there is an outside open fireplace/BBQ.




Off the lounge there is a corridor which provides access to the master double bedroom and a bedroom with a three quarter bed (120cm x 190cm). Along this corridor there are two bathrooms, one with shower cubicle and one with open shower.



The ground floor is accessed externally from the first floor. The central room is a large living area which includes a smaller fully equipped kitchen with gas hobs, fridge and dishwasher.



There is a double bedroom and a twin bedroom on this floor. On the left of the living area is the large double bedroom. This double bedroom can be made into a twin on request. If you do not request this when booking the room will be as described.




On the other side of the room is the living area that has a sofa and armchairs and a dining table. From here there is access to the garden and a furnished terrace.

The other bedroom is to the right of the living area, it is entered through a bathroom with jacuzzi and separate WC. Both bedrooms have access to the garden. There are fans available in all of the bedrooms.



The twin beds can be made into a double on request, if you need this please make sure that you request it when booking otherwise the house will be as described.


The owner requests no pets
Three times a week there are 2 hours of maid service included in the price.
There is a private helipad on the property exclusively for guests of Casale Cipressi.


Pool Info




The swimming pool is immediately next to the house and lies in a well maintained Tuscan garden. It is surrounded by sun beds and umbrellas. From this relaxing position you have a fantastic view of the countryside of Tuscany.




Near the pool there is a sauna.
The pool is 12x6 meters and 1.7-1.9 meters deep and open from May to mid-October.

Pros The villa is very well equipped and the cleaning lady is superb at keeping everything neat and clean. The beds are comfortable. The pool and sauna are added treats and the washing machine was a real bonus with 3 young children. The villa is 45 minutes from Florence and Siena and 7 minutes from Castellina in Chianti, a charming town with a number of very good restaurants, grocery store, and a number of other stores. The view from the terrace is spectacular. Loved having our meals outside with views of the valley and towns in the distance. The owner Nik was extremely helpful. We enjoyed it all.
Cons The road into Casale Cipressi is awful. It takes 5 to 6 minutes to drive 1.7 km. and is a concern each time because on each trip you hit the bottom and sides of your car no matter how careful you are. The road really should be repaired. It may have been the year, as Tuscany had a lot of rain in 2014, but the bugs, especially the horse/deer flies that bite were awful. It really affected our ability to enjoy the pool in late afternoons. Installed bug deterrents inside and that worked but the bugs were awful and caused considerable discomfort for my daughter-in-law who was badly bitten.
Local attractions We enjoyed Tre Porte, Il Torre, Albergaccio di Castellina and the restaurant at the Hotel Palazzo Squarcialupi, where there was also excellent entertainment, We visited most of the nearby villages including Panzano for the Sunday market, Montereggioni, which was great fun for the children who enjoyed climbing the walls and dressing up in the museum. Rada was charming and we made many trips to both Siena and Florence. San Gimignano and Colle di Val Elsa are close and great day trips.

Pros The villa is very secluded and private and the views from it are beautiful and tranquil. It is very spacious and there are lots of nice spaces for dining and chilling. The pool is excellent for an adult party (no shallow end). The kitchen is mostly well equipped, and overall the equipment and facilities at the villa are very good. The owner was very helpful, efficient and pleasant to deal with.
Cons The access track is very, very rough and the novelty of bumping along it for 15 minutes every time we left or returned to the villa really did wear off. By the end of the week we were resentful of the discomfort and the wasted time. We would not book the villa again for this reason. More minor points: whilst traditional and elderly furniture is fine in most cases, the mattresses were all showing their age too and not that comfortable. Overall the kitchen was better equipped than many holiday villas, but a villa intended for 8 or 9 people needs more than one teapot and one small cafetiere!
Local attractions We had a very good meal at the A Torre restaurant in Castellina itself. Radda and Panzano are both pretty towns and worth a visit (as well as the obvious attractions at Siena, San Gimignano and Monterrigione). The old town at Colle di Val d'Elsa Alto took us completely by surprise, we thought it was delightful. We hired racing bikes from Gippo Bikes at Colle dVd'E, they were excellent to deal with and the bikes were perfect.

Cons The access road is REALLY bad!! And the villa needs SERIOUS renovation - everything inside is very old: half of the laps is not working, doors are squicky, water was not working from time to time....

The owner plans to improve the road as soon as is possible. The power tripped during a thunderstorm and the water pump lost power at this stage too. The pump was switched back on immediately it was reported.

Pros Casale Cipressi is exactly as advertised. It is a beautiful residence which sits atop a mountain with 360 degree views of the Tuscan countryside. The owner has embellished both the interior and the grounds with artifacts from his travel which makes the property more interesting. The villa is meticulously maintained.
The kitchen is well equipped with plenty of glassware to enjoy a variety of Tuscan wines. All the elements of sleeping and living comfort were good. The location of this villa is very private. It is accessed by a safe but rutted dirt road which will jostle you as you make the seven minute drive to the villa, rewarded when you arrive. The house has several routers inside and out but the wifi signal is weak.
We were out and about so we only met the cleaning lady on arrival. A sweet women she was very efficient in her responsibilities and we appreciated having her on Mon, Wed and Fri. Nikolaus, who is the owner, is a very nice man who makes himself accessible during your stay.

Pros This spacious and well appointed villa is situated in a quiet and private location and commands a spectacular view. It is also very convenient for exploring Chianti-Tuscany. We liked the modern and well equipped kitchen and the gas BBQ. Everything worked, too. It was easy to cook meals for a large group. The pool is a good size for doing laps and getting some exercise after lots of food and wine. The beds are very comfortable and the bed linen of high quality and even ironed! The bedrooms are large and bright with very convenient access to outside patios etc. The outside sitting/dining are spacious and very comfortable.

Nik, the owner was very helpful and provided us with lots of useful information about the local are, shopping, restaurants, etc. And Signora Rina was very helpful and patient with my limited knowledge of Italian.

While some previous guest have commented on the "difficult" access road to the villa, we did not find it so if driven slowly. In fact we would say that casual passers-by are discouraged from taking it, therefore enhancing the privacy and quiet of the villa.
Local attractions Sunday market in Panzano with a visit to Dario Checcini's butcher shop Co-op in Poggibonsi is a good place to buy fresh fish (Thank you, Nik for the recommendation)

Pros We loved our stay at Casale Cipressi. There were 9 of us, 2 families with kids, and it worked out so well in terms of bedrooms and bathrooms. We were initially concerned about only having access from the outside to the bottom floor rooms, especially at night, but the outdoor patio and stairs were well lit at night.

We all love to cook and the kitchen is well equipped with every thing you could possibly need to make a fabulous meal. The 2 living rooms (one up, one below) worked well with adults upstairs and the kids and their toys & electronics downstairs.

The view and the setting are amazing. Yes, it's a bit of a bumpy drive in from the main road, but well worth it for the view and lack of neighbours. Nice spot to go for a run in the mornings and where else can you see deer walking across the lawn in the early morning?

I loved the number of patios, covered and open, that the place has. You could eat at a different spot with every meal. Especially fantastic is the covered outdoor living room with fireplace. Since it was late September, we spent every evening sipping wine on the 3 big comfy sofas with a fire burning.

The kids loved the pool, even on the not-so-sunny days. The sauna was a great way for them to warm up after a swim.

We all loved it and would definitely go back.
Local attractions Check out the butcher in Greve. Amazing wild boar prosciutto, steaks and a rabbit roast. Good cheeses down in the cellar as well. Make sure you visit Radda in Chianti - our favourite town. Definite place for lunch is Badia Coltibuono. It was our 4th time to the restaurant and winery and again, so impressed with our meal.

Pros The views and location of the property were fantastic.
The kitchen was really well equipped for large groups. Lots of big serving dishes and pots. Also a great selection of wine glasses to enjoy the local wines. Big American fridge was handy for a large group.
We appreciated the recommendations for the cooking classes at Malborghetto in Lecchi, and the chef who came in to cook at the villa - both were highlights.
The cleaning lady was charming, efficient and friendly.
We loved the many outdoor seating areas for large groups and meals, but were unable to use most of them because we booked late in the season and it was cool outside. I imagine it would have a completely different feel in slightly warmer weather.
Nik responded promptly to our requests for firewood and was attentive to any needs we had.
We were able to walk into Castellina (50 mins) which was a good chance to explore the area on foot.
Cons The policy of one roll of toilet paper per bathroom is an irritant for a "luxury" villa. We had a maid come in 3 times in our week who could have easily restocked the bathrooms when she cleaned them. Also, the need to purchase your own dishwasher soap. We stayed in several inexpensive Airbnb places that provided us with these items plus a food starter pack for free. This policy is uncompetitive for this quality of accommodation. A few interior lights didn't work which made it dark in the evening. The road in was rough even by Canadian cottaging standards.

Pros La villa est belle, spacieuse, très bien équipée (cuisine, wifi, cheminée, chauffage sur la terrasse, table de ping pong, chaine hifi, ...) Le jardin, la piscine, les nombreuses terrasses sont très agréables.
La maison est idéalement située pour visiter la région et on trouve tout ce qu'il faut au village de Castellina.
Cons La villa est difficile d'accès, le chemin d'arrivée est très escarpé. Il y a beaucoup d'insectes. La piscine était très froide certainement dû à une météo capricieuse pendant notre séjour.
Local attractions Nous avons pu visité Florence, Rada in Chianti, Greve in Chianti, San Gimignano, et Sienne.

Pros Wir waren nun bereits zum zweiten Mal dort und es war sofort wieder ein vertrautes Gefühl da. Wir lieben den Platz auf der überdachten Terrasse und diese Aussicht. Wenn es "Probleme" gibt, z.B. mit dem Internet, kümmert sich der Besitzer sofort darum. Wir haben die Woche sehr genossen und werden diesem Haus auch bei zukünftigen Toskana-Urlauben treu bleiben.

Pros Die einmalige und spezielle Lage miten in Fauna und Flora, die Grösse des Grundstückes ist sehr imposant und provoziert sogar kleine Spaziergänge :-)
Der Pool und die verschiedenen Plätze zum Verweilen sind genial und sehr schön eingerichtet.
Das antike Ambiente lässt einem an ein Schloss denken, die Mischung passt hervorragend!
Die Betreuung vor Ort war sehr nett und aufmerksam, Gruss an Herr Barnewitz!
Cons Die Liegestühle sind alt und durchgelegen, die Sonnenschirme müssten ersetzt oder revidiert werden.

Pros The view was stunning. Very private location. Very spacious villa. The garden was very spacious. Over all I thought the villa was well equiped inside and out. The cleaner was very pleasant. There was plenty information about Castalina and surrounding areas'.
Cons The road into the villa was pot holed and difficult to drive on with a car load of luggage and people. A 4X4 vehicle would have been the way forward. The villa was not easy to find once in Castalina but Nick the owner met us and guided us there. The barbecue was not big enough to cook on for nine people, two would have been better.

Pros Beautiful fireplace. Beautiful sauna. Beautiful countryside. Really nice flat lawn for Grandpa to play catch with the 9 & 7 year old grand boys!
Cons TV and Internet didn't work for the first three days. After that the TV only worked intermittently.
Local attractions Town and the beautiful center. Beautiful walking town. Little shops and a coop for grocery shopping. Don't remember the name but it was the first restaurant after the coop. Wonderful!

Pros Beautiful views, lovely pool and great surroundings.
Nik, the owner, was brilliant, he was very helpful in every manner.
Cons Dirt track to reach the villa, could have been maintained better and not good for normal cars. We had no electric or water from 9am till 4pm one of the days. The owner told us ,after we complained, that there was an A4 paper sign on the entrance to the dirt track, in Italian, so we were very disappointed.
Local attractions All the local towns, Sienna, Poggobonssi, Florence and Pisa were great. We ate at the villa.

Pros Vorweg möchten wir erwähnen, dass wir bereits diverse Ferienhäuser in der Toskana angemietet hatten und wir im Casale Cipressi die perfekte Unterkunft gefunden haben, die allen unseren Ansprüchen gerecht wird.
Die Location ist ideal, um Erholung und Ruhe zu finden. Das Haus und der Garten bieten eine Menge Platz. Man hat einen wunderbaren Ausblick und die große, hintere Terrasse mit dem Kamin lädt zum gemütlichen Verweilen am Abend ein. Das Haus ist in einem gepflegten und sauberen Zustand. Die Möbel (teils Antiquitäten) passen hervorragend zum Stil eines toskanischen Landhauses. Eine moderne Einrichtung wäre hier fehl am Platz.
Bezugnehmend auf eine vorherige Bewertung möchten wir anmerken, dass die Zufahrtstrasse wie beschrieben unbefestigt ist. Als Fahrer eines Dodge Ram hatten wir damit keine Probleme. Aber angesichts der Tatsache, dass die Haushälterin mit Ihrem Fiat 600 das Haus erreicht (und das wohl auch bei schlechtem Wetter) gibt Grund zur Annahme, dass die Straße auch mit nicht-Allrad angetriebenen Fahrzeugen zu bewältigen ist. Lediglich tiefergelegte Sportwägen haben vermutlich ein Problem. Auch die Brat-Pfannen sind in der Küchenausstattung vorhanden.
Die Haushälterinnen und der Hausmeister sind sehr freundlich und diskret bei der Ausführung Ihrer Tätigkeiten. Man fühlt sich nicht gestört. Nicht zuletzt sei erwähnt, dass uns der freundliche Eigentümer, welcher nicht vor Ort wohnt, persönlich empfangen und uns durchs Haus geführt hat.
Fazit: wir kommen gerne wieder !
Cons Da eine nur durchweg positive Bewertung unrealistisch wäre, hier noch zwei Negativ-Punkte die uns aufgefallen sind: Zum einen war die Kaffeemaschine stark verkalkt und kein Messbecher vorhanden. Beide „Probleme“ konnten aber ohne großen Aufwand von uns selbst beseitigt werden. Kaffeemaschine entkalkt und Messbecher zum Inventar hinzugefügt. Somit steht aus unserer Sicht einem Urlaub ohne Negativ-Punkten nichts mehr im Wege. ;)

Pros tolle Lage, diverse großzügige Sitzplätze - je nach Sonnenstand oder Wetterlage, gute Ausstattung (insb. bereits bestückte Windlichter, etc.) inkl. Grill, Putzfrau ist 3x pro Woche im Preis inbegriffen
Cons Die unteren beiden Schlafzimmer (4 Pers.) sind in einer separaten Einliegerwohnung - man kann die restlichen Räume nur über die Außentreppe (ohne Überdachung) erreichen. Dies ist kein Mangel, man muss es nur vor der Planung der Zimmeraufteilung wissen. Das zweite Bad im oberen Hauptteil ist sehr klein, hat zwar eine offene Dusche ist dafür aber eher ungeeignet (also nur zum Zähneputzen und für 3. WC einplanen).
Local attractions die Lage ist topp! Castelina ist zum Einkaufen ausreichend nah. Alle anderen Orte im Chianti, Siena, Montereggione und San Gimignano sind in akzeptabler Fahrentfernung (alles max. 30 Min.). Unschlagbar die Eisdiele (antica galeria) in Castelina.

Pros Great things: the pool, the pool furniture, the amount of space in common areas. The views are amazing! Absence of neighbours is great - a very calm place. Location is excellent. The town next door has a few good restaurants. The owner is available and helpful. The place is very clean and the cleaner is a lovely lady who does a great job.
Cons Semi-comfortable beds, dated furniture (some is vintage, some is just old), bathrooms and kitchen from the 80s (bring your own frying pans!), old TVs, sat-tv was not working. Road leading to the property is really for a 4x4, I cannot imagine how one can get there with a normal car when it rains. The automatic watering is set for midnight, so not much sleep if you go to bed earlier.

The beds have orthopedic mattresses, the furniture, kitchen and bathrooms are well built and good quality as represented in the image gallery above. There is a new TV and the Sat-TV was fixed in 2 working days. The approach road is unpaved as advertised, no problems for access even when it rains. To maintain the greens lawns irrigation is necessary at night, no further disturbance has been reported.

Pros
We spend a wonderful family week in the villa Casale Cipressi.

The surrounding of the villa and all the facilities are very good, we can recommend it to everybody.

The house is well cleaned every other day by a little Italian lady.

Castallina in Chianti is a very nice little village which is not so over commercialized as the other well know hotspot in Tuscany .

As a sportive family we had enough possibilities to do our running, jogging, walking and so, there are more than enough routes around the villa to do this.



It was a perfect week.
