Villa Giovanna, Castiglion Fiorentino - Arezzo and Cortona
Villa Giovanna is a stylish Tuscan retreat that combines contemporary design with a peaceful countryside setting, making it ideal for families or groups of friends seeking both relaxation and convenience in the heart of the Arezzo region. Set within a quiet hamlet, the villa is surrounded by vineyards and framed by gently rolling hills, while remaining close to local highlights.
Just a ten-minute drive away lies the medieval town of Castiglion Fiorentino, where you’ll find a supermarket, inviting restaurants, lively bars, and a delightful historic centre. The beautiful town of Cortona is only fifteen kilometres away, rich in history with ancient city walls dating back to the fifth century, as well as cultural highlights such as its cathedral and the Franciscan convent of Le Celle. For further exploration, Lake Trasimeno, Arezzo, Siena, Perugia, and the UNESCO-recognised Val d’Orcia are all within easy reach, making Villa Giovanna an excellent base for day trips.
The holiday home spans two floors and showcases terracotta flooring and exposed beams, creating a warm, characterful feel throughout. It offers high-spec, hotel-style bedrooms, which benefit from integrated en-suite bathrooms. Each bedroom benefits from direct external access, ensuring both comfort and privacy. A separate annex offers a kitchen, dining, and lounge area, providing an inviting space for the group to gather together in a relaxed and sociable setting. Outside, a shaded terrace creates the perfect backdrop for leisurely alfresco dining with far-reaching countryside views. Sheltered parking is available, and a private EV charger is located approximately 500 metres away at the owner’s farm, making it convenient for guests travelling with an electric car.
With easy access to some of Tuscany’s most popular destinations, modern, high-quality amenities throughout, and a swimming pool conveniently close by, Villa Giovanna offers a truly memorable Tuscan escape.

Guest reviews: Villa Giovanna
Whilst overall we were very happy with the villa and our stay, the only comment would be that the pillows aren’t very good and the fact that the air con in our room wasn’t working for the duration of our stay. I would also like to say that the villa owner (Fabrizzo) was amazing, very helpful indeedThere’s just too many to say but a particular highlight for us was visiting Montepulciano and having a wine tasting and cellar tour of De Ricci
