Le Balze, Terranuova Bracciolini - Arezzo and Cortona
High in the hills of eastern Tuscany, this converted barn and its grounds score strongly when it comes to comfort and spaciousness. Its substantial private pool is the first thing you’ll see on entering the gates: it sits in the middle of a large, hedged lawn, complete with a romantic cabana to one side and Roman steps to enter the water. Le Balze itself commands a small rise above the pool, looking out over surrounding wooded hilltops. The grounds wrap around the building, including a vegetable garden and young orchard – you are welcome to produce from both. And this open-handedness extends to the interior, where bedrooms and living spaces alike are generous. The accommodation will suit families or friends – you’ll find plenty of spaces for being together or enjoying some down time, whether that’s around the pool, in the lounge, conservatory or loggia.
Arezzo, Florence and Siena are all accessible for day trips from here but don’t forget the smaller delights of, for example, Loro Ciuffenna, just up the road, and Chianti’s hilltop villages, across the Arno valley.

Our Thoughts
Whether you’re active or inactive, Le Balze (named after the curious local rock formations that fascinated Leonardo da Vinci), is likely to appeal. Its substantial pool is a real draw; the large gardens are great for energetic children or lazy adults or play a game of ping-pong near the pool. You certainly don’t need to go far to be happy: previous guests have raved about the osteria just a few minutes away, as well as options a little further down the road. Le Balze is also a good choice for low-season visits, with its warm conservatory, lounge and welcoming kitchen-diner.

Villa location
Guest reviews: Le Balze
The property was wonderfully located. The restaurant next door was fab. Check in procedure was great, we were sent a location pin which really assisted in finding the property.
Unfortunately the villa itself was a little tired with a general feeling of under investment .
The pool had a very unsightly stain around the edge. The pool was dirty on arrival and got dirtier as the week went on. No pool cleaning was done and no instructions given on how to use the pool cleaner on site.
The canvas roof of the pool gazebo had been destroyed the week earlier by a storm giving no shade at all around the pool except for 2 parasols that blew over in the lightest wind. I understand that the storm was outside the owners control but some kind of temporary alternative would have been appreciated.
The details mentioned bikes that could be used. The bikes on site were not serviceable. All had flat tires and weeds growing through the wheels and pedals. They had clearly not been ridden or serviced in many months.
The curtains in the outside area were stained and unsightly, the front door handle fell off in my hand on the first day, the shower in the master bathroom was in a pretty poor state with loose tiles on the floor of the shower and the door would not close properly which caused the bathroom floor to flood every time you showered.
We were told that the rubbish would be picked up by the owner on a Tuesday and a Thursday. This never happened and it just piled up outside over the week.
Overall, we really just felt a lack of care and attention to detail.
