This lovely first floor apartment is located in the heart of the village of San Sano, with views from every window across the hamlet to the vine clad hillsides beyond.


The entrance via a flight of steps up to the balcony opens directly into the open plan lounge/kitchen/diner. The lounge area has two comfortable sofas arranged in front of the feature stone open fireplace. There is also a flat screen TV, with DVD player.

The well equipped kitchen section runs along the far wall of the room and has a built in eye level oven, separate gas hobs, microwave oven, dishwasher, fridge/freezer and washing machine. There is also a traditional wooden dining table with six chairs.


A corridor to the right of the kitchen takes you through to the bedrooms and bathrooms. The first bedroom is on the left and has a wrought iron double bed, a wardrobe, chest of drawers and a flat screen TV. Opposite the bedroom on the right of the corridor is a bathroom with double shower, basin and WC.


The second bedroom is next door to the first and also has a double bed with wardrobe, chest of drawers and flat screen TV. The bathroom with full size hydro massage bath, basin and WC is located next door at the end of the corridor.



Outside the small balcony has a table and chairs facing the restaurant and grocery shop, sitting here you will experience real Tuscan village life.



This apartment would be perfect for couples wishing to explore the local wineries and towns as well as spend time relaxing by the pool.

Savor the historic richness of San Sano while enjoying a relaxing day by the pool situated within the property’s private vineyards. Staying in the pristine village is a unique journey back into time when life was slow and passionate; and neighbors sat in their yards and sipped wine while watching the sunset.
The village of San Sano is a step back into thousands of years of history. With less than 100 residents, San Sano is nestled among the vineyard-covered rolling hills of Tuscany. Within the small village, is the property once owned by a local winemaker, and now fully restored into individual villas with every detail carefully monitored to ensure the structures remain authentic and untainted.
San Sano has one restaurant, a small grocery store, and an intimate church with Sunday morning services at 10. This medieval village is surrounded by walking paths, which are ideal for early morning walks and bike rides. The large pool is on the edge of the villas, adjacent to the vineyards. The pool, accessed by ladders, is 14 meters by 7 meters and has comfortable sunbeds in which to relax while catching up on reading. The pool is open from Easter through November.
San Sano has a rich history – just ask any local! They’ll tell you about the “boozy frog” fountain in the small park where neighbors gather throughout the day. Many years ago, a resident of San Sano was a contestant on a game show and told an outrageous tale about how the frogs in his village got drunk from drinking Chianti wine from the bottle. It was such a wild story that he won the contest and with his prize money, he bought the fountain for the community to enjoy.

The villas in San Sano are ideal for traveling couples who want to split their holiday time between wine tastings, relaxing around the pool, walks in the surrounding areas and taking day trips to other villages, and dining in all the great Tuscan local restaurants. One couple may want to explore, while the other couple stays at the villa.


San Sano is a short drive to dozens of charming villages, and the larger communities of Gaiole in Chianti, Radda and Siena. It has everything anyone could imagine to capture the true Tuscan experience.

The large pool is situated on the edge of the hamlet, adjacent to the vineyards.  The pool is accessed by a ladder into the shallow end.  The paved surround is furnished with sun loungers and tables.


Surrounded by Mediterranean trees and shrubs the pool measures 14 metres by 7 metres and overlooks rows of vines in the surrounding vineyard, it has a depth of 1.50 metres. The pool is open from Easter until November.

Pros Good accommodation beautiful location very clean and convenient for visiting much of chianti, quiet and if the weather good then nice to sit around the pool
Cons Not to do with the accommodation but There were a lot of Mosquitos in the location and only one quite expensive shop and restaurant so you have to drive out to go anywhere else. Also jacuzzi in bath did not work. The pictures also lead you astray on the outdoor seating- this is not near the apartment but near the pool and so is not convenient for dining outdoors.

Pros La situation en pleine nature, dans un cadre verdoyant, où il fait calme, ensoleillé, et pas trop chaud (séjour en août) et en même temps pas trop loin non plus des villes à visiter (Firenze, Siena). la maison avait tout pour plaire niveau équipement, il y avait tout! et si vous n'aviez rien prévu pour déjà cuisiner, il y avait les ingrédients nécessaires(huile d'olive, sel...) qui se trouvaient déjà dans les armoires. et niveau propreté tout était ok! la piscine était située juste à l'arrière du bâtiment, donc facile d'accès et dans un endroit également calme où l'on peut se reposer en contemplant les champs de vignes en arrière plan! La trattoria juste en face, apporte a votre séjour la sensation de faire partie du village, grâce au va et vient (des clients et des propriétaires)tout au long de la journée...
Cons La literie (sommier à ressort et matelas trop mou!!) serait à revoir! ainsi que la robinetterie, apparemment il y a bcp de calcaire dans l'eau à San Sano, donc l'eau coule parfois difficilement, un peu de vinaigre pour l'entretien des mitigeurs et pommeau de douche ne ferait pas de tort!
Local attractions Firenze(superbe ville à ne pas manquer!), Siena( également très belle, niveau batiment historique), la piscine de la Villa, qui est vraiment très bien située, les ballades le long des vignobles autour de San Sano.

Pros Ein charmantes, hübsch eingerichtetes Appartement in einem malerischen kleinen Dorf mit freundlichen Menschen. Ideal für Leute, die gerne in Ruhe die Landschaft genießen, Wanderungen oder Tagesausflüge in die vielen interessanten Orte der Toskana machen möchten.
Cons Einige Kleinigkeiten waren unpraktisch, z.B. keine Vorhänge und nur innenliegende Fensterläden. Wer Frischluft haben möchte, bietet viel Einblick, wer das nicht will, kann nur komplett verdunkeln.
Local attractions Wir waren zur Zeit eines Mittelalterfests in Volterra, was uns sehr gut gefallen hat. Beeindruckend war auch die Festung Montereggioni. Wir kochen gerne selbst und können daher nichts zu den Restaurants sagen. Für Selbstversorger empfiehlt sich ein Großeinkauf in Radda, wo man vor einem kleinen Supermarkt parken kann.

1) towel racks in the bathrooms would be a big plus
2) wash cloths would also be a big plus

Nearest town

The small peaceful village of San Sano has one restaurant, called La Grotta della Rana, a small grocery store, and a small church with Sunday morning services at 10am.
