La Capannina is a lovely restored barn located in the centre of a simple yet well maintained garden. It's found within a few hundred metres from Campiglia, a little Tuscan village on the outskirts of Colle Val d'Elsa.
In the fenced garden there is a pretty swimming pool surrounded by the open lawn, an umbrella and sun-beds. The property boundary is part-fenced and part-hedging. There are areas where it is possible to see some parts of the neighbouring property.  This should not detract from the privacy offered at La Capannina.
In front of this pretty stone barn is a large terrace furnished with a table with chairs and an umbrella. This is a lovely sunny terrace although some shade is also provided by the nearby trees.
The villa is entered through a wooden door surround be large arched windows. These provide plenty of light to the open-plan living area. On one side is a comfortable sofa that seats 4 people. A large flat-screen TV with satellite is on one wall.
The wooden dining table with 6 chairs is in the middle of the room. To the far end there is a small but functional kitchen fully equipped with gas hobs, fridge with freezer, microwave, dishwasher. Below the stairs to the first floor there is a store room with a washing machine.
The back door leads out onto a second terrace with a wooden pergola. This terrace is furnished with a marble table and 4 chairs. To the other side is a sitting area with 4 cushioned wicker chairs.
Going up the stairs to the first floor there is a bathroom with shower and large mirror. Next to this is a twin bedroom. The room has a wardrobe with limited drawer space. One of the windows has pretty views over the front terrace.
The second bedroom is a larger, bright room. It has a double bed, wardrobe with limited drawer space, and traditional Tuscan marble topped bedside tables. The entire villa is paved with terracotta tiles and has the typical Tuscan terracotta ceiling with wooden beams.

The twin room can be made into a double, please request this when booking if necessary.

The air conditioning is charged as used.

Pool Info


The saltwater pool is located to one side of La Capannina. It is surrounded by a well maintained lawn dotted with olive trees. While relaxing at the pool views of the flat fields and olive groves can be enjoyed. The pool is chlorine free and has a salt cleaning system which makes the water slightly salty.


The pool area is furnished with an umbrella and sun-beds. There are metal steps to enter the pool. It is 6x10 metres and 1.20 - 1.50 metres deep. It's open from May to the end of September.

Pros The house was a perfect size for a family of 4 and the outside including the swimming pool were great with lots of trees and bushes to enjoy the shade. We had a very warm welcome. The air conditioning was nice to have in the bedrooms as it can get very hot during the summer.
Cons The mosquitoes were annoying but I think that a couple of citronella plants around the outside eating areas would solve the problem.

Pros It was as good as it looked in the online material. Very comfortable villa, private, lovely spacious grounds and a fantastic pool. With temperatures over 35 degrees every day the pool was vital.
Although there is nothing in the village of Campiglia where La Capannina is located, it is nevertheless well located and relatively close to the main attractions in Tuscany (assuming you have a car).. And a supermarket is not so far away (in Colle di Val d'Elsa).
Aircon in the two bedrooms was available at an extra cost and we needed that at night and all slept well.
Cons No complaints. The owner quietly came to the grounds each evening to water the plants (and I presume to keep an eye on things) which wasn't expected but he didn't intrude, and, so, no problem.
Local attractions Very good restaurant/pizzeria in the next tiny village, Le Grazie. Only about 2 miles away. Many of the 'destination' hill towns are within an hour's drive.

Pros The outdoor space was beautiful and the pool was pristine. The home was in very good shape. The location was private and within driving distance to many sites in Tuscany. A car is required. The homeowners are very friendly and gracious.
Cons The shower in the master bath is tiny.
Local attractions Best pizza in Tuscany in Chicco ( www. chiccocolle.it) Via Garibaldi, 35A Colle di Val d'Elsa. Also great in Colle di Val D'Elsa was QUIQUOQUA fantastic!

Pros The owner has added some items to the villa ready for this new season. There is a new sofa. There are new frying pans and pots, a new kettle, a new toaster, a new American Coffee Machine and a new hairdryer. There is also a new fridge which is very large and spacious.

Thank you for your review. There are both curtains and shutters at the windows (as shown in the villa photos) so clients can choose how dark they prefer the rooms. The owner has checked the Wi-Fi and all is working well.

Pros lovely location, short drive to Colle Val d'Elsa with lovely restaurants and sights. Very well kept villa with a lovely warm welcome, despite arriving later than expected at 11pm!
Cons Pool is not heated so can be a bit cool for young children. Hard to find in the dark so very glad the owner was there to guide us in!
Local attractions Nearest town (Colle Val d'Elsa) is lovely with lots of restaurants and sights.

Pros - Sehr großer und sauberer Pool
- gepflegter Gartenbereich
Cons - Sehr laute Umgebung (Hundegebell, permanent) - Ausstattung der Küche eher mangelhaft - Lichtverhältnisse katastrophal (sehr dunkle Küche) - Einrichtung nicht durchdacht (Fernsehr fast an der Decke) - Sehr viele Stechmücken (das ist kein Mangel am Haus, man sollte nur darauf eingestellt sein, wenn man in einer feuchteren Jahreszeit reist) - Am Abreisetag wurde ab 07.00 der Pool gereinigt somit nicht mehr benutzbar, wir wurden dann doch sehr bestimmt (wenn auch freundlich) "Herauskomplimentiert" und sind ca. 09.00 gefahren
Local attractions - San Gimignano, Florenz, Sienna sind in der Nähe und sollten auf jeden Fall angesehen werden

Following their own stay at the villa, the owner can confirm that there was no disturbance from barking dogs. They were sorry to hear that you had a problem during your stay. The pool was cleaned at 7am and was therefore available for use before departure - apologies for any confusion.

Pros The location was ideal, in close proximity to Sienna and the Tuscan countryside. The villa was small but well decorated and supplied with all one would need and perfect for our needs. The outside are was superb with a mixture of sunsine and shade areas.
Cons The mosquito bites - take protection or else! I was not impressed with having to pay a 250 Euros damage deposit upon arrival at the voilla - but this was administered well and returned at the end of the trip

Pros The location of the villa is beautiful - you do really need a car but there are lots of incredible places to visit within short distance.

The owners were so helpful - even if there was a language barrier - and couldn't do enough to help.

Pool was lovely - villa was spotlessly clean

Local attractions San Gimigiano was amazing. We went there on a number of evenings and ate in the square. Ice Cream is a must !!!! Monteriggioni - beautiful - really short drive and only need 2 hours max there - we went in the morning and then spent afternoon on pool at villa

Pros Small yet spacious! Great facilities and wonderful outdoor areas. The pool was a triumph with the children with no chemical related skin complaints! The kitchen was adequately resourced and the bedrooms were a good size. Strangely, though wasps were around the pool, they were docile and kept themselves to themselves. Despite a language barrier, the owners were very kind and friendly; they greeted us upon arrival.
Cons No fault with the villa, but mosquitoes were a bit of a pest!
Local attractions Short drive to both San Gimignano and Siena were highlights. San Gim was close enough to pop to in the evening for a stroll and an ice-cream. We also drove to Venice which was not too far and a good opportunity to take in the magnificent scenery. The old town has a plain osteria, but the view and the cuisine were anything but.

Pros Sehr schönes Haus mit wunderschönem Garten. Riesieger Umschwung mit vielen Olivenbäumen und anderen Pflanzen. Super Pool. Der Vermieter war sehr freundlich. Das Haus war sehr geschmackvoll und authentisch eingerichtet. Es hat uns sehr gut gefallen und wir können uns vorstellen, wieder einmal hinzugehen.
Cons Das der Strom abends um 23.15h abgestellt wurde. Das ist etwas früh! Die Spinnweben hätten für diesen Preis vor Antritt weggeputzt werden dürfen... Die Matratzen waren etwas hart.
Local attractions San Giminiano hat uns sehr gefallen. Kann man innerhalb 15 Minuten mit dem Auto bequem erreichen. Auch Florenz und Siena sind einen Besuch wert.

Pros Mooi huis en tuin, centraal gelegen om toscane te bezoeken, rustige ligging in het platteland, prachtig zwembad, mooie terassen, voldoende schaduwplekken, overdekte zithoek
Cons Vijf dagen geen electriciteit tussen 11u en 01u. De eigenaar heeft het wel trachten op te lossen, maar dat heeft toch 5 dagen geduurd. Ter compensatie hebben we de airco kosten niet moeten betalen. Dit werd ons aangeboden zonder dat we ernaar gevraagd hadden Verder waren borden en bestek ook heel beperkt en was er onvoldoende verlichting in de keuken.
Local attractions Volterra was heel mooi en minder toeristisch dan sienna of san gimignano

Pros We didn't want to hire a car and so were looking for somewhere with good transport links in order that we could travel around beautiful Tuscany. La Capannina was the perfect location. There is a bus stop a short walk away where you can catch a bus to colle val d'elsa and from there you can get a bus to a number of beautiful destinations! The villa and grounds are well maintained, the swimming pool is huge! The locals are exceptionally friendly and there is a small bar nearby.
Local attractions We travelled to Siena, San Gimignano, monteriggino by bus, all were fantastic! The nearby town of Colle Val d'elsa is also lovely. There is so much to see and do. All do the places we visited had a vast array of restaurant. It doesn't seem to matter where you eat the good is delicious, as is the wine!

Pros Wir haben uns in diesem bezaubernden Haus sehr wohlgefühlt. Es ist mit allen wichtigen Dingen ausgestattet, sogar ein Fön (für die Damen wichtig :-)) war vorhanden. Die verschiedenen Sitzplätze bieten für jede Tageszeit und jeden Anlass passende Möglichkeiten. Das Haus liegt am Rande eines kleinen Dorfes mit 1 Bar und 1 Lebensmittelladen, alles Weitere ist aber in kürzester Zeit zu erreichen. Sehr nette Vermieter! Wir würden jederzeit wieder kommen.

Very pretty, blossom on the tress and lovely warm weather (early April).
Cons 1 or 2 very small issues e.g. tap in main bathroom did not really work, local people aware. Needed a DVD system remote controller in order to watch DVDs in English - our British DVDs would only play in Italian as the DVD remote was missing and we only had the TV remote. We tried to explain to the local people but couldn't get that clear!
Local attractions San Gimignano, Lucca, Pisa were fabulous, much more enjoyable than Florence and Siena which are so busy. Walks along the Via Francigena, from the village, were great. Get a local map and the pathways are signposted. Pizzeria in Le Grazie Restaurant recommended by the local people in Colle Di Val D'Elsa - cannot remember its name, sorry, something like La Cantina (but that's not quite right)

Cons Dass bei der Übergabe der durchaus sympathische Luigi nicht einmal ein Wort englisch konnte, und eine Kommunikation mit Händen und Wörtern schwer fiel- sowas geht nicht wenn man mit Vermietung Geld verdienen will...

Pros We loved the beautiful garden and the swimming pool. The terraces were lovely places to sit out for breakfast and evening meals, and the position was ideal for visiting local interesting towns such as San Gimignano and Volterra. Altogether a lovely place to stay.
Local attractions We loved Colle val d'Elsa, San Gimignano and Volterra. We found some great pizzerias in Colle val d'Elsa.

Pros Everything. It was just wonderful to turn up and to find that place waiting for us. The pool was a welcome relief to the scorching temperatures as well
Cons There were always hundreds of wasps around the pool that stung me a couple of times. It looked as though there was a Wasps nest in the roof of the villa so maybe the owners should keep an eye on this

Pros I recently visited the La Cappanina to find that the owner has made some great improvements in response to some comments made for the 2012 season. Air conditioning is now fitted to keep the cottage cool during the hot months, there is a new covered shelter for cars to park under within the cottage's grounds, the kitchen items have been fully replenished and outside on the main terrace there are new arm chairs. In addition Internet WiFi is now included and the swimming pool surround and shower has been remade in Travertine.

La Cappanina is at the back of a small village and the surrounding land is wide and open as can be seen in the photographs, to the back of the property is a farm land as can be seen on Google Maps Satellite view.

The owners are enthusiastic and willing, they live close by and although they do not come to the cottage to disturb the guests they are on hand should they be needed.
Cons There is only one bathroom due to local planning restictions.
Local attractions There is a bar and Pizzeria within walking distance and the market town of Colle di Val D'Elsa which is 4km away has a large range of great restaurants, the villa is close to San Gimignano and Volterra and the main road to Florence and Siena is only 10km away.

Nearest town

La Capannina is on the edge of a small village where there is a little shop. 1km away there is a village Le Grazie where there are a few shops. The nearest town is Colle val d'Elsa which is 1.5km away.

No, for fire and safety regulations, and insurance purposes, the maximum number of people indicated on the description cannot be exceeded.
NB: anyone aged 2 or above counts towards the occupancy of the house.

- Can we order a cot and / or high chair?

- How much does heating cost in Italy?

Once your balance payment has been received you can access the directions from your account.

- Can we book a weekly stay not arriving on Saturday?
From June to end September, it is not possible to change the arrival/departure days. In other seasons it can be considered only for last minute bookings and at the owners discretion. Please contact us for more information or if you have a specific request.

- Are pets allowed?
Villas which allow pets have an icon with a dog. Please check the description page of your villa for the icon. If pets are accepted this is normally limited to ONE dog per booking, please contact your agent for any questions.
