Villa Nocciola is situated to one side of the Poderone hamlet, next door to villa Nespola, close to the swimming pool and a small stream that runs through the hamlet. Built out of tuscan stone it is surrounded by trees and has stunning views across to Castello di Triana.



The property is entered from the covered terrace into the open plan lounge/kitchen/diner, with its traditional beamed ceilings and terracotta tiled floors throughout.



The lounge area has a sofa bed, chairs, satellite tv and a brick built open fireplace and doors leading out to the gardens.



Outside the fully furnished covered terrace with its views across the countryside, has a built in brick barbecue and is an ideal spot for 'al fresco' dining or relaxing with a glass of wine as the sun goes down.



The fully fitted kitchen is to one side and has a built in oven, hobs, fridge/freezer and dishwasher, together with dining table and chairs.



Doors lead off to a small internal hallway from which both the bathroom and bedroom are accessed. The bathroom has a bath with hand held shower. The bedroom has a wrought iron double bed, and a door leading out onto the covered terrace.
Nocciola is ideal for a couple looking for a peaceful getaway.

Il Poderone is in the Maremma, an area of Southern Tuscany renowned for its original and wild landscapes. The hamlet Il Poderone consists of 9 independent villas each restored to an excellent standard.


There is an oval swimming pool located on one side of the property. It has excellent views of the surrounding hills and valleys dotted with prestigious villas and quaint towns.

Poderone lays in a beautiful position with excellent views of the rolling Tuscan hills and valleys around. There is free parking for all the guests of the hamlet within the property and there are no unpaved roads on the way to the location.
Hamlet Poderone is the perfect place from which to explore both the mountains and seaside. The coast offers gentle beaches, natural parks, fishing villages, resort towns all facing the clear waters of the Gulf of Argentario in the Mediterranean sea. Poderone is the ideal starting point for trips to the sea, Monte Amiata, the Southern wine country and the 'Tufo triangle' towns Pitigliano, Sovana and Sorano, all within a fifty-minute drive.
The Castello di Triana which can be seen from the hamlet is 6kms from the town of Roccalbegna. It sits on a rocky promontory and is enclosed by medieval stone walls, which are still in remarkably good condition. Outside the walls is the church of San Bernardino alla Triana. The castle is approxiamately 1km from the hamlet, so it is possible to walk there.


At Monte Amiata it is possible to go skiing during the winter and walking during summer.

Pool Info




The pool is located to one side of the property, nestled in a lovely sunny position with excellent views of the rolling Tuscan hills and valleys around. The setting is perfect for relaxing in the warm Tuscan sunshine.



The pool is shared between the villas and has a surrounding terrace furnished with sun beds; to one side there are changing rooms with showers and bathrooms. 
The pool is oval shaped. It is 14x4 meters and it is 1.30 meters to 1.60 deep and open from May to September.

 

In about 1 hour drive you arrive at the Marina di Grosseto which is a lovely seaside resort that has a peaceful setting between the evergreen pine forest and the sandy beaches in the very heart of the Maremma, near the northern border of the Natural Reserve of the Maremma in the Uccellina hills. Marina di Grosseto is less than one hour by car away from the "Tufo triangle" towns Pitigliano, Sovana and Sorano, the well-known Saturnia Spa and from Montalcino, famous for its Brunello red wine. It offers a wide range of sport facilities: outdoor activities include riding, hiking, biking, fishing, rollerskating, windsurfing and tennis.From Roccalbegna it is possible to reach the beautiful Monte Argentario area in 1 hour.The extraordinary promontory of Monte Argentario with its small coves and bays, is considered by dedicated scuba divers to be one of the most interesting zones in Italy for the abundance of fish and a sea bed rich in coral and shells. It is a large and hilly promontory in southern Tuscany. The area has a nature reserve and some relatively unspoilt beaches. There are two pretty harbour/resort towns at Monte Argentario which make good holiday bases: Porto Santo Stefano and Porto Ercole. Porto Santo Stefano is on the northern side of the promontory, and is the largest town. Porto Ercole faces south, and is a small and pretty harbour settlement.

Pros Die ruhige Lage und der unverstellte Blick auf die toskanische Landschaft. Den Grill auf der Terrasse haben wir mehrfach genutzt. Der Pool war sehr erfrischend! Der Verwalter, Enrico, ist freundlich und unkompliziert.
Cons Es ist ein wenig ab vom Schuss - bis zum nächsten Supermarkt sind es 13 Kilometer. Für Tagesausflüge nach Florenz oder Pisa liegt der Ort zu weit im Süden. Eine Waschmaschine wäre praktisch.
Local attractions Restaurant-Tipp: Osteria Bastarda Rossa in Arcidosso: lecker, preiswert und absolut zu empfehlen! Emphehlenswerte Ausflugziele in der Nähe: Tuffsteindörfer Pitigliano, Sorano, Sovana, Weingegend um Montalcino, Monte Amiata, Siena, heiße Quellen von Saturnia.

Pros La maison est parfaite, grande, bien équipée, jusque dans les détails. La piscine est jolie et est même éclairée le soir. Le calme est total !

Pros Prachtige omgeving, erg mooi huisje, rust en heel veel privacy. Ontvangst!
Cons Veel te ver overal vandaan (uur rijden over slingerweggetjes om op de snelweg te komen: belemmert helaas veel bezienswaardigheden). Geen WIFI en waardeloos tv aanbod (ondanks schotel).

Pros Das Nocciola ist das letzte Haus Richtung Westen - d.h. Abendsonne und keiner geht am Haus vorbei. Der Pool war super erfrischend. Im Haus ist alles da, was man braucht (außer Waschmaschine).
Cons Die Lage ist etwas weit weg vom nächsten Restaurant/Einkaufsmöglichkeiten.

Local attractions het restaurant van de sleutelbewaarder, machtig lekker gegeten. saturnia (de warmwaterbronnen) waren super leuk en gratis. siena is een prachtige stad die je moet gezien hebben.

Pros We wilden graag in een niet érg toeristische omgeving in Toscane verblijven. Het huis is erg net, volledig uitgerust, tot de keukenhanddoeken en het keukensponsje was er. Nocciola ligt op de buitenkant van het domein en 's avonds liepen de herten voor het huis langs. Het is er ERG rustig en ook bij het zwembad was het niet dringen. De ontvangst is erg vlot en ook het afhandelen verliep volgens afspraak.
Cons Niets, eigenlijk. Het ligt wel veraf van alles, maar wij vonden dat net een pluspunt. We waren al eerder in Toscane geweest en vonden deze streek verrassend. Dat de weg naar de autosnelweg niet eens overal is gebetonneerd, vonden we wel charmant... Toen we uitcheckten, vertelde meneer dat er veel dichterbij ook belangrijke en leuke dingen te bezichtigen zijn. Misschien zouden jullie dat bij het inchecken kunnen meegeven aan de toekomstige gasten?
Local attractions Wij hebben geen restaurants in de buurt bezocht. We hebben de dichtbijzijnde dorpen bezocht die in reisgidsen over Toscane zijn beschreven.

Pros Wunderschöne Anlage, sehr gepflegt. Es ist alles genau so, wie auf der Website beschrieben und gezeigt. Wunderbare Ruhe und schöne Landschaft.
Cons Uns hat ein Ort in der Nähe gefehlt, wo etwas los ist; wo man abends mal etwas trinken gehen oder mal shoppen gehen kann.

What were the highlights of your holiday? Hot springs, Santa Fiora, eating great food and drinking too much red wine. The nature reserve and beach on the west coast, Siena was wonderful too. Plus the general beauty of the area
what was your overall impression of the accommodation?    Great location, good facilites and very nice little villa. Could have done with a shower curtain in the bathroom.

What were the highlights of your holiday? Sitting in the sun relaxing with a good book in peaceful surroundings.
what was your overall impression of the accommodation?    Fantastic as before. Lovely and quiet and very private. Patrizia who managed the property was a pleasure to deal with as always and put up with my terrible attempt at Italian.
Did you have any unpleasant surprises? Other than a large snake we encountered in the vicinity of Pitigliano, everything was fine.
Do you have any other comments? Can't wait to go back next time!
