Docciolina is located in the heart of Tuscany in the Chianti wine-producing region. It is ideally positioned to enjoy the peace of the Tuscan countryside and for visiting the historical towns in the area.


In the garden of the property lays a large swimming pool, it is accessed from the large terrace in front of the villa by some stone steps. It is at a lower level than the villa. From the pool and gardens there are fantastic views of the surrounding Tuscan hills. To one side of the pool there is a shaded table with chairs.



Docciolina is entered from a large furnished terrace. On entering you find yourself in a hall that leads to the dining room where there is a large wooden table.


To the left of the dining room there is a large open kitchen with a small dining table. The kitchen contains dishwasher, washing machine, fridge/freezer, oven and gas hobs. In one corner there is a fireplace. Off the kitchen there is a well-equipped billiards room off which there is a bathroom with shower.


To the right of the entrance hall wooden doors lead to a large lounge with fireplace. There are tall windows along one wall of the room providing it with a fantastic view. To one side of the room there is a wooden staircase that leads to a small mezzanine floor sleeping area with double bed. Off the lounge there is a small bathroom with shower.


Upstairs there are 3 bedrooms and 2 bathrooms. The master bedroom has a large double bed and a large en-suite bathroom with tub. It also has a small sitting area that is divided from the sleeping area by a tasteful iron divisor.




The other 2 bedrooms are with twin beds. The second bathroom is with a shower. The rooms are all furnished with dark antique furniture from the beginning of the 1900s.





Docciolina is well located for visiting the Chianti and Florence.

One twin room can be set up as a double if requested when booking.

Pool Info




The garden around the house is fenced. The pool lies at a lower level than the villa and has open views of the fields and hills in the distance. To one side of the pool there is table with chairs shaded by an umbrella, ideal for afternoon meals. Several sun beds surround the pool.

There are a few steps to enter the pool. Along one side runs a narrow, shallow pool. This is divided from the main pool by a low wall over which the water flows.
The main pool is 10.5 x 5 meters and from 1.20 to 1.60 meters deep. The shallow pool is 10.5 x 1.5 meters and 50 centimeters deep.
The pool is open from April to September. Pool Towels are provided.

Pros What a beautiful place to stay!

The pool was perfect for our group (5 adults and 2 x 2yr olds and a 4 yr old). The larger pool was not chlorinated so the water felt so much lighter and lovely to swim in, and the children did not complain of sore eyes. The shallow "children's" pool was perfect as the children could play with more freedom in the water.

The scenery was breathtaking.

The gardens were extensive and allowed for walks with the children.

The local village was very small and had a lovely restaurant (very cheap and the best one we went to for our whole stay in tuscany as it was perfect for the children but wth good food too - and walkable so everyone could drink. - take a torch for the walk back). THere is also a little play park too.

The kitchen is well equiped and had all we needed.

All the amenities were there and there was a quirkiness which added to its character.
Our hosts Carlo and Roberta were delightful and made us so welcome. Carlo was always on hand for any queries we may have. We were able to travel out and visit beautiful places such as Florence, Siena and San Gimignano.

A guide book on local days out was in the house. There was no WIFI which we enjoyed as it gave us a little more serenity and escape from daily chaos.

The wolves serenading us in the late evening were an added bonus!

Our holiday at La Panca was certainly one to be remembered. My little
granddaughter keeps asking me do I want to return to Italy and Oh Yes I
do! My first holiday in Italy but I hope not my last.
Cons There were a lot of "things" out on shelves and tables (ornaments and the like). THis was quite distressing with two toddlers running round. luckily we had fantastic weather the entire stay so were able to keep them outside unless it was bed time.
Local attractions There was a pizzeria restaurant up the road. Pizzas and other meals were delicious and the wine was very cheap!! Travelling to the surrounding cities (siena, florence etc )was probably not worth it with the children as we enjoyed better food in La Panca and in the villa.

Pros An excellent Tuscan villa in superb surroundings. Although speaking little English Carlo and Roberta, the owners, were charming and welcoming. With lots of sign language we shared a bottle of wine and a tour of the villa before we began our stay. The pool was wonderful, the grounds beautiful, and the villa had everything we needed. Lots of space for our family and friends. It's well located for Florence, Sienna and all of the major cities we wanted to visit. Nearby Greve was a great little town we visited most days for a good coffee and free Wi Fi !
Cons Nothing
Local attractions The pizza restaurant is only a few minutes walk away and there are some fantastic restaurants further afield. One recommended by Carlo in nearby Dudu was great value and the food used local ingredients and cooked very well. We went to Restaurant de Lemole, in Lemole which although not cheap was fantastic.

Pros The house was very comfortable and there were so many rooms everyone had their own space. The gardens and swimming pool were glorious and the views absolutely stunning. In addition Carlo and Roberta were very welcoming and a delight to deal with,
Cons Having to leave and go home!
Local attractions The pizzeria at La Panca was very good and very friendly, The restaurant Giovanni Di Verazzano in Greve was superb with great views from the terrace overlooking the square. The night markets in Greve were great to wander round as were the Chianti vineyards. Florence was a short and easy drive from the villa and was superb.

Pros The gardens and swimming pool were great - the best part of the villa was this area. The view was spectacular. Quiet and peaceful. Able to walk to the pizzeria which was great. If you had young kids the 2 tiered pool would work well (shallow for them to play).
Cons The inside was very DARK and cluttered with lots of knick knacks and STUFF every where. At this price point I would expect Some cleaning supplies. Eg. 7 dishwasher tablets, a spare toilet roll, a black garbage bag etc. The electric circuits were hopeless - only 1 appliance on at a time!!! No wifi was a real pain. The information booklet was too generic - please customize for the individual villa.
Local attractions We liked the local pizza place. Siena and San Gigimigano were fun days out. Took about an hour to get there on VERY WINDY roads (the kids felt car sick every time we left the villa due to narrow twisty roads).

Pros It was beautiful and the owners were so lovely. Carlo - the owner was so wonderful and helpful - we had some car trouble and he helped us and even changed our tire. Carlo's wife Roberta was so sweet to us. The place was so gorgeous - the flowers and grounds were exquisite. We all felt so at home and enjoyed every minute. The pool was immaculate and inviting.
Cons We loved everything.
Local attractions We loved the little pizza place up the road - a 2 minute walk. Greve was a wonderful little town and we enjoyed meals there at a few of the restaurants in the square. We used Sandra at Chianti Transfer for some tours and rides and she was great!! We hired a couple that were chefs to come to our villa for my 60th birthday dinner and they were fabulous. We highly recommend Mangicasa - Marieke and Bert Jonasse. They were so nice and the dinner was delicious!!

Pros Roberta and Carlo were really welcoming, which made a great start to the holiday. The location was great and it felt very secure. The garden was stunning, and even better when we discovered the three tortoises in the enclosure by the house. The terrace outside was wonderfully shady in the heat. The pool was great for the kids as the drop down part is only about knee-high so really safe for little ones to potter in. Il Cielo Pizzeria is literally a three minute walk up the road and is perfect for an easy night out (gets busy though so need to book).
Cons The house was beautiful but there were a LOT of breakables all over the place - something I was incredibly conscious of with three small boys. Luckily the only breakages were a couple of plates in the stone sink as we moved a lot of bits when we arrived out of small boy reach. Lots of antique furniture too, which isn't always practical with kids.
Local attractions I did a wonderful cookery course one day at Toscana Mia near Radda in Chianti, we went to Pinnochio Park in Collodi and Parco di Poppi near Arrezzo (a little zoo - Italian animals rather than lions and tigers) which the kids loved. Really quiet, very low key, but a lovely day out- plus Siena, Florence, San Gimignano. Favourite place I think was Lucca - it's smaller than Siena and Florence and you can hire bikes and cycle all around the top of the city walls. Wonderful. A really fabulous holiday.

Pros very user friendly-really liked outside swimming pool & top terrace. Views were something special & outside lighting very good.
As we were able to lock access gate it made us feel very secure. The villa was situated close to small village & we liked the tranquility of the area. Owner & family very nice & made us feel very welcomed.
Cons Lighting in bedroom with 2 single beds @ top of stairs immediately to the left was not good - quite dark as the window is small- a central light could help.
Local attractions local pizza restaurant really good value for money - not opened every day- but well worth a visit or two. Liked towns such as Greve,Rada,Castellina,Pisa & of course Florence.-all close by & worth a visit.

It is not possible to add a central light. But the room has 3 lighting points and a window which together provides sufficient lighting.

Pros The pool was to die for and the secluded nature of the pool and the terrace was lovely. Internal décor was exotic but was in keeping with the surroundings.
Cons None of the adults in the party felt safe at night. All upstairs windows were barred and there was only one staircase down to the outside. This stair was not separated from the rest of the house by doors and so fire attack and smoke logging would have been rapid. How could we have been rescued. In the UK a rental villa would need to display a fire risk assessment which I hope would have identified this and put in place counter measures. Why does this not apply in this part of Europe as the assessment is part of European requirements. We would NOT stay there again. Despite its charms I could not recommend it because of the fire problem.
Local attractions Badia A Passignano and in particular its restaurants is unique and highly photogenic for those with a photographic eye.

Pros It was beautifully situated - absolutely idyllic. The pool was perfect...and always clean. The house itself was clean and tidy on arrival...spacious and well-equipped. Absolutely perfect! We have no significant complaints at all.
We would unreservedly recommend this villa to anyone. The hosts were prompt, kind, attentive and - importantly - unobtrusive. (...though they spoke not a word of English!)
Cons It would benefit from Wifi (or some sort of internet connection). The TV didn't appear to work (not that we really wanted it!).
Local attractions The 2 (very different) restaurants in La Panca were both excellent. The "posh" one was perfect for a very special family meal out...excellent quality...but VERY, VERY expensive. The Pizzeria (a 4 minute walk away) was good for a takeaway...and even better for an affordable, authentic Italian family evening out. Book early! It fills up fast.

Pros Großes abgeschlossenes Gründstück mit fast blickdichter Bewachsung. Terrassenförmig angelegter Garten. Großzügiger Pool. Ruhig gelegen.
Cons Vermieter spricht kein Wort Deutsch oder Englisch. Verständigung war daher schwierig am Telefon um die Ankunftszeit mitzuteilen. Check-In durch die Sprachbarriere ebenfalls nicht einfach. Das Haus hätte grundsätzlich etwas sauberer sein können.
Local attractions Als Ausflugsziele waren Florenz und Siena sehr schön. 2 sehr gute Restaurants in La Ponca. In 10 Minuten sind diese zu Fuß erreichbar.

Pros Für einen Urlaub mit Familie und Freunden optimal.
Schade das bei unserm Aufenthalt das Wetter nicht mitgespielt hat.
Aus unserem Urlaub am Pool haben wir kurzerhand einen Kultururlaub gemacht und haben Greve, Raada, Florenz und Siena besucht.

 Was waren die Highlights Ihres Urlaubs? Schwimmingpool (Größe) und der Garten
 Wie war Ihr Gesamteindruck der Unterbrungung? Sehr Gut
Gab es unangenehme Überraschungen? Nicht wirklich, aber ein Problem könnte die SPrache sein. Wir hatten zwar die Telefonnummer des Vermieters, der spricht aber kein einziges Wort Englisch. Gleichzeitig spreche ich nicht wirklich Italienisch, d.h. die Verständigung wäre praktisch unmöglich.
Weiters gibt es für das Haus nur einen Schlüssel und das für 7 Personen --> ist ein bisschen wenig.

What were the highlights of your holiday? Tuscany overall. The property was also very good and we enjoyed the pool which was impeccably maintained. The position was also great.

what was your overall impression of the accommodation?    Great!

Did you have any unpleasant surprises? No. All good.

Do you have any other comments? The owner was very pleasant and approachable which was nice. Maybe we could have had some instructions in English re: some of the houskeeping stuff (although the owner was very good in that he did go through some stuff at tee beginning of our stay - but we did forget to ask a few things. Specifically - it would help for a) simple instructions for the washing machine and dishwasher (really to maximise his machine wear and tear as well so people are not randomly selecting buttons - not us of coures as we paid attention! b) simpel instrutions on TV stuff and what controls what c) where to dispose of garbage c) where the pool lights are d) the nearest shopping supermarket (Figolione vs Chianti). Some shorter cues for the billiard table would be great (as kids could not use the adult sized cues well) BUT these are all MINOR. Also one small frying pan (both the ones we had were large)? We had a FABULOUS stay and loved the cosy but roomy house.

What were the highlights of your holiday? swimming in the pool, a special dinner in the Villa cooked by Andrea (who you recommended), driving around Tuscany (and Pisa was a delight) and the very best of all was a fantastic dinner our last night in a wonderful restaurant in Greve in Chianti just as you are about to enter the main square. The name of the restaurant is Gallo Nero, the decor is quite modern and elegant and it is run by 3 generations of the same family (grandmother, mother and daughter) and the home-made Italian dishes (particularly those prepared by the grandmother) are some of the best we have ever tasted.. We just happened to come across it by accident (it was not mentioned in any of your material) and it was definitely the highlight of our stay in Chianti. Please recommend it to anyone staying in the area. It was a real treat and very reasonable in cost for the superb quality of the food.
what was your overall impression of the accommodation?    The location and the view over the countryside (even though no grape vines or olive trees) was beautiful and the pool was fantastic. The Villa was very spacious and the kitchen was delightful as well as the outdoor patio with its large table, chairs and the fantastic view. The living room furniture was not comfortable to sit in, however.
Did you have any unpleasant surprises? A couple. The lounge chairs in the living room were mainly upright antique furniture that was not conducive to relaxing in so we spent hardly any time there at all. The owners were wonderful, cleaned the pool every day, but did not speak any English so it was difficult to get advice from them. This emphasizes the need to have a more informative journal in the Villa for the use of guests. Also, It was a little disappointing to have to buy such things as salt, pepper, dishwashing soap, sugar, ketchup, paper towels etc when you would think that some of these things would carry over from the previous occupants and you would then buy, as required, to replenish the supply. We left the food and incidentals that we didn't use for the next tenants (assuming the cleaning staff didn't just take them away).
Do you have any other comments? Some info in the Villa as to where you can shop nearby for essentials like milk and bread, would be helpful. It took us three days before we were able to find a shop a little way down the road and around the corner where we could do basic shopping without having to take the longer trip into Greve where there was a supermarket.

Nearest town

The nearest towns are Greve and Strada in Chianti, which are both 8km away. Greve is larger than Strada, however both these towns have all amenities. In Greve there is a market on Saturday mornings. 10km away is the town Figline Valdarno which also have all amenities.
In the hamlets Panca, 1km away, and Cintoia, 4km away, there are good restaurants.

No, for fire and safety regulations, and insurance purposes, the maximum number of people indicated on the description cannot be exceeded.
