La Capannina is an independent cottage located at the far end of the hamlet Pretaccione in the heart of the Chianti. It has a large private garden with several terraces and private covered parking.
From the car park there are a few steps up to the house, where there is a covered terrace furnished with an iron table and cushioned chairs. From here there are views of the surrounding fields, vineyards and forests, typical of Tuscany.
Going through a large glass door into the villa is the spacious kitchen. It is furnished with a wooden table with six chairs. Along two walls is the kitchen unit which has plenty of work space and is equipped with gas hobs, oven, fridge with small freezer and dishwasher. The room, like the rest of the villa is paved with large terracotta tiles and has the traditional Tuscan ceiling of wooden beams and terracotta tiles.
Passing under an arch there is a the huge living area. This characteristic room is open over two floors with a mezzanine floor on one side and a large supporting column in the centre of the room. In a corner is a large, terracotta brick fireplace. The room is furnished with two double sofas and an armchair. Steps lead up to a small landing from where there is access through a glass door to a sunny, furnished terrace facing the pool area and the rest of the hamlet. Further steps lead up to the mezzanine floor which has a couple of armchairs.
From the landing there is access to a small hall, which also has a door to the terrace facing the pool area. At the far end of hall is a bathroom with shower. Up five steps from the hall is a double bedroom which can be set up as a twin on request. The bedroom has a high ceiling and is furnished with a large wardrobe and a chest of drawers.

Exiting a second door from the bedroom there is a small corridor, off which is a bathroom with shower. To the other side of the corridor is a double bedroom, that cannot be made into a twin. In the room is a large 3 door wardrobe.


It is about 200 metres to the swimming pool and tennis court.
If you require a twin bedroom please request it when booking.

Children are welcome however there are plenty of stairs inside and outside of the villa

Location: Pretaccione

Podere Pretaccione, 1000 year old, was once the home of itinerant priests. Located in the heart of the Chianti Classico wine region, Pretaccione provides a restful, rural setting just 20 minutes from historic Siena. The main building has been carefully restored into eight spacious apartments, each comfortably furnished in keeping with the terracotta floors, stone archways and beamed ceilings. A large swimming pool and tennis court with garden furniture are set on a lawned terrace just below the farmhouse.  The ancient stone patios provide expansive views of the Arbie River as it winds through the valley toward Siena.
The houses all have private gardens with terraces furnished with tables and chairs for al fresco eating. The pretty village of San Sano, 4km away, boasts an excellent country style restaurant and a small grocery store with a bar.
Pretaccione is on the property of the Dievole Winery and spa, a short drive or a healthy walk up a country road. Visitors are always welcome for wine tastings and special dinners at the winery.

Pool Info


The swimming pool is 14 meters x 5.5 meters and 1.30 - 2.30 meters deep. It is open from Easter to October. Lawned terraces offer plenty of open space around the pool area, there is a terracotta pool-surround terrace furnished with comfortable sunbeds, this area south facing and enjoys full sun.


Pretaccione has a full-size, concrete based tennis court that is situated in the gardens near the pool. The court is in an open position - perfect for working on your game whilest enjoying the views of the Siena hills, after you can take a dip in the pool and bask in the Tuscan sunshine on the furnished terrace.

Pros Die Grösse und Architektur des Hauses in ruhiger Lage. Grosse Terrasse mit schönem Blick durchs Tal. Bettwäsche und Handtücher in gutem Zustand. Freundliche Betreuung, auch telefonisch, durch PPM.
Cons Die Sauberkeit in einer der Duschen und im gesamten Treppenhaus ließ zu Wünschen übrig. Die Kaffeemaschine war sehr primitiv und die Küchenausstattung war spärlich. Am Pool gab es definitiv zu wenige Sonnenschirme (schmutzig) und Liegen (unbequem aus Metall), so dass manche Gäste nicht am Pool liegen konnten, obwohl sie es gerne getan hätten. Der Pool wurde nicht einmal gesäubert und weist unappetitliche Verschmutzungen am Beckenrand auf. Rasen und Rosen um La Cap. waren im schlechten Zustand. Das Haus ist sehr schlecht durchlüftet, weshalb im ganzen Haus dafür Trocknungsbehälter verteilt sind. WLAN hätte 20 Euro extra gekostet - und das bei stolzen 1.530 € die Woche (in den Appartements gratis). Absolut mangelhaftes Preis-Leistungs-Verhältnis!

The owner was sorry to hear that you were unhappy. They would have been happy to arrange extra cleaning had it been reported to them. They were also unaware of any problems with the pool. The property management team were informed as soon as it was reported. The umbrellas at the pool were checked and found to be discoloured by the sun.

Pros Ideal gelegen als Ausgangspunkt für Tagesfahrten im Chianti-Gebiet.
Das Haus ist sehr geräumig, geschmackvoll eingerichtet und bietet
für vier Personen viel Platz.

Cons Der Anfahrtsweg ab der asphaltierten bzw geschotterten Strasse ist sehr schlecht, hier ist dringender Handlungsbearf!

Pros The house was just what we wanted for a relaxing holiday. The pool and tennis court were great. We had taken 2 tennis rackets and were able to borrow 2 more. We spent time relaxing around the house and garden and exploring the surrounding area including Siena, Florence, Pisa, Luca and Chianti Classico wine producing area. Could not have asked for a better holiday. The instruction/information book and the visitors book in the kitchen were brilliant. These were full of great ideas, places to eat, places to visit, how to get there and where to park, where to shop.......
Cons Would have liked to have had tennis rackets supplied and the kitchen could have done with a few more plates.
Local attractions Siena was an excellent place to explore and less than 30 minutes drive away and the Chianti area is beautiful.

Pros The location was central to our area of choice, the privacy, we didn't see anyone except for our property manager which was great. And the scenery around the Villa was breathtaking in every direction, the grape vines, mountains and woods all made our stay perfect. Thank you .

Pros lovely spacious house, very peaceful setting, great outdoor space, nice to be detached!
Cons Only small point - more English TV channels - to keep kids occupied especially!
Local attractions The surrounding area is great for peace and quiet and animal spotting - deer, boar, coypu and various birds. Radda is our favourite town and La Terrazza dei Glicine our favourite restaurant there, we'd also recommend Bar Dante and the ice cream parlour.

Pros Die Ruhe - und trotzdem schnell im Trubel von beispielsweise Siena.
Sehr gute Anreisebeschreibung, besser als der Navi des Autos.
Cons Die Bestückung der Küche war bescheiden. Hier müsste dringend Besteck und Geschirr aufgestockt werden!

Pros Nous avons beaucoup apprécié la maison très confortable et agréablement meublée, manger sur la terrasse devant le panorama magnifique, la piscine très agréable , le calme.
Cons la mauvaise route pour arriver à la location, pas de ventilateur pour l'été et il faisait très chaud, la maison n'est pas assez équipée en ustensiles pour cuisiner et manger.
Local attractions Nous avons trouvé magnifiques : la ville de Sienne, les villages alentour, et la Toscane du Sud : les Crete. Nous avons aimé observer les animaux sauvages : biches , chevreuils, un porc epic. Bonnes pizzas au restaurant pizzeria de Gaiole

Pros La villa est trés agréable avec une vue dégagée en pleine campagne toscane bien située à proximité de sienne. Elle est spacieuse et lumineuse pour des vacances trés agréables.
Cons Il manque de vaisselle et l'accés à la villa est difficile le jour de l'arrivée. Le parcours d'arrivée devrait être réécrit pour être plus compréhensieble en précisant de rester sur la SP 408 et de ne tourner vers san sano qu'au rond point avec une bouteille ! 1 heure à tourner en rond aprés la route !!

Pros Afzonderlijke ligging t.o.v. overige appartementen. Geen klachten als je de muziek eens wat harder zet.
Cons Dat er op wellicht minder dan 100 meter afstand, een belangrijke verkeersweg langsloopt zonder dat je dit ziet. Het vrachtverkeer geeft hinderlijk lawaai terwijl je verwacht in de middle of nowhere terecht te komen. Verder vond ik het irritant dat afzonderlijk betaald moest worden voor de Wifi verbinding en een extra laken set. Het huisje is geschikt voor 6 tot 7 mensen wat niet vooraf werd doorgegeven. Met het huurbedrag van iets van €1,500 per week wil je niet nog dit soort kleine bedragen afzonderlijk moeten afrekenen zonder ook maar een kwitantie of rekening te krijgen.
Local attractions Het restaurant onder de grote boog op een 20 mtr van de doorgaande weg af in Radda. Ik kan de naam wel opzoeken.

Pros We chose this villa as we we were looking for a spacious property suitable for two couples and we were not disappointed, the ground floor of the villa is stunning and very comfortable, it is in a lovely location,private, peaceful, with beautiful views- we ate our meals on the terrace and watched the local wildlife, in particular the deers. The pool was very pleasant and offers an opportunity to meet your neighbours in wonderful surroundings
Cons The approach road to the villa is rough but you soon get used to it. The kitchen was lacking in some basic cooking utensils- wooden spoons/ serving spoons and had insufficient pots for cooking, and the bedrooms were very hot and uncomfortable at night- fans should have been provided and it would be advisable that gauze screens be fitted to allow the windows to be opened while keeping out the bugs- we noticed them on one of the other units
Local attractions The restaurants in San Sano, Lecchi and Radda are all good and the local villages are worth a visit. There are lots of places to try wine tasting - we dropped into one on the Radda/Castellina road and it was excellent, Sienna is a beautiful city and very close by

Pros Uns hat gefallen, dass wir das Haus von Donnerstag zu Donnerstag buchen konnten. Die Abwicklung der Übergabe war unkompleziert.
Das Haus ist sehr großzügig geschnitten und gut ausgestattet. Es liegt mitten im Chiantigebiet und ist daher ein guter Ausgangspunkt für Erkundungen.

Pros We loved the villa, it was cool and spacious. The views were stunning and the rural location was beautiful. We saw wild boar, deer, hares and fireflies. We loved the pool and the remote and peaceful setting.
Cons We thought the plumbing could be improved - we could not shower at the same time as running the washing machine. The kitchen had most things we needed but lacked a whisk, cheese grater, wooden spoons and sharp knives. The main disadvantage was the very poor surface of the long access road/track.
Local attractions We loved the local villages where everyone was chartming and welcoming. The restaurants in Radda, Lwche and San Sano, recommended by Patrizio our local travel rep, were all good.

Pros Lovely position with beautiful views in all directions. Comfortable furnishings and good facilities.
Cons Approach road quite rough long and gravel area next to house prone to make car wheels spin when driving out. Kitchen could have been better equipped very limited crockery and saucepans. No provision of tennis racquets/balls. No air conditioning.
Local attractions Sienna is worth visiting. Good wine tasting at Casa Nuova de Alme. Sculpture park nearby makes a good walk and enjoyed a concert there one evening.

Pros Beautiful house, beautiful setting. Well equipped kitchen and WiFi which was great! Very private with plenty of outdoor dining space.
We don't normally cook on holiday but it's so beautiful at La Capannina we loved to have dinner on the terrace, with stunning views.
Our son loved the pool which we practically had to ourselves, he also loved the deer which appeared most days! Beautiful restaurant in San Sano (Grotto della Rana) and wine tasting with Daniela at Casanuova di Ama was wonderful..
Cons Not great phone coverage here so recommend contacting keyholder before arriving at villa while you have phone signal..
Local attractions We loved Grotto della Rana Restaurant in San Sano. Very warm and welcoming and fantastic food. Very accommodating for children - cooked dishes that weren't on the menu for our little boy. Lovely afternoon winetasting at Casanuova di Ama with Daniela just a few km away, who has great English and is wonderful with children. Sienna of course is not too far away and is a beautiful place to visit. As is Castellina, San Gimignano,Radda, Gaiole.. Great supermarket in Montevarchi, 30km approx but worth a visit at start of your holiday.
