Fattoria Poggioasciolo is a lovely Tuscan villa with a huge garden well maintained and with plenty of shade. It is located on a wine farm halfway between Pisa and San Gimignano, Florence is also within easy reach.
In the grounds there is a fantastic, large pool with baby pool. They are in the full sun although shade is offered by umbrellas and the trees that surround the pool area. The pool is about a 50metre walk, up a gently sloped path, from the villa.
Outside the back of the villa is a a paved terrace with tables and chairs. It is shaded by the tall trees. Next to this, on the perfectly maintained lawn is a large, iron table that seats 16 people.
Inside is a spacious entrance hall which leads off to the left into a lounge/study with a decorative fireplace. The room a has a lovely, terracotta paved floor which found throughout the ground floor of the villa. It is furnished with a triple sofa and two leather armchairs and an antique sideboard. In a corner is a large desk with chairs.
To the back of the room is a large dining room with a big, wooden table surrounded by 12 chairs in the centre. The room has a lovely exposed, original terracotta brick wall and the traditional Tuscan villa ceiling of terracotta tiles. Along a wall is a huge, original fireplace.
From here there is access to the kitchen which is semi professional and furnished in stainless steel units. It is fully equipped with a large cooker with gas hobs, an oven and a large fridge with separate freezer sections. In the centre of the room is an antique table topped with marble. A further fridge with separate freezer is available for large groups in the second dining room.
Off the dining room is a second, larger dining room set up with various dining tables and chairs with an antique sideboard with mirror. It's a beautiful room with a raised floor to one side and plenty of light provided by the three windows. In the room is also a stone fireplace.
To the other side of the entrance hall is a bright lounge furnished with two triple sofas, an armchair and a couple of chairs. From the room there is access to the back garden. A terracotta arch separates it from another a lounge furnished in a warm red which off sets the beautiful, original vaulted terracotta ceiling and partly exposed terracotta and stone walls. There is a triple sofa and two armchairs, with a television in a corner. The floor is completed by two guest toilets.
On the first floor there are five bedrooms. Immediately to the right at the top of the stairs is a long narrow bathroom with shower. In front of this is a spacious, double bedroom  with an antique, decorative stove and a window and doors opening to a large roof terrace. Other furnishings include a large wardrobe, writing desk with chair and a double sofa. One of the windows overlooks a sunny terrace, the other the garden.
Continuing down the hall is another bathroom with shower and tub, and a twin bedroom which has access to the sunny terrace. The twin room has pretty beds with cushioned headboards in pale blue and white. There is also a writing desk with mirror and chair, and a double door wardrobe. The room cannot be set up as a double.
To the other side of the corridor is another double bedroom with a lovely bed with a wood headboard and footboard. This room can become a twin if requested in advance. In the room is a single door wardrobe, chest of drawers with mirror and a triple sofa. One step up is the ensuite bathroom with shower.
At the end of the corridor to the right is a bright double room with en-suite bathroom with shower. The room is decorated in yellow, with an iron headboard and a basin in the room. There is also an armchair, and wardrobe in the room. Across the hall is a smaller double bedroom with en-suite bathroom with shower. It has a basin in a corner and writing desk with chair below the window. To one side is a double wardrobe. From the window is a lovely view of the countryside.
On the second floor are another 5 bedrooms. The first of the rooms is a double bedroom which has a day bed in it which can be used should a twin room be required. It is not possible to have three people in the room. There is a writing desk with two chairs below the two windows, and a large double door wardrobe and chest of drawers with mirror. One of the walls shows the original terracotta bricks and provides plenty of character together with the terracotta floor and ceiling of wooden beams and terracotta. En-suite is a bathroom with shower.
Next to this is a double bedroom with two corner windows. The spacious room has a pretty bed with cushioned headboard, an armchair a, chest of drawers and antique wardrobe with mirror. Neighbouring this is a room set up as a double with beds with hand painted headboards. This room can be made up as a twin if requested in advance. This room has a wardrobe and an en-suite bathroom with shower.
Continuing down the corridor to the left of the stairs is a romantic double bedroom, decorated with a red headboard. In the room is a single day bed which can be used should a twin room be required. It is not possible to have three people in the room. In a corner, below the two windows is a writing desk with two chairs, while there is a wardrobe to one side. En-suite is a bathroom with shower. The final bedroom is across the hall. It has an iron double bed and large wardrobe with mirror. There is an en-suite bathroom one step up.

There is limited views from the garden and house. At the pool there are some views.
Both, the dining table inside and outside, can be extended to accommodate 20 people.
On request the owners can provide fresh bread daily
Maximum 2 dogs are allowed per booking, there is fencing around the estate of 80ha but not immediately around the villa
Linen is not provided for cots
There are other buildings on the grounds of the estate. In one of these is a private wine cellar and the others are used for other wine estate functions.
Some wine farm noises may be heard, at times in the early morning as the tractors etc are kept in an annex on the estate.

There are mosquito screens installed on all the first and second floor windows.

Pool Info

There are two pools on the property, they are a short walk away from the villa. One is a large pool, all the same depth with iron steps to enter while next to it is a small baby pool, both are surrounded by a lovely, large terracotta sun deck. All around the pools is a flat grassy lawn which is dotted with sun beds and umbrellas to relax and soak up the warm Tuscan sun rays.
Trees and shrubs surround the pool area. Through them to one side there are views of the forest covered hills, while one of the estate vineyards borders the area to another.
Both pools are chlorine cleansed. The main pool is 19x8 metres and 1.4 metres deep. While the baby pool is 6x6 metres and 0.5 metres deep. They are open from May to October, weather permitting. There is no fence around the pool area.

Stay: June 2016
The villa itself is stunning in every way. Pictures don't even come close to showing the beauty of this place. They cannot capture the smell of the air, the sounds of the doves cooing in the trees, the colors of the flowers in every corner and the vast, rolling landscape that surrounds you. And the owners, Simonetta and Aldo, I simply cannot express how kind they are. And if you don't have her cook for you at least one time, well you have missed out on a magnificent meal! Her lovely daughter-in-law, Elena is a pure treasure and a great interpreter if you don't speak Italian! And the house...immaculate, comfortable, it will feel like home. Not decked out in Ikea junk. Beautifully furnished. We were there for a full month and all cried when we left.
Local attractions The nearby village of Palaia is just beautiful! Lots of shops and restaurants and beautiful sites. Great gelato (no surprise there) and nice and close to the villa. A great way to spend a few hours without having to go too far from the beautiful villa! Very convenient to so much...food shopping, Florence, Pica, Trains, you name it.

Nearest town

The nearest village is Palaia, which is about 5km away from the property. In the village there are a couple of restaurants and bars/cafés. There is also a small grocery shop, ATM, tobacconist and pharmacy. Montopoli is 10km away, it's a large town with all amenities including a large supermarket.
