Casa la Botticella at San Sano

This lovely first floor apartment is located in the picturesque village of San Sano, with views over the hamlet to the vine clad hillsides beyond. The apartment has two bedrooms and two bathrooms making it an ideal property for small family groups or couples wishing to travel together.

The entrance is via an internal flight of stairs up to the first floor, with the front door opening directly into the open plan lounge/kitchen/diner. This room has a very high ceiling with traditional Tuscan beams giving the room a spacious feel. The attractive kitchen area is fully equipped and has a dishwasher, oven, microwave and fridge/freezer. There is also a wooden dining table and matching chairs to one side.
The lounge area has a large comfortable sofa with a wall mounted flat screen TV and DVD player. Three steps lead up from the lounge to the two bedrooms and bathrooms. On the right hand side steps take you down into the second bedroom which has two single beds a chest of drawers a sizeable built in wardrobe and a large window with views out over the hamlet. Opposite this bedroom is a bathroom with shower, basin and WC.


The master bedroom is next door, this is a very large room with double bed, chest of drawers, writing table and armchair.  This is a corner room and has windows on two sides allowing light to flood in.  The ensuite bathroom has a shower, basin and WC.
Staying here you will definitely experiencing the traditional Tuscan way of life with the centre of the village and the restaurant and local grocery store only a short stroll away.

Casa Botticella has a small private grass area set aside for use of the guests, there is a bbq in this area too. This is between the house and the pool, the area has table and chairs.



This lovely apartment is located in one of the most picturesque Tuscan villages, with the village centre and local restaurant only a short stroll away.

Savor the historic richness of San Sano while enjoying a relaxing day by the pool situated within the property’s private vineyards. Staying in the pristine village is a unique journey back into time when life was slow and passionate; and neighbors sat in their yards and sipped wine while watching the sunset.
The village of San Sano is a step back into thousands of years of history. With less than 100 residents, San Sano is nestled among the vineyard-covered rolling hills of Tuscany. Within the small village, is the property once owned by a local winemaker, and now fully restored into individual villas with every detail carefully monitored to ensure the structures remain authentic and untainted.
San Sano has one restaurant, a small grocery store, and an intimate church with Sunday morning services at 10. This medieval village is surrounded by walking paths, which are ideal for early morning walks and bike rides. The large pool is on the edge of the villas, adjacent to the vineyards. The pool, accessed by ladders, is 14 meters by 7 meters and has comfortable sunbeds in which to relax while catching up on reading. The pool is open from Easter through November.
San Sano has a rich history – just ask any local! They’ll tell you about the “boozy frog” fountain in the small park where neighbors gather throughout the day. Many years ago, a resident of San Sano was a contestant on a game show and told an outrageous tale about how the frogs in his village got drunk from drinking Chianti wine from the bottle. It was such a wild story that he won the contest and with his prize money, he bought the fountain for the community to enjoy.

The villas in San Sano are ideal for traveling couples who want to split their holiday time between wine tastings, relaxing around the pool, walks in the surrounding areas and taking day trips to other villages, and dining in all the great Tuscan local restaurants. One couple may want to explore, while the other couple stays at the villa.


San Sano is a short drive to dozens of charming villages, and the larger communities of Gaiole in Chianti, Radda and Siena. It has everything anyone could imagine to capture the true Tuscan experience.

Pool Info



The large pool is situated on the edge of the hamlet, adjacent to the vineyards.  The pool is accessed by a ladder into the shallow end.  The paved surround is furnished with sun loungers and tables.


Surrounded by Mediterranean trees and shrubs the pool measures 14 metres by 7 metres and overlooks rows of vines in the surrounding vineyard, it has a depth of 1.50 metres. The pool is open from Easter until November.

Nearest town

The small peaceful village of San Sano has one restaurant, called La Grotta della Rana, a small grocery store, and a small church with Sunday morning services at 10am. This medieval village is very popular with walkers and cyclists, surrounded as it is by pathways, which are ideal for early morning walks and bike rides.

Pros The Villa was very clean and well equipped. The village of San Sano is charming and friendly. Having a restaurant and shop across the road is very convenient. The pool and grounds are clean and nicely landscaped. We had a wonderful time.B
Cons The beds!! The villa really needs new mattresses. All the "stuff" sitting around needs to be removed, e.g. artificial flowers, ceramic vases, etc. There is no flat surface which isn't crowded with something.
Local attractions The restaurant Marlbourgetto exceptional!! The Trottoria Renna across the street is convenient and tasty. (I hope I have these names right.) We enjoyed shopping in Radda.

What were the highlights of your holiday? The wine tour that was organize by your rep at destination. We really had fun.
What was your overall impression of the accommodation?    Great. Clean.
Did you have any unpleasant surprises during your stay with us? Yes. The condo has no terrace and was actually on the second floor, there is a flight of stairs outside and another one inside. Making it on the second floor, not the first floor.
Do you have any other comments regarding the accommodation or service? There sould be more "adaptors" in the unit. All the electrical equipment in the unit would not fit in the wall unit. The situation was corrected by your representative at destination.

What were the highlights of your holiday? The location, the pool.
what was your overall impression of the accommodation?    Great - Very clean.
Did you have any unpleasant surprises? The Osteria next door could be very noisy at night for the room next to the road. A problem if you had small children.
Do you have any other comments? I think it would be a good idea to have a guest book where visitors could leave suggestions of places to eat etc..The information in the book was very general.

Our accommodation, which cost less than £800 for the week, is in a converted stone farmhouse next to a 12th Century Franciscan chapel. There is a pergola shaded by vines round the back here we quickly settle into a rhythm of eating long pasta suppers while the shadows lengthen.
