This charming villa was originally a barn with dovecote, which has been restored and converted into a comfortable three bedroom home by the owners. It is set in its own large private grounds with far reaching views over the surrounding Tuscan countryside, yet is only a short walk into the centre of the popular village of San Sano.
Situated to the rear of the property on a lower terrace is the large swimming pool. It has a paved surround furnished with sun loungers, parasol, tables and chairs. Relaxing by the pool you have a fantastic view over the beautiful Tuscan countryside and the garden.
The main entrance is via the covered terrace which leads into the hallway. To the right stairs lead up to the first floor, to the left is a small seating area and the owner's storage cupboard.
An archway opens into the lounge dining area which has the traditional wooden dining table and chairs for six people. Comfortable armchairs are arranged in front of the large open decorative fireplace. To the left are some stairs leading down to the living room which has large windows on the three external walls giving the room a bright feel with great views.
From the dining area a short corridor takes you to the two ground floor main bedrooms and bathrooms. The bedrooms to the right has a double bed with wardrobe and a bathroom with shower opposite, the bedroom to the left is a similar size but has larger bathroom with shower.
The simple country style kitchen is off the lounge/dining area and has an oven with gas hobs, fridge/freezer and microwave. A further door from the kitchen opens onto a terrace furnished with table and chairs, from here you have views over the gardens and the surrounding countryside. There are steps down into the garden, at the bottom of which is a brick built barbeque and pizza oven.
The first floor small bedroom (pink bedroom) has a small double bed (130x190) with a wardrobe, there is a bathroom located opposite the bedroom and has a shower, basin and WC. All bedrooms have free standing fans. Please note the stairs to the first floor are quite steep and would not be suitable for young children.
Outside the large fenced garden wraps itself around the property and is completely private with an olive grove and a small vineyard as well as open grassed areas with brightly planted terracotta urns dotted around. The medieval village of San Sano is only a short stroll away and here there is a restaurant, a small grocery store and a church.

One of the double rooms can be made into a twin if requested when booking.

Pool Info
The large single roman ended pool has internal steps leading down into the shallow end, and there is a diving board with ladder access at the deep end. The paved surround is furnished with sun loungers, tables and chairs.
The pool measures twelve metres by six metres and has a depth of 110cm at the shallow end increasing to a depth of 260cm at the deep end. Set at the rear of the property on a lower terrace the pool is open from 1st June until 30th September.
Nearest town
The small peaceful village of San Sano has one restaurant, called La Grotta della Rana, a small grocery store, and a small church with Sunday morning services at 10am. This medieval village is very popular with walkers and cyclists, surrounded as it is by pathways, which are ideal for early morning walks and bike rides.

die Trattoria in San Sano
Volpaia ist ein schönes Ziel,wir haben dort einen Rundwanderweg entdeckt und nachher auf dem Dorfplatz
draussen(April)gegessen.

Superb quiet location. Very peaceful and scenic. Great base to travel from to local attractions. Internal features such as mosquito nets at windows were very useful. Plenty of open and sheltered outside terracing. Wonderful swimming pool
Lack of mattresses for sun loungers. Some loungers were in poor state of repair and needed replacing. Kitchen was small but adequate. A dish washer would have been nice.

Mooie, goed onderhouden, luxe woning. Prachtige ligging in de Chianti.
Voor volwassenen is restaurant Mirasol aan te bevelen. Direct aan de overkant van de weg. In Pianella is restaurant/pizzeria Il Ponte aan te bevelen als er kinderen mee zijn.

Massimo was pleasant and good to deal with.
Somewhat remote.
No dishwasher. Kitchen very small and very small fridge.
Unexpected Euro 42 tax charge that was not in the price or mentioned on the website.
No guide to local attractions / restaurants / shops etc.
Nice trattoria very close to the villa.

No dishwasher is stated on the property description. A new tourist tax was imposed this year, more details at http://www.to-tuscany.com/to-tuscany-extras/tourist-tax/ A circular email was sent to pre-booked highlighting the change. We have replaced the in house guide.

It's quiet secluded location, private pool and local shops & Restaurant within walking distance.
Nothing really, although the Kitchen was small, but with only two of us it wasn't a big problem.
Grotta the local restaurant was excellent.

Küche nicht sehr groß (aber noch ausreichend), Bett im oberen Raum etwas zu weich

I recently visited the owners of Casa Virginia at the villa who have made some great improvements, last year they made an extention and re-fit to the kitchen, this year they have decorated and added new inside and outside furniture. The living area has a new sofa and TV, the covered terrace with stone arches looking out over the garden and pool is furnished as an outside living room.Most of I like the owners approach, they want their guests to have the best possible stay at Casa Virginia.
The upstairs bedroom is a little narrow.
Just a few hundred metres away is La Grotta della Rana which is a typical Chianti countryside restaurant with a tiny grocery store which remains open with the restaurant so its very convenient.

Was waren die Highlights Ihres Urlaubs? Bei dem Wahnsinnswetter ( 7 Tage nur blauer Himmel bei ca. 28 Grad) haben wir den Pool in vollen Zügen jeden Tag stundenlang genossen. Da wir dabei von niemanden gestört werden konnten, war das Erholung pur !!!

I like To Tuscany, partly because it has a tremendous range of villas, and partly because (unlike many companies) it has an excellent website that provides what you really want when choosing a villa.

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
